DO NOT LIVE HERE!! I do not say this lightly. My roommates and I are not picky, we simply needed somewhere affordable to live, but this place is made of nightmares.
When we first moved in on June 5th, our air conditioner was not working. The heat was sweltering and our cat got sick and was heaving because she was so hot. We were without air conditioning for three months. We called almost everyday and tried to figure out what was going on. People kept coming to fix it but it stayed broken. They told us they had to order a part and then when they installed it, it still didn't work. Then we had to wait on a whole new unit which took awhile because of "storms near the factory" where they ordered it from. We got different information from everyone we called. We found out later from a maintenance technician, who I will not name, that they had received the unit, and whoever installed it had BROKEN IT during installation, so then we had to wait for a new one AGAIN. They lied to us about this over the phone and told us now they needed a new mystery part, and could not name what that part was.
They tried to give us portable coolers, which were also installed DANGEROUSLY and IMPROPERLY. They did not cool the apartment in the slightest, and they had vents on the back which were supposed to be attached to a window, but our windows don't open. The vents blow out hot air, and while they attached one to a bathroom vent, the other was PRESSED AGAINST A CARDBOARD BOX, BLOWING VERY HOT AIR ONTO IT, posing a fire hazard and making out apartment HOTTER with the hot air. The one that was attached to a bathroom vent kept falling down, as the pipe they added was just taped up and could not stay. We eventually just asked that they take the coolers out. They then were able to provide us with two weak box fans for all three of us, and we took turns using them. They gave us a little bit of money off rent for the months that we suffered while they lied to us in the heat. Our air conditioner works now, but there are so many other issues.
When we first moved in, our REFRIGERATOR was also broken, which they replaced within about a week.
Our kitchen sink has been leaking on and off since we moved in and theres just a permanent bucket underneath because despite contacting them two separate times about it, it was never fixed.
There was also animal feces, looked like it was from a cat, and all of the surfaces were FILTHY when we first moved in. To this day, some of that feces is SEALED INTO THE FLOOR. Everything was covered in a yellowish dust and the last tenants belongings were still in the cabinet above the stove, PROVING that this apartment was never cleaned.They said they would send cleaners but never did. This apartment has always been DISGUSTING since the day we moved in and we try our best but we are always incapsulated in an uncomfortable environment created by negligence.
My roommate does not have a smoke detector in her room, and there are wires sticking out of the walls where her smoke detector should be. It has been this way ever since we moved in, even when Pondok created a fire hazard with the portable coolers. My bedroom door still does not have a lock on it despite talking to maintenance about it. We have complained about all of these things and they were never fixed.
Also, our packages keep getting STOLEN!!! We have talked to other residents about this same situation happening to them. There is no real mailroom, and I had a check lost for months because for some reason there were piles of mail stuck in the OUTGOING box. I had to pry my fingers into the box to get my check.
There could be more that i'm leaving out, its just so much to type.
Please, never live here, I would never wish this upon my worst enemy. I am so excited to leave.

Is it possible to give less than a one star review? The management for this company is absolutely ridiculous. They didn’t return my security deposit. They didn’t contact me after I moved out and three months later I have $3000 that I apparently owe them. They lost my move-in checklist. You can’t open the windows in some of the apartments. Roaches And a list of other insanely unbelievablle Poorly managed company, They enter your apartment without notice The person they sent and would talk to themselves as they worked, I lived there for three years And they canceled my lease for no reason, there front door never locked in years of me living there, people stole like prob 5 out of the 6 packages I ever got sent there, they refused to give the cops evidence for the cameras to be spiteful , DO NOT RENT FROM PONDOK WARNING TO ALL

Overall, just a stressful experience. If you’re a VCU college student, please do not rent here!! Their financial system is so flawed and sneaky, they will tag you for anything and everything unexpectedly. Along with that, the apartment came damaged and dirty when we moved in, and we never got our security deposit back, despite leaving it in the same condition it was when we moved in. Even if you are scrambling to find a place to live like me and my roommates were, pls don’t live here!

Predatory lease agreements designed to trap you
Edit: they also have people coming into your apartment weekly checking filters and plumbing and other strange non-issues. I’ve rented from many place but this one takes the cake for them not giving you privacy. It’s not normal for maintenance people to enter your place weekly at all. Furthermore the lease agreements are specifically designed to entrap college students instead of working with them. Avoid this place at all costs!!

Don't risk it! I can't recommend the Pondok Management, Barong Real Estate, Southern Stove Lofts, and Cookie Factory Lofts conglomerate. Living here is unsustainable. You think it'll get better, but then something always happens.

Summary of issues: electric, HVAC, moldy dishwasher, kitchen ants, and a washer/dryer that's repeatedly out of order. A molded leaking kitchen window/wall/ceiling because they ignored my request for water damage repairs for over 1 year. Repeated late rent notices despite the office seeing my routine check postmarked 3-4 weeks prior. Without a lease-break option, this growing frustration resulted in mailing myself a rent check (which came within 1 week of issuance, over Christmas!) and simply paying out the rest of my lease so they can't keep charging me late fees. I want to believe that Pondok/Barong will get better over time, but my trust is simply broken.

Just moved in! Abby from the leasing office is knowledgeable, friendly, and went above and beyond to help me get moved in after hours. Chris and Troy from maintenance have been so responsive and helpful regarding some HVAC and appliance repair. There have been a few big issues since I moved in, but they are almost all resolved.

if there was a word past pathetic, they would have earned it. signing a lease with them would be a massive mistake. roaches, broken keypads, unlocked front door, leaks, you name it. this place REEKS

They price gouge current tenants during lease renewal for $300+ added. If you give notice to vacate and decide not to renew they will list the unit way below your renewal offer and add 100$ to the new market listed. I do not recommend this community or working with their leasing management.

I was not offered the market rate that the apartment was listed for on the market. You all have occupied tours and I spoke with the tenant that took over the new lease. I was offered a rate $200 higher than what it was put on the market as. You all keep telling yourself that. I do not recommend this property or management

Was initially impressed with the video tour I received, and sent in an application. My first mistake was not looking at the reviews initially, but I still decided to take a chance. I heard back that my application was approved, but that I would need a cosigner. When I called for clarification, I was then told that I could provide proof of employment (I'm moving from out of town) and then I wouldn't need a cosigner. I provided proof of employment- and called ahead to confirm that the proof I supplied would be sufficient- only to be told that it wasn't. And that I would still need a cosigner. When I called for clarification, I was told that it was decided by management. When I asked why I would need a cosigner, I was told that he "wasn't allowed to say" because of "policy" but that he could say it was partially due to "income and credit scores." I have good credit- I checked it this morning. I have sufficient income to pay rent and bills every month- I have been living on my own already for three years, and have had no need for a cosigner at my current place. And I was told today that the apartment I applied for is no longer available- so all this trouble for nothing. Due to this management company's inability to provide accurate information the first time, their refusal to tell me information about my own application, and the fact that this entire endeavor wasted not just my time but the time of my higher-ups at work, I will not be continuing my application, nor applying to any of their other properties. The only reason the rating's not lower is because I do appreciate how prompt they were in their responses. Other than that, I advise future applicants to be wary.
