While I understand this is a rental company, with their clients and the tenants they serve, Joann is very unprofessional. She is reactive to any feedback, quick to be defensive and angry to any requests, and outright hostile when confronted with any questions or wrong doing. This company does NOT make sure their rentals are move in ready. By this I mean they do not have them cleaned or sanitized, or repainted between residents. Their response time to issues in the home are decent but often met with animosity or apathy. I would NOT recommend using them for renting your homes or to rent from. I have lived in many rental units and homes in my life, as have my parents who were the renters of this home, and not once have we ever had to ask for it to be cleaned or repainted before moving in. Both of which I had to do on my own with my frail ailing parents before they could move in. There was mouse droppings in every room, as well as the bathroom, and a consistent mouse problem that they refuse to solve. No action taken by landlord or portfolio management to remedy the problem. The front railing is a hazard as it is not nailed down properly and the overhang has a hole in it so big that when there are windstorms it sounds as if it is being ripped off of the house or aloud pop gunshot sound, which is concerning. They were informed of these things before move in and during and no attempts were made to remedy the problems. Timeliness does not seem to be their forte and are often late. Take pictures before and after you move in! Don’t trust them!

I am surprised at reading some of the reviews. Portfolio Real Estate manage my property. They have been professional in their dealings and extremely responsive to my many questions as I live out of state. When the current tenant moved in they assisted me in getting the interior repainted and thoroughly cleaned, in preparation. They were very honest that it had to be cleaned up so I find it difficult to believe some of these reviews about messy properties being leased out.

The staff at Portfolio Real Estate is Excellent! They have managed our properties for years. They do a wonderful job with maintenance and tenants are very pleased.

There is no one better in the county if you are a tenant. If there is something amiss at a move-in inspection (and there is always a move-in inspection), it gets remedied.

I would disregard reviews from disgruntled tenants. Some tenants lose legal disputes after disregarding the terms of their lease, and take advantage of the Google review site vindivlctively.

Update: Portfolio knows good and well they"used to" manage if they want to call what they did that nine of my properties. Amazing how your only negative reviews you try to claim are false. Lying does not bring you more clientele.

I am a homeowner and used portfolio to manage my properties in and around Moses Lake area. JoAnne from portfolio is my reason for pulling my properties from portfolio and using a different property manager in area. My properties were not kept up as stated in our agreements and contracts. New tenants arrived to find filthy house not cleaned up after previous tenants. If you are a Property owner such as myself I would look into a different property manager.

I am deeply disappointed by the unprofessional behavior and unethical practices displayed by Portfolio Real Estate, specifically their Owner, JoAnn Selmann. During our stay at a property on Arlington Drive from 2014 to 2019, my Grandmother, sister, and I experienced firsthand the mistreatment and disrespect from the company.

After Portfolio Real Estate took over management in 2018, disagreements escalated within our family. Unfortunately, our experience with Portfolio Real Estate quickly turned sour due to a series of disagreements that escalated to intense levels within our family. I must acknowledge that my Grandmother was particularly distressed throughout this entire process, largely due to the disrespectful treatment she received from JoAnn Selmann. It is essential to note that these disputes arose while we were discussing the renewal of our lease with Portfolio Real Estate. Despite discussions about renewing our lease, the company abruptly chose not to renew it, leaving us in a difficult situation. Following the expiration of our lease, despite my Grandmother's diligent efforts to clean the apartment, Portfolio Real Estate unjustly withheld our entire deposit, which we had initially provided to the original owners upon moving in. Remarkably, they only sent us an uncashed check for a measly remaining balance of $25.

Adding insult to injury, when my Grandmother visited the Portfolio Real Estate office, she unfortunately suffered a fall due to the type of door installed on the property. This incident resulted in physical injuries for her. In December of 2021, she filed a civil suit against Portfolio Real Estate.

This case was never about monetary compensation; it was about standing up against the mistreatment my Grandmother endured and holding Portfolio Real Estate accountable for their actions before and after her fall. Regrettably, it appears that Portfolio Real Estate has a history of mistreating their tenants and investors, as evidenced by numerous negative reviews. Furthermore, it is deeply concerning that the company took action to evict tenants during the COVID-19 pandemic, blatantly disregarding Governor Inslee's moratorium and the CDC's guidelines. Not only have they demonstrated a lack of professionalism, but Portfolio Real Estate has also resorted to threatening legal action against individuals who provide negative feedback about their property management practices. We experienced this firsthand when we attempted to contact them to address our concerns. Such behavior is utterly unacceptable and unethical.

Despite their threats, I refuse to be silenced or intimidated. I firmly believe in the importance of sharing honest experiences and holding companies accountable. I am fully prepared to defend myself and stand behind the truth of our account.

It is my hope that Portfolio Real Estate will reflect on their actions, address the concerns raised by numerous individuals, and strive for improvement. Open dialogue and constructive resolution should be pursued instead of attempting to suppress those who speak out.

I encourage others to come forward and share their stories to hold Portfolio Real Estate accountable for their unethical practices. Together, we can shed light on their mistreatment of tenants and advocate for fair treatment within the real estate industry.

In conclusion, I strongly caution potential tenants and property investors to approach Portfolio Real Estate with caution. Their unprofessional conduct, mistreatment of tenants, and unethical practices have left a lasting negative impression. It is my sincere hope that necessary actions will be taken to rectify their behavior and ensure accountability.

Please use your own judgment and make informed decisions accordingly.

Accidentally parked in a pay to park zone for a few seconds, realized it was a pay to park and i moved to a different parking spot not in their lot. It was not even a minute that went by when I accidentally pulled in their driveway and they had already taken a Picture of my license plate and sent me a ticket for trespassing. I talked to the lady and she was rude and i explained what happened and she didn't care. They are not professional so i will be sure that the public knows about that parking situation they have because the way they treated me was not going to be a way to get a good reputation as a business. They Just care about taking peoples money in any way or form. It was literally a not even a minute so i didn't even have the chance to pay to park. She didn't even tell me where to pay. She just said i would get an invoice in the mail.

Truly awful people. Had to take them to court to get our deposits back. On move-in, house had rotting bubble gum jammed in the windows, dirt everywhere, stained and soiled carpet, missing doorknobs, burnt out light bulbs, etc.

Addendum 1: Note that Portfolio's responses to the negative reviews and their one positive review all went up within an hour.

They lost the court case. Please see attached photos of rotting bubble gum, poor wall conditions, and the non-functioning smoke detectors that were in the house on move-in.

Go up
