I was supposed to do a self-guided tour, and she made the process so much easier by providing a detailed, color-coded map showing both the model apartment and the available unit. She also took the time to explain and write down all the pricing details, including what the rent covers, which was super helpful.

When I had trouble figuring out how to get to the unit (this is a large complex, and my sense of direction isn’t the best), Krista didn’t hesitate to walk over with me—heels and all! Avoid This Apartment Complex

Living here has been an absolute nightmare. The amount of noise is unbearable, making it nearly impossible to get a good night’s sleep. People play loud music every single night, and despite filing multiple complaints with management, nothing has been done to address the issue. It’s clear they just don’t care.

On top of that, there’s no secure place for packages to be delivered, which is extremely inconvenient and frustrating. Homeless individuals often sleep under the staircases at night, and management does nothing about it, leaving residents feeling unsafe.

Maintenance is just as unresponsive. If one of your appliances breaks, don’t expect it to get fixed anytime soon—if at all. To make matters worse, the mailboxes are constantly being broken into, so good luck receiving your mail safely.

The increase in police activity in the area has only added to the unease. It’s hard to feel comfortable or safe when this is happening so frequently. I absolutely cannot wait for my leasing agreement to be over so I can move out of here.

Save yourself the headache and look elsewhere. This place is not worth the money or stress.

Toured with Michael for a couple places on Saturday with my boyfriend. He was very thorough on the different floor plans and complexes. He is very knowledgeable on parking as well as location aside from the maps they have on the office. I highly recommend coming here and working with him. He is quick and to the point but also gets what is needed to make it feel personal without taking too much time in office. He even answers any questions after whether he has people with him or not. Very polite!! 10/10 recommend porafino and promenade.

I wish I could give 0 star to this property.
Just avoid "Equity company" aka "promenade at town center" and their all properties in Santa Clarita.
My 1 year lease contract here was a nightmare.
after several complains about any issue, management gives 0 crap about you and your experience here, they care only for rent to be paid on time.
1. Their buildings are very cheap build, we lived on first floor and we could hear every step of our upstairs neighbors. We lived in a building that was facing Magic mountain pkwy, and we could hear every car passing by at any time, especially at night it was awful to sleep after long day. So you get 0 rest at "home" their windows are so cheap and had no quality nor noise cancellation that you could hear even people walking near your windows which was giving you feeling like you living outside in the tent. We've been facing flooding issue at balcony, every time it rains we had our balcony all in water, which they never fixed after several complains. And after each rain it would take us a few hours to clean from water and few days for it to dry.
Also when we just moved in they didn't attach dryer's vent at all which cause the laundry room to abnormal heat and dust all over the place, which is really dangerous.After complain they just came put the vent and left, no cleaning , no sorry, nothing, like it supposed to be like that.
2. Management have 0 clue about property, we have been told that we can park anywhere on the property besides the covered parking because it is assigned parking. I parked near my building and guess what? My car was towed away , no warning, no notice, nothing, I came outside 4 hours later and my car was gone. $435 for that , and the only answer from them was "oh that's odd" they didn't care and never look into the issue.
3. Trash always overloaded and smells especially in the summer time it is disgusting to take out your trash there is no space to even open the door and approach trash cans so you throw your trash bag.
4. AC is the huge problem, it doesn't heat well during winter and doesn't cool off during summer, again after several complains they did nothing, they would just come take a look at vent and leave, like it changes something...
Overall terrible quality of the buildings they charge you amount of a luxury apartment complex, but the only luxury thing here is to leave as soon as you can.
The other side of complex which is facing to filed smells bad and there is like a symphony of frogs. Snakes and coyotes are promenades guests.
Also many rats have been seen here, ants and roaches problem as well. we had ants in the apartment as well as roaches in the bathroom.
Sprinklers on the property are very messy, you can't walk on sidewalks because water all over the place.
And most important is their "courtesy patrol" which doesn't exist, they would park "patrol" car at the property so you would think that it's real, but it's not. I've never seen any security nor real patrol on the property. Just to avoid stress and save some money and time also your mental health go rent somewhere else, I wish I knew all this before renting here.
