Prominent Escrow dropped the ball! We signed escrow papers 5 days before we were supposed to close escrow, they didn't send them to the lender until the day we were supposed to close. The lender is in a different time zone and wired the money the next morning. They didn't send the deed to be recorded for another day. I have left several messages and they have never returned my call. When buying and selling, you don't want slow non responsive people! Terrible all around!

DO NOT use Prominent for your escrow services. Extremely poor communication, errors and delays on their part have put us back several weeks.

Our issues started when our bank couldn’t reach Prominent for wire information. I have email chain that shows the bank reaching out to Prominent multiple times over several days, they even called, with no response. After my agent and I followed up multiple times, Prominent responded that they hadn’t received the documents, which our bank hadn’t been able to complete and send because they couldn’t get ahold of them. Not helpful.

Once our bank finally received what they needed they sent the documents, but the next day when we were supposed to close, Prominent said they still hadn’t received the documents. Email chains indicate otherwise. Our bank sent them AGAIN, and we finally signed paperwork late with a mobile notary. However, at this point, we didn’t receive closing wire information until our bank had already closed and were unable to initiate a same day wire transfer. Additionally, the signed documents still needed to be sent back.

Three days later, Prominent finally confirmed they received the documents, but then we received a conflicting email from another person who said they hadn’t received them. After some clarifying emails from our agent, we discovered Prominent gave the mobile notary the WRONG PLACE to return the documents, and they went to Texas instead of California. The documents were then sent to the correct location, all the while we are waiting day by day to close. Here we are, a week later, almost noon on our last day of vacation for this transition, still waiting to see if we can close.

We’re managing a transition with two houses, had movers and contractors all scheduled, and we had vacation booked with our kids out of school for spring break. We really needed this to happen in a timely manner. Now we’ve had to reschedule services multiple times, we’ve lost our vacation time because we couldn’t adjust, and we’ll be finishing our move while the kids are back in school and we’re back at work. This has actually put us back several weeks.

I understand this process takes time. It’s not the time. It’s the complete lack of communication, errors and unprofessionalism that didn’t allow us to properly plan things. This wasn’t even a rushed sale. We pushed out the close date because we were waiting on the seller to make repairs to the house.

We were pulling our hair out just to get Prominent to RESPOND. This is unacceptable. We tried contacting others at Prominent to escalate, and I even talked to the branch manager last week, who said she was going to call me back and didn’t. She’s copied on all the email chains, but this hasn’t improved response from them. Prominent has zero sense of urgency and a blatant disregard for any close timelines you might be working with. Both our bank and our realtor said they have never experienced such a poor job done by escrow. Do yourself a favor and choose a more reliable company to support you.

I've worked with this amazing escrow company several times now and they are hands down the best of the best!! Quick to return phone calls, quick to return emails, they work great with all buyers and sellers. All of my clients love them (which makes me look great) and when I buy or sell my own properties, I'll be using Prominent Escrow. Special Thank you to Lance, Lisa and Jessica!! You guys Rock!!

Absolutely horrible. On the 4th business day after signing all of the paperwork, we received notice that they somehow forgot the document to authorize the pay off our HELOC. We were required to print, sign, scan and return 2 documents so that we could actually close. We turned the document around shortly after 1p. You'd think that the file would be a priority, but it didn't process until after the close of business. We're refinancing and taking cash out. Waiting more than a week after the signing to get our check. I'd never work with any firm that works with them again.

We bought a house through Hubzu. They choose this company. I still haven’t received the deed for my property as well as a printed copy of my title insurance. We closed 4/10/20 official may have been 4/15/20 I was told the court house should get the deed. When I called the court house I was told it doesn’t work that way in this state. Today is 5/28/20. I was told on 5/12/20 “It will be mailed to you”

The team at Prominent know how escrow works. Very supportive to realtors, lenders, and clients. Very knowledgeable. Lisa Sanders and Jessica are an amazing team. Lance Indes is an amazing rep and makes sure that all timely goals are met. He's even dropped off closing documents to avoid delays.

This is a great escrow company.

Horrible experience, This company has zero customer service. They pile on ridiculous fees and completely take advantage of any buyer purchasing an REO property from the banks that they are set up to serve. The only thing they care about is collecting excessive fees. They do not care about meeting closing dates or the families that are purchasing the homes. We requested the Title and Escrow fees on a transaction 3 different times by email and it took them 8 days to finally send them over. After reviewing the fees we are seeing more than $1000 in in junk fees. ( $350 Loan Tie In Fee, $350 REO Transaction Management Fee ( you can't even "manage" to reply to emails), $100 for an overnight fee that actually costs all of $22), not to mention $750 in fees for a 2nd mortgage... a total of $400 in notary fees between the 1st and 2nd mortgage ... This company is a complete scam for consumers. If you have a transaction here you should plan on $1000 in junk fees as well as multiple extensions on your mortgage rate lock due to their complete lack of service. The only people you see posting positive reviews are the agents that list the REO's .
