Promise had been managing the property I acquired for the past 4 years, so I decided to sign up with them. During the time they managed my property (9 months) they: 1. Changed me for a repair that was done nearly a year before I owned the property. 2. Procrastinated for months after being instructed to alter the terms of the tenants lease. 3. And, have a long history (before I owned the property) of failing to respond to work that needed to be done. (mold issues, electrical problem, etc.).

I know they don't own all the units where I live but this is how they and whomever else owns units here let's their properties get. It's the wild west at this property. I suppose the places that are more affluent have better upkeep
Wondered why the rent was low, then found out why when the ant colonies arrived (I think every apartment has them here)
Read your lease thoroughly. I saw pest control was my responsibility and should have known something was up.
Paid rent and the toilet wasn't installed, the place wasn't completely cleaned out to better hide the pest problem.
Was told to expect rent increases yearly even though the place I rent has made no improvements other than what I have asked for to make the place liveable.
It's better than being homeless though

Joy Kane was a horrible manager and person when I lived there. She kept our full deposit!!! We left the apartment better than how we received it. Joy was always so rude and disrespectfully, not sure why they still have her there.
The maintenance guy on the the other hand was always super nice and fixed everything that needed to be fixed. I lived here for almost 2 years.

I had a great experience with this company, specifically Joy Kane.
I moved into a home in Old Town San Diego and quickly learned from the neighbors that the home behind us was bad news. They have the cops called weekly, drugs, and more details I won’t waste time listing. I notified the property management team that I felt uncomfortable bringing my children to this location and the were very understanding and gave me my deposit and first months rent back.
I only had a short experience with this staff, but they were prompt, professional, and just people that want other people to have a good living experience.
I left some other things that the staff helped me with out to keep this short. You will be in good hands with this company.

Unfortunately I had a lease transferred to this company about a year ago. I sent a nice email asking for an explanation about some charges and got a pretty nasty reply back. I didn’t mind paying the move out fees but they charged US for not having a carbon monoxide detector in unit. Totally taking advantage of young tenants because 1. We didn’t know what a carbon monoxide detecter looks like and assumed the smoke detector was one. 2. Did they except us to install it ourselves? I also had to fight tooth and nail to get my pet deposit back. I eventually got it thank god!
You can tell by the way they respond to reviews that they take no accountability. Every response is extremely passive aggressive. Please be careful if you sign a lease with them.

I want to thank Jason for a wonderful- first time experience- in utilizing a property management company. He answered all my questions, replied back in a timely manner and was very professional and easy to work with. Horrible, horrible, horrible. Joy and John are rude, unhelpful, and do not take care of the properties they manage. The reviews on google that say "5 stars" are obviously done by people they are friends with. Upon move in, we completed a very thorough move-in inspection in order to account for all damages. As we were conducting our inspection, a mounted blind set fell off of the wall and the single-car garage door fell on us due to faulty springs. The garage door was dry-rotted and the garage was infested with mold. They sent a tech out - who replaced the spring on the door but said we would have to just deal with the mold and the dry-rotting garage per the property management company. Upon paying for a pest control inspection, I was notified that the house had SEVERE (at least 5 years) termite damage. I had to send numerous service requests and emails to even get an official termite inspection (the last inspection was done in 2012 and we lived here in 2019). After a month and a half of fighting about this, they finally sent someone out for an inspection and said that the house required tenting. We updated the property management of every issue in order to avoid penalty upon move out. Nothing was EVER done. They did not care about this persons property at all! It was quite literally falling apart - out dated, unkempt, and horrible. Mind you - we kept every single inch of this house clean and within HOA standards. We lived next door to the HOA president who informed us that every single tenant that has lived in the house moved out before the lease ended because of how horrible the property management was. The neighbors also informed me of a death that occurred within the house - which was never disclosed to us! Promise Property Management also used to operate under the name Winchester Property Management but changed their name due to bad reviews. We ended up leaving the property before our lease was up (we found new tenants and paid the lease buy out). We were refused a final walk-through, though we specifically requested one - Joy told us she did not have time and that she was going to go off of the move-in checklist of the new tenants. She then LIED and said that she offered us a final inspection (I attached an email to show that SHE SAID she would not have time). We were charged $2,000 in damages for a house we lived in for less than seven months. They said we killed the grass - even though in the listings pictures the grass was already dead. Nonetheless, the sprinkler system was BROKEN and we put in multiple service requests to fix it. We ran them when we could to try to avoid killing the grass, but since they were broken they flooded the yard which killed the grass anyways. They also charged us for a twin sized mattress and a door that was left in the garage - which was not ours, even though we told them that repeatedly that those items were in the house when we moved in. We were also charged for "cat urine odor and fur everywhere" - yet we had the carpets professionally cleaned by Stanley Steamer and I am very OCD and cannot stand the smell of cat urine. The new tenants (of whom I spoke with regularly before moving out) have TWO dogs, which might account for the pet hair. Since Joy refused me the final walk-through, we were ROBBED of money that we should not have had to pay. They do not keep track of the items that are in their houses nor are they organized with their paperwork. They tried to charge us for not notifying them of our cat - even though it was specifically in our lease that we had a cat. These people are lazy, disgusting, and do not care about anything except their cut. They will not take care of your home or your tenants.
