I lived in PortRVA in 2021. I’ve lived in many Richmond rentals over the years and property results was by far the best management company I’ve worked with. They are responsive, understanding, and accommodating. I highly recommend them and would be happy to live in another one of there properties in the future.

I lived in an apartment at the Main2323 complex for many years in Richmond, VA, and couldn’t have had a better experience. Maintenance requests were extremely simple to submit, and issues always resolved within a 24 hour period. The security deposit return was also very fairly and well handled, which I can’t say about any other property management company I’ve worked with. The employees and maintenance workers were always extremely helpful, kind, and happy to lend a hand. This was by far the best property experience I’ve ever had, and I cannot recommend their services or the Main2323 units enough. Thanks for everything these past few years!

I'm in their new building at Main2525, just opened August 1. My studio is fantastic, especially the balcony, and I love the location near Libby Hill and the river trail. Initially there were issues with management prompting me to leave a negative review. This caught their attention and there have since been some improvements, e.g. we have received 3 email updates about the status of various amenities that were incomplete when we moved in (previously there had been zero communication with tenants). We now have recycling, mail service, a gym, and a club room, and efforts have been made to secure the garage and contact USPS about mail forwarding (still impossible after 2 months). As anyone living in this area may have noticed, there is a deafening CO2 alarm that goes off in the garage several times a day - they have assured us it's "no big deal", which hardly seems like a solution. Dwayne, the head of maintenance, has always been prompt and polite in responding to our maintenance issues (initially there were quite a lot) and he always provides helpful updates, if I happen to catch him in the hall. I think there is still room for improvement, but overall, I am happy with this property.

Property Results has been my best renting experience ever. I love that they own the properties that they manage. I was at Port RVA for two years and loved it. If I ever had a maintenance issue , it was addressed immediately by just submitting a request online. The lady who keeps the place clean does a wonderful job and is always so friendly.Everyone that works in the office is so welcoming and understanding as well. I also love that they are pet-friendly. Some of their properties allow “aggressive” breeds which is so difficult to find. I would definitely recommend checking out their properties. And if I ever move back to Richmond, I will be renting from them again.

I've lived in one of the Property Result buildings for almost 4 years now and I absolutely love it! Maintenance is friendly and works quickly. If I have questions they answer quickly and are always professional. The location is also really great-walking distance to the river. I can't imagine living anywhere else in the city!

My daughter and I rented an apartment for two years. The management was extremely nice and courteous especially Mark.
The lease ended recently because my daughter had to transfer to Old Dominion University for her graduate studies. The minor damages to the apartment were repaired free of charge by the company.
I recommend them to anyone.

Review of Property Results:
This is by far the best rental company that I have ever had a tenancy with. They have a great mix of buildings that have varying amenities to suit your style. I lived at Paper Company for six years and loved my time there.

Pros:
1. Solid building, so you'll never hear your neighbors

2. Great utilities included in rent . Note that your water/trash/sewer/internet will included in your rent price and you will NOT receive another bill every month to pay for those services. Electricity cost me an average of $120/month, and $170 in extreme weather months.

3. Paper Company includes some basic rooftop space (not covered), and a dog park. I personally did not want to live at a property that tried to sell me on a gym, lounge room, or pool, and your rent price fairly reflects the exclusion of those amenities.

3. Great Staff- Your maintenance team will know you and your dog by your first name and respond to requests the next day. And Dot, the cleaning lady, is the kindest human alive and keeps the place looking and smelling great.

4. Your rent is raised 3% every year (normal), and they did not raise my rent in 2020 during the pandemic given my income at the time was bartending. So kind!

Cons:
1. Petty Theft- There is not a mail room and there are random spurts of package left. My Christmas gifts were stolen in 2022.

2. Your only amenity is a dog park and tenants from other apartments like to freely use it as if it is theirs (don't be scared to kick them out.)

This review only has 4 stars because I am also accounting for the neighborhood and honestly I would give Manchester a fat 1 star.

Manchester in 2017 was a very different neighborhood than it is now, which is why I've decided to leave. The Canal Walk is about the only great asset about the neighborhood.

Cons:
1. Car theft and break-ins. Window glass is all over the place
2. its so dirty.
3. People just park their cars where ever it suits them
4. Skyline is diminishing. Read articles about upcoming builds along the Canal Wall
5. Traffic, construction, closed roads, is endless.

Highly recommend renting from Property Results! Maybe you can be more patient than me, but i moved to Manchester to be removed from the Shockoe chaos and it has definitely creeped this way. Hope this help, happy renting!

I cannot say enough good things about the Paper Company in Manchester. I've been a resident for three months now and I absolutely love it here! The noise is pretty non-existent, just an occasional bark here and there. The residents are super friendly, and the common areas are always clean and tidy. My apartment is absolutely amazing with beautiful exposed brick, concrete floors and old style warehouse windows. The leasing staff was fantastic and answered every question I had within minutes. I was also able to view my actual unit, which is such a plus with non-cookie cutter apartments. The icing on this cake is the maintenance staff! Not only are they incredibly responsive, but each and every time they have had to access my apartment for the littlest of items, they always leave a note and say "Have a great day". I would highly recommend the Paper Company for anyone wanting to rent in Manchester.
