I have been with property upsurge for close to 8yrs overall its been ok not a bad experience at all .But since they hired new maintenance manager Gabe!! Towards the end of 2024 My experience has been amazing when I say Gabe is on top of things!! He is 🔥 I'm happy he joined the team and I pray 🙏 he will stay cause it's usually a high turn over.

Roof leaking every winter. They apologize and then do nothing. Pieces of drywall falling down? OK, we'll call you back, nothing. Horrible the way they run their properties. They will increase the rent slowly every year but won't answer your calls or fix major issues. Find another place to rent.

The lack of communication is horrific. I applied for a unit over a week ago. I have called and left VM for Dakota because all it does is go straight to VM. I called Lorenzo bc he called me to confirm a viewing at another unit so I figured he could speed the process up. I viewed and applied for a different unit with Brooke D she said I will know by 2/20/24 or today 2/21 and still NO word even though it’s been over a week since the application. I have called and left emails for Brooke & Dakota with ZERO response. Super quick to do viewings (next day) but extremely slow to get back to people. Are you trying to collect more apps/money before you agree to a unit for someone?! I’ve applied multiple places and have not experienced this lack of integrity from ANY of the other places in town.

Absolutely disgusting, shady company. I urge you to avoid them at all costs as the health and safety code violations present in the properties they manage still makes my skin crawl. They do not respond to emails. They do not respond to voicemails. When, seemingly by divine intervention, they do manage to actually answer the phone, they have rudely hung up on us. The 1553 Riverside apartment building is currently experiencing a roach invasion that they refuse to acknowledge and address, despite the presence of photos and videos showing the infestation.

After six weeks with no response, we had no choice but to consult an attorney to help us seek refuge from these slum lords.

The roach infested property we had the misfortune of renting also has a dumpster that is routinely completely filled within a couple of days after trash day, and the excess rubbish would pile up around it creating yet another unaddressed health code violation by the weekend every week.

Amusingly, they have added a sign on the door of their Redding office building directing you to ring a doorbell for assistance, presumably because other tenants with similar complaints have not been as polite with them as we have.

If you are having issues with them like we did, document everything. Take photos, videos and save all emails. Your lawyer will thank you.

Please, avoid this company.

Cockroaches, mice, blackmold growing in windows, smell of dog crap throughout the apartments from nobody cleaning it up , horrible property management the manager is hardly there fights and drama daily typical slum lords over priced for sure find a better place to rent from....! These people will not give you your deposit back upon moving out so don't expect it .

Application exploiting slum lords. Put in an application including co-signers information in to the required fields and was then told the co-signer also has to fill out an application ($30 charger). Will then send you over to "resources" that don’t even work due to not being a foster kid. Companies like this tend to get as many applications as possible because applications make them more money than the commission/cut they get for being the property manager.

It’s been 2 weeks since my bathroom ceiling is open due to water leaks and they haven’t given me update about repair. They are too slow on addressing issues unless you file a lawsuit against them or terminate your lease that is when they take actions.

I advise anyone to never rent from here they act like they fix things an leave a giant hole under the sink they are roach invested place they if they come out they will blame you for the things that they broke they lie they steal ur money they say it's ur fault for things this place never is up to date When u call for maintenance to fix anything it takes half a year to a year 1 day are ac was broke we called them to come fix it but can't my kids n cats was over heated cuz they never fix anything we was able to see downstairs with a hole they made that we had to pay for they said we get out whole deposit but then when we go to pay whatever for the remaining balance to get the 1200 they only giving us less then 300 cuz they had to fix the stuff they broke so once again DO NOT RENT FROM RIVERSIDE DRIVE OR ANY WHERE ELSE THEY GO THROUGH trust an believe the management sucks roach invested place they don't pay for nothing I hope they get shut down they don't care very rude if I could give them less then 1 star like a negative star I would once again DONT RENT. I hope people read this an take my words For grAnted
