Regardless of how the owner/managers responded on these reviews, this place is ran by slum lords. I have had my rent posted incorrectly multiple times and my HVAC failed 2 months into moving in. This place is just an overpriced cash grab to them.

During the summer it became obvious after my AC failed. I started to notice half of the renters have the same issue due to all of the AC window units I could see around the complex.

I pay 1,450 a month in rent. I know they have the money to maintain these townhomes. They just want to leach as much money as they can and charge you for thier own bullshit.

I would not be surprised if all the 5 star reviews were made by the staff/owners or people affiliated with them

Lived here a little over a year. The place is too expensive for what you get. Old appliances in my unit, sloppy paint and caulk jobs, doors and windows aren't sealed well so we always had bugs, especially earwigs. The laundromat on the property isn't cheap, and you need a separate card entirely to use the machines. Can't use coins or anything. My sheets have been burned by the dryers despite using low heat, or wouldnt dry properly so I'd have to spend more on several cycles. You never knew lol.
Neighbors were always nice, things are hard enough nowadays, gotta rely on community when you have it.

Rent hike of nearly $300, utilities not included, rude staff, and totally not worth the price it is, especially in waynesboro. The floors creak, there is mold everywhere, kitchen is small and the millennial vinyl is awfully cheap. They will also scam you and don’t have a lease breakdown so it’s their word against yours. In old reviews they’ll say utilities used to be included but that’s not the case anymore they’ll lie and say they are but you’ll have to pay electric, gas and water. Do not move here you could live somewhere nicer.

We moved in October 2022, thinking our HVAC was fine until April brought rising temperatures and no cooling. Despite numerous calls and visits, fixes failed. It took until August-September for their HVAC person to come, but even after, no improvement. According to our lease, lack of AC is an emergency, yet repairs were delayed. Now, spring 2024, we're told to wait for it to get hotter before checking freon levels. Paying $1350 a month to rely on personal AC units wasn't part of the plan.

If I could give them 1 star I would. My little brother and his fiancé moved from college to this area they are college students looking to start over in a new career in an unfamiliar city. We are from Suffolk/Chesapeake. He was moving from 5 hours away. This is messed up and morally wrong. They took an application fee of $200 and an additional $100+ to hold a unit that was already rented and they knew it was rented already and still took his money. They then told them they would refund them everything an never sent it to them. They've reached out several times and was once told it would be mailed to them. My brother emailed them for a receipt and was never contacted back. He called them and the female manager was rude and disrespectful and he has still not received any check for the amount he paid. I've already told him to see if anything he experienced violates any federal Acts or Laws. I don't play when it comes to my little brothers we've been through too much and have overcome too much in this lifetime to be F'ed over by ANYBODY. Get right with him because if he doesn't report you I WILL WITH NO HESITATION!

We are still pretty new here, but so far we are very happy with what we got! Of course there are a few small errors and issues (all minor, but considering we had a week turnaround to get moved in and for them to get the place move in ready - it is expected). One irritation for us is the difficulty to get a hold of someone to talk to, but they are most definitely understaffed, so I give them credit. But once you do get a hold of someone, they are some of the kindest and helpful people you will find. For the price and the staff, this place is absolutely worth it.

rent steadily increasing with no real improvements and they will try to overcharge you for everything and break the terms of the lease. overpriced place to live not worth it. this is clearly a low income area and i feel like they think we’re stupid so they take advantage of that. 1400$ and 1600$ rent in waynesboro of all places is ridiculous

When I first moved here had no problems! My first Christmas here I had family in town I received a eviction notice stating I had to move or tell my family they could not visit for Christmas! Because apparently you have to get approved to have vistors! They are constantly in apartment without prior consent or notice! How I know? I set up a camera because I started notice somethings were missing! I’ve woken up numerous times to people in my apartment without prior notice! Why not move you ask? Because once my lease was up I tried to move did everything the right way notice the whole nine every time other places would call to get a rental reference theyd say I was always late on rent, had numerous visitors all the time etc! Which all was untrue I keep all my receipts for rent payments, and only visitors to come to my apartment was family and an occasional babysitter which apparently you can’t have either because they are not on your lease so it’s smiled upon to leave your kids home alone! If you are thinking of moving here do so on knowing that your privacy maybe invaded, you can’t have visitors unless prior permission is gotten from rental office, and they rarely like to come fix anything that goes wrong with the property!
