Management is awful! I tried mitigating my issues with them privately, but they refused to work with me so I’m taking to public comments.

First off, this place is unsanitary. There are cigarette butts on the floor everywhere, the community smells of cigarette and marijuana smoke, there is bird poop all over the ground. There are bugs everywhere: roaches, quadrillions of ants.
Their workers will create a noise nuisance at very early hours of the morning and disrupt your sleep 5 days a week starting at 7:00am.

I regret saying this is a comfortable place to live to a prospective tenant just a few days ago. I wouldn’t recommend this place to a prisoner!

I debated on making this review because well. I hate making negative reviews. There will be over a dozen available units by the beginning of the year. Nobody wants to live here. It's like a prison. I think prisons are cleaner to be honest. There's homeless people walking around. Three people that I know of almost got broken into. These homeless people check the door knobs to see if it's open. There's bugs everywhere. You can hear foot steps and things my children shouldn't be hearing from upstairs due to his thin the ceiling is. You're not allowed to have curtains, you're not allowed to have plants, they dictate how you should have the inside of your apartment that you're paying for. Rude workers. Scary place to live. Ac is not central so only your living room gets cold. Not to mention you pay for everything as if it's a house rather than an apartment. There's so much racism here as well. It's just been a horrible experience. I honestly can't wait until I move. I will NOT recommend this place to anyone.

Awful awful management. Kelvin who works there is a nice person but doesn't have much decision power. The rest of the office is a bunch of power drunk people who take advantage of its renters. My mom recently lived there and they promised her two parking spots then told her it's only one cause of her being the only adult on the lease. Then they tried to add my nephew onto the lease after living there for a few months and then said they would have to do a whole new application to do that. Then finally after leaving the place spotless they charged my mother a lot more and kept her deposit due to stains, marks and issues that were there at the inspection. Awful management and experience. Stay away

Avoid living here. The unit quality, cost of living, and respect shown to long term tenants is subpar if not terrible. Though it may reflect the times we are living in, the managerial team does very little to remedy or resolve the problems faced by tenants daily. Unit costs will only rise and upon vacating, you will be faced with exorbitantly high charges far costlier than even your initial deposit can cover.

Parking is unreasonably full and not guaranteed even with a placard that is required for tenants to have to not get towed away. The thin plastic placard itself will cost you $75 upon vacating due to sun damage that cannot be avoided as it must remain in your window and visible at all times. Water is shut off multiple times a month to address maintenance that is seemingly never resolved. Laundry is costly and seems to only rise in price as they adapt to unnecessary new systems.

Finally, in the multiple years I lived in the unit, there had been a police/SWAT raid of a unit and a fatal shooting both in proximity of my own unit. Needless to say, I rarely felt safe even within my own unit. Do whatever you can to avoid signing a lease here, I promise it will not be worth the risk and cost.

My daughter lives in Raintree. I’ve had to call on occasion to ask questions. I always get excellent customer service. Eli most recently has been awesome!

Had to write a review because I'm baffled by the negative reviews. I have not had bad experiences with anything. Nelly Claudia and Kelvin have all been very helpful. Maintenance has been great. Response to all my questions have been positive. Only thing is people not picking up after their pets, however it's not the responsibility of the management company. That's each person's responsibility. Anyhow, it's quiet. We always have parking. Haven't had any issues. Hope it's always like this.

DO NOT LIVE HERE!

Do yourself a favor and find another place to live. This is by far the most vial place to live from a management, laziness, and community stance.

All of the maintenance workers are lazy, have horrible attitudes (besides one) and take every easy way out possible to "resolve" complaints. Landscaping is overgrown all over the property and we had to literally put in a request to do the overgrown bushes near where we lived because it was closing the walking path to the parking lot.

Speaking of communication, they haven't figured out how. There are 3 different ways to have property management contact you and none of them are consistent or even used. The app was useless to download when they email you late, and call the wrong numbers when trying to reach you.

THERE WAS LITERALLY A MURDER HERE.

There is only one person that works for this Property Management Team worth anything (Kelvin) and the rest are incompetent and lost at what makes any community worth living in.

Being owned by a Corporation, you can expect rent to be raised to the absolute end of their legal limit to squeeze every penny out of you without remorse or consideration for the people that live there, EVERY CHANCE THEY GET.

Parking is a whole other story you can read on every other post on their ridiculously low rating.

I hope you read this and save yourself the time, money, and headaches this place will cause you.

Good luck to all the people who hopefully never live at this dangerously low quality property.

Would give zero stars if i could. Lived here for a year and was never given the option to have a car port. Parked outside on the street many times. Other residents added their laundry to ours when we would wash our clothes. Say good bye to your security deposit because they will take it all over scratches and small carpet stains.
