Pretty awful to deal with. Their requirements for rent payment leaves renters exposed to the risks that are out of their control (such as bank disbursement and mail carrier). Most landlords require rent to be postmarked by a certain date. If making payments through your banking service, you are liable to be charged a significant late charge even if your "deliver by" date is within the rent due window. There is no way for a renter to determine or control when the check arrives and there is nothing preventing the company from sitting on a rent payment and not depositing it so that they can charge a late fee. While that seems unscrupulous, I am not convinced that isn't their practice. A final option would be to pay online, for which they charge a fee. Even when presented evidence that payment was made through the bank on time, they refuse to waive the late charge, and only suggest that I drive the check to their office next time. Not exactly a customer centric approach. If this had happened a month ago I would have moved to a different property rather than renewing my lease. This terrible customer service is a great way to lose tenants.

Kim was not great, unprofessional and completely absent. However she at least wasn’t rude. I called once to try to reach Kim about a key/lock issue that had been ignored for a while and spoke with an assistant maybe or a front desk person, I believe her name was Brittany (don’t even remember). This woman screamed at me over the phone because I was calling to ask about something that wasn’t “their problem” according to her. She said they had too many properties to manage for her to worry about a key that we never got for the property. I had never been treated so bad by someone. The screaming really came out of nowhere too and I was shocked that anyone at any company would just scream during an interaction like this. The management company didn’t ever really do much which wasn’t that big of an issue as a renter but if I were an owner I wouldn’t trust this company with a ten foot pole. They let properties just fall apart and the maintenance done is very superficial, probably given to the lowest bidder.

Similar experience with Kim Robertson. Tenant for nearly two years, initial experience mediocre at best. Relationship turned very sour over repairs of water damage and treated poorly on the way out. Don't waste your time with this mediocre property management company. Poor communication, and no attention to detail. When you bring any issue to their attention you are the enemy and will receive nothing but a sarcastic response. They can't even get the property address correct on legal documents. Wouldn't wish them on my own tenants or property, I hope they charge a very small commission.

Ranch and Sea is so much more than a property management company. I can not explain in words how wonderful Kim and a few others on the real estate side have been to me and my family! I am so grateful to have been so blessed with wonderful, kind, patient,wonderful, genuine people all in one office! I have NEVER had any problems or any concern not ever, about being to get something maintained or waiting for communication through an email! These people have angels to me! Kim was my property manager and she deserves 200000 stars! She is amazing to say the very least! I really appreciate all of her Patience and kindness and her communication, she is always on top of her job she always goes beyond her duties! ( I believe)..

Not the best management company. There are others that care more. I'd Highly recommend going elsewhere. Kim Robertson is the worst. Left my property with Thousands in damages and fully refunded the tenants deposit.

Our rental manager is Kim Robertson. We are currently renting a condo in Carlsbad and what we thought was a good property management company has turned sour.

Firstly, the rental was "ready to move in" 2/15 We gave them our move in date of 2/25. This gave them 10 days to make repairs and have it move in ready. It was not.
Things that needed paint weren't touched up. The cleaning job was awful. I expressed these concerns in an email to Kim and her response was that she had them out to the condo twice to clean it.

We are to be allotted two guest passes, these were never given to us. I contacted Kim in regards to it and she was supposed to handle it. After a month, we still had not received them.

Their vendor, Patrick, stood me up over 3 times. I took a day off of work, unpaid, to have him come and fix it and he said he assumed I didn't want him to come, after I had confirmed with him two days prior.

Kim has shown her true colors now. Instead of an apology or acceptance of responsibility, she rudely acknowledged my frustrations by putting the responsibility on me, for having a tight schedule. She also said she was never contacted with the issues. When I forwarded her the emails, her only response was, "thank you have a great day"

She was extremely rude and has poor customer service. Its unfortunate that we are stuck with this company, but after contacting her supervisor I am hoping something will be done. I will update this review once that happens.

Kim and the staff have been very professional and helpful. They have a good web site through which the rent can be paid. Convenient for us and going to the downtown Oceanside office makes for a nice walk on the beach!

The move out process was flawless; cooperation by all parties led to a smooth transition and totally acceptable deposit refund.

The staff had always isolated us from the owners; our point of view and simple requests could have been ignored were it not for the prompt and professional liaison.

Thank you Kim and staff. Most pleasant and professional!

I recently used Ranch & Sea to rent my condo. Kim was amazing! The unit needed some painting, cleaning etc. She coordinated everything and had the unit ready to lease in a very short period of time. She then found a tenant who was able to move in the following week. What a great experience. I wish all management companies were this efficient and friendly. I would highly recommend Kim, and Ranch and Sea.
