If you’re a landlord looking for a competent and responsible property management company, I strongly advise you to look elsewhere. Our experience with Real International Realty has been nothing short of frustrating and financially damaging.

As first-time investors, we trusted them to help us manage our property responsibly, but instead, we went through the worst-case scenario with them and felt completely unprotected in every aspect. Rather than guiding us properly, they made decisions that left us financially exposed at every turn.

One of the biggest issues we faced was their failure to enforce proper deposit requirements for tenants with low credit scores. Instead of charging twice the monthly rent as a security deposit (a standard practice to mitigate risk), they allowed high-risk tenants to move in with minimal deposits. This left us completely exposed when those tenants inevitably failed to pay rent.

To make matters worse, when tenants stopped paying, they waited until three to four months of late payments before even starting the eviction process, dragging things out unnecessarily and increasing our financial losses. And after finally going through evictions, they actively discouraged us from pursuing legal enforcement to recover the unpaid rent. Instead, they insisted we wait for a collection agency – while deliberately hiding the fact that the collection company would never actually recover any of our unpaid rent.

A property management company should protect the landlord’s interests, but Real International Realty has repeatedly made decisions that benefit the tenants at our expense. If you value your investment, I’d recommend finding a company that actually enforces policies and takes real action when tenants default.

To add to my previous review, I have already transitioned to a different property management company, which is likely why you are unable to locate my investment property. If you would like to investigate, please refer to the eviction that took place almost two years ago around June 2023. Additionally, please provide an update on whether any rent has been recovered from the collection agency within the past two years if any. Thank you.

Real International has been managing my property since 2021. Their service was satisfactory before 2024, but since then, it has deteriorated dramatically. For the same property, they charged me around $200 for repairs before 2024, but in 2024, the charges skyrocketed to over $11,000. The worst part is that they don't seek pre-approval; they simply order repairs costing hundreds or thousands of dollars without my consent and then charge me for it. Out of the total $11K repair fee, I only saw approvals for $2.7K; the rest of the repairs were done without my permission. This is a new company now, so don't trust the old reviews anymore.

Updates: It seems that my review captured their attention. After a few weeks of discussions, they acknowledged that there were two duplicate charges totaling over $2,200 (Yes, this is real!). Additionally, there were several large orders placed without my prior approval (This is also real!!) . As a result, they have agreed to refund me approximately $4,000, but I am still expected to pay the remaining $7,000. This is absurd. There were more than 50 work orders for my property, and this situation is simply unacceptable. I hired this company to manage my property, and I don't believe I should be treated this way. I don't think they are protecting land lord's interest

Beware of unethical business practices. Do not rent from this property management company. Areas in Liberty Hill (108 Wind Flower), Leander and greater Austin. They're application farming, taking money from people and not processing them. They will continue to accept other applications 10 days after you applied. Your time will be wasted waiting to hear back for a status. The property I toured (referenced above) was a newly built home that was in terrible condition. Maria will tell you you're the only current qualified applicant and then continue to take other applications. After asking for a status multiple times she will tell you more applications were received and that the landlord has the right to choose the best qualified applicant, even though you meet their criteria.

Yvonne Garza from Real International is just amazing. Glad I get to know her. I was given false promises to get my property rented from different vendors such as 1836 property management and others and waited for 3 to 4 months without any luck when the rental market was great like June/ July. All they could recommend was to bring down the rent and talk about a bad economy. Yvonne had several showings the first 2 weeks itself during a bad market time in October and 2 of them came close in 2 weeks and one accepted. 2 weeks compared to 3-4 months or even more that is what you will see with Yvonne. In a property rental market, most vendors just advertise and do not have a good follow up process with prospects. You need to work with your prospects closely to rent out, that is what differentiates her. Kudos to her exceptional work with her customers.

This management company keeps hounding us. Will not stop sending excessive automated messages, even as we’ve repeatedly asked for this to stop.. We had reached out with interest on a property and with a question. They do not answer, only posted one photo and are continually pressuring us to tour without a willingness to post any more photos. It feels extremely discounting and impersonal. We tried to address this directly with them but zero response. So a review feels like our only option.
