Dillon came to take care of our bathroom ceiling and was very polite and professional! He seemed to really care about our concerns and wanted to make sure we were taken care of. I also love the fact he removed his shoes and not tracking my house up! Job well done!

Sean came to help when my heat wasn’t working. He was quick to respond, had a friendly demeanor and did his best to do everything he could for my daughter and myself. He even went as far as getting us a hotel room when we couldn’t stay in our home. I am very glad he was there to help, and he is a great guy.

Avoid This Company – Dishonest About Security Deposits

I would give zero stars if I could. After moving my mom out of her rental, the property management company assured me everything looked good during a walk through. However then they refused to refund >95% of the security deposit citing unspecified damages without proof or documentation.

They were extremely unprofessional when this issue was brought to their attention and refused to come to an acceptable solution. We have photos documenting no damage at lease expiry.

As a homeowner in the Upper Valley, I would not recommend using this property management company.

Advice to potential renters - avoid this company or consider your security deposit gone no matter what you do

I have used RPM for a year now and have been very satisfied with their services. I just added the rest of my properties to their care. They get vacancies turned over quickly and keep rents current to market. They do a better job of that than I did myself! They are flexible and good listeners - they have picked up on my rental philosophy which is important to me as I have a close relationship with my tenants and a 30 year reputation as an accommodating and trustworthy landlord that I want to protect. Everyone in leadership and staff that I have interacted with have been top notch so far. When a maintenance issue comes up it is nice to be able to hand it off to RPM and get on with my day. I’m of an age where it is also nice to know there is backup in place in case something happens to me.

Rat nest found in broiler & droppings found under the sink along with large holes in the bottom of the cabinet. No helpful move-in information: trash pickup, setting up PO Box, parking set up.

After saying I discovered evidence of rodents and asked for the exterminator they already scheduled to come to my unit, mine was the only one left untreated.

Work performed on the exterior of the house, understandably not legally required, but nice to know if some stranger is on your front porch banging a hammer at 9am.

Water pressure dropped in the bathroom sink, after talking to them and putting in a maintenance request, the response was there was nothing they can do and had to have poor flow the remainder of my lease.

Apartment was broken into, filed a police report and sent it to them to request a lock change. They said they would charge me for it which again, not illegal, but seems very un-neighborly. They then doubled back and said they might have had a tech in there working at the time (despite not telling me if there was work) but they would let me know. Took two weeks to get back and tell me what I already knew.

Several noise complaints against my neighbors that basically amounted to nothing so I was forced to listen to them slamming things and shaking the entire building.

Emailing give you an automatic kickback from someone who I suspect doesn’t actually work there, and in some instance requires several follow-ups and weeks lead time for responses. The people I spoke to (not Dawn A who is the automated response) included: Brendan W, Laurel K, Arthur, Charmaine D, Josh O, Manolo N, and Chad who not was rude and curt, but also confused me with another resident.

Someone from their staff attempted to enter my unit while I was home and showering and the only thing keeping them from entering was a door bar I had installed. When I asked them why someone attempted to enter they said that they were probably confused on which unit to enter, despite the numbers for each unit being posted near the doors and using the correct key and continually attempting to force entry seemed highly unlikely.

They were performing work on an adjacent unit which resulted in a week-long adventure of coming home to paint fumes and opening every window in my unit to make the air breathable. Complaining about it did nothing as their response was to open the windows when they were doing work, which I doubt they did as the smell persisted as I said for at least a week.

Attempted to withhold part of my security deposit for 2-months after I moved out. When I disputed the charges they told me they would have an assessor out there to confirm. When I asked why they charged me without an assessment/consultation they stopped responding to my emails. They finally sent the remainder when I contacted a lawyer, my money was sent out the next business day.

I am convinced this company must be paying for or submitting false reviews. I know 4 separate people who have rented with this company. All of them have the same issue: the properties are mismanaged, representatives of the company are rude/unhelpful, and I actually inquired about hiring them for my rental properties but am so thankful I did not. Just one my friends was renting one Beacon’s properties and the bathroom shower was leaking water into the bathroom and into the apartment below. Not only did they take their time addressing the issue but once they did, they quite literally just reset the shower base, lifted it up, and left a nice sizeable crack/space underneath the shower where water could continue to go into the floor and part of the wall. The best part? They used a crow bar to prop up the shower and did nothing to address the rotting boards underneath. The crowbar remained there until my friend moved out months later. This is a top floor apartment. This company is untrustworthy and are likely to have quite a few lawsuits from prior tenants if they don’t figure out how to properly manage themselves.
