Stephen returned my property back to me after handling it as a rental for years in deplorable condition. Deductions were taken out of the tenant's deposit for cleaning & painting that was not actually done in my opinion. Trash was left inside & out, floors not even swept, curtain hardware was glued to the wall causing further damage to the drywall that was not deducted from the damage deposit. This must be why the curtains were not removed after I constantly asked for them to be removed once the tenants left. The tenants caused damage to a large outside shed by stacking items against it & was not addressed in the annual inspections they performed upon lease renewal. Stephen's response to me when questioned about why the cleaning wasn't done was "the job was funded from the prior tenants deposit, not by you". So does that make it okay that it clearly was not done to any satisfaction and the unit was returned to me in an unlivable condition even though it was handed over to this company to rent in excellent condition years prior? I was only given a management credit of $136 to compensate for this issue. Communication also became an issue over time. In my opinion, this agency only cared about getting their management fee each month.
UPDATE TO RPM Freedom's REPLY: The issue remains that you managed this unit, inspected upon tenant move out and withheld a "sizable" amount from their deposit in order to have professionally cleaned. Your 3rd party contractor did nothing to clean as the floors were not even swept or mopped, countertops & window sills not wiped down, curtains and other items not removed. A/C filter was dirty & long overdue to be changed, which wasn't done even with spare ones left in the unit. I forwarded pictures upon my return to the property. You even managed the unit an additional 3 months for me until my return into the state, so you had ample time to remedy the situation with the 3rd party contractor you hired. Collecting monthly rent is only part of the property management equation. Had you provided pictures of the 11x20 shed with your annual lease inspection renewals, I could have noticed if it needed repairs or treated for termites. I would have handled the repairs immediately like I did with all the other repair issues throughout the years. It is very unprofessional for you to discuss the tenant's circumstances. I let the tenant out of the signed lease.

Rich Simonton ’s Real Property Management Freedom service is amazing. It is hard to truly find a property manager that makes you feel that they are trustworthy and honest and really care. Well...
