I do not recommend renting from this company under any circumstances.

They use an app that does not work properly. Either maintenance requests do not go through or the office does not pursue them when they are submitted. I waited 2 weeks for a leak to be fixed and was only able to get maintenance when I called the office repeatedly, as they tended to answer about 10% of phone calls in my time dealing with them. You cannot request a move out date on the app, because they have not input a valid email address for the request to be forwarded to. Further, their automated system sent me the wrong address to mail the keys back to because this company has not changed the default address in their system setup (123 Main Street). These are just a few glaring characteristics of their poor management and lack of communication skills.

This company bought my building during my lease and then told me I needed to contact the former owner of the building to get my security deposit back, even though they took over my lease. Luckily I knew the former owner and he assured me the deposit was transferred in sale. This was the beginning of a longstanding tactic RPM used to avoid returning my deposit.

These folks have no plans to give you your deposit back, even if you leave the property move-in ready like I did. After calling and emailing and texting this company going around and around for longer than the 60 days permitted by West Virginia law, I called them one final time and they told me they had no record of my deposit. I told them I knew the former owner, he confirmed they had it, and it had been longer than 60 days since I moved out. I went on a brief hold, and the woman came back on and told me that actually, my deposit had been initiated ‘the day before’. I found this hard to believe considering moments prior she had no record of me paying a deposit. Draw your own conclusions, but I feel as though they just wanted to keep my money and attempt to lie their way around it.

This company is disorganized and the employees are ill-mannered. As a whole, they seem to have a loose grip of the law and their obligations. Do not trust them with your housing.

** Edited to include proof of them sending me the wrong address (123 Main Street). They probably ‘don’t know what I’m talking about’ because they are, in fact, extremely disorganized. They also claim their move out instructions are included in their lease, which I never received, because they took over my prior lease by purchasing my building. They would probably know that if they weren’t so disorganized.

Ill-mannered and uninformed are two words one could use to describe the encounters I’ve had with this company.

Beware of the slumlords! I rented from this company from 2019 to 2023. It was an older house that was not well-maintained and had a multitude of maintenance request for things that were broken when I moved in. Upon my departure, Rpm kept my deposit despite a thorough cleaning of the unit. They also charged my account for an extra month of rent and threatened a delinquency on my credit report for money that I did not owe! I sued them and took them to court. The Rpm representative produced staged photos with no timestamp or date, A fake itemized list of a ledge, damages that was never sent to me. The judge ruled in my favor and told her she better not charge anything to my credit report. The look on her lying pruned up face as she turned to bolt out the door was priceless. Stay away from these people.

I left RPM after 8 years. Finally decided it was time and was not satisfied. This review is based on my experience and any owner considering should be aware of some short coming nothing more. Ny comments appear consistent with the low score received. During this time I was usually uncomfortable with the ability to contact the company or get them to answer questions or respond to requests. I often had to ask multiple times over multiple days and call for days to get someone on the phone. While working at properties i spoke to prospective tenants who could not reach RPM while my units sometimes stayed vacant. By and large the price was right but certainly required active involvement to make things work. Lost keys I had to replace to accommodate showings, rude treatment of my tenants, failure to answer phones, some bad tenants that "slipped thru the process". If you are willing to stay on top of your rentals then RPM can work for owners. If you do not want to have to stay that involved then maybe another property management might be better (hard to find and more expensive). You get what you pay for. A rating of 2.6 out of five not terrible but not a shining star either.

Yeah I'm not gonna even use my real account for this because this company is literally threatening it's tenants if they speak up about the poor management of properties. Called multiple times and have yet to receive a call back. When I began renting out my house, I was told that the house had been cleaned and checked for infestations. Upon arriving at the home the day I moved in, the floors were dirty, the carpets hadn't been cleaned and there were bugs crawling up the wall. I'll say that rpm did deal with it like a week later, but it took multiple phone calls and emails to do so. Transparency isn't a strong suit for rpm. The lease says one thing but their website says another. Was also told the neighborhood was safe but upon my 2nd week here, I had to call the cops 2 times for people outside fighting and another for an attempted break in next door. So before you come back at me with I'm not a tenant or try to make it my fault somehow, maybe look at these reviews and actually learn from it instead of arguing with your tenants.

Previous tenant that did not receive deposit lol Trust me I’ve never been worried about a deposit. I felt this way for the three years that I rented and had to deal with this very unprofessional “management” company. I should have a known when I moved in. There was four people looking at the same place at the same time. It was dirty. I had to literally scrub the walls myself and fix everything. I actually got y’all to fix the sink once after multiple tries and calls back to back and then a woman wants to get rude with me over the phone and huff & puff to do her job, it’s a bunch of a unprofessional women that need to seek a new profession. THIS COMPANY IS TERRIBLE!!! I could never be like this to people, especially the ones that keep me in business, Which I’m surprised it is still a business. Spend less time arguing over reviews and get it together! These reviews are spot on with my experience as well! If different people are saying the same thing

They are rude, they don't clean the places before you move in, faceboards are dirty, not newly painted, cabinets falling down. Floors coming up, carpet coming up on steps, bathroom wall falling down, bathtub broken spots in it. You call for maintenence you can't get them there,

Avoid like the plague!!!

(Edited) I have chosen to edit my review after RPM commented "Not a tenant. Don't know who he is". That is a complete lie. I am a current tenant and I have the lease and payment screenshots to prove it. These people are despicable. If they spent as much time helping their tenants as they do responding condescendingly to their bad reviews on google they might have a better rating than a 2.6. If you notice, all of the good reviews come from property owners that are making money off of RPM and all of the tenants give a 1 start rating. I have reported all of these 5 start reviews as being biased and having a conflict of interest but google has not responded.

I would put zero stars if Google included the option. We moved out of a home managed by RPM over two months ago, leaving the home in better condition than when we moved in and they still will not return our security deposit. During our time there the A/C and heat both did not work. If at all possible, never use RPM.
