Do NOT rent at Rio Seco apartments - I moved in July 1 2024 and since then 1) my car has been stolen within days of moving in, 2) there have been multiple incidents of the water being turned off for the entire complex, 3) they upcharged me on my rent to help "fix my credit" which I didn't ask for, and now 4) they are repaving the complex and I have a disabled parking placard and pay extra for a parking spot near my apartment that I can walk to without pain and I asked for a spot to be designated for me to be able to reach my home while they are paving in front of my apartment and the manager did not give a flying fig about me or my pain. Just said no, didn't try to work with me. So much for accessibility and the ad says "resort living" not unless the resort is Motel 6 - just DON'T DO IT!! I can still smell the dog that used to live here, the neighbors smoke weed outside my 11 year olds window. It's not worth $1200 a month - trust me on this.

UPDATE: They towed my car because I parked where it looked "safe" on the map yet since the map did not designate clearly where the edge of each areas was they moved my car. Then I had to walk around half the complex to find it and the manager said after 5pm it was safe to park in my designated spot which had already been repaved and painted. Guess what, they towed my car again this morning and I had to walk another long distance to get it. Now I am dealing with leg and back pain.

AND I reached out directly to customer care at netwasatch.com and CRICKETS NOTHING . . .

DO NOT RENT HERE!

DO NOT I SAY AGAIN DO NOT!!! Move into these apartments. They do so much fraudulent stuff here it’s sad that we as a community have to put up with it. If you live here and are tired of being taken advantage of contact the BBB and get these slumlords to treat their tenants better. The water gets shut off on a monthly basis. They tow your car when it’s in your paid spot and try to charge us 100 dollars. They don’t show up when it’s time to fix an issue but they will make sure to put that 5 day notice on your door on the 2nd of the month.

half the equipment in the on-site gym is busted, or barely working.
at any given time several of the washing machines and dryers are broken as well.
that being said, service requests are usually dealt with quickly, which is more than a lot of places can say.
The office staff is super nice, but the rent is a little bit high for what you get:
720sf, 1bd 1 bath $1087
850sf , 2bd 2bath $1240
The maintenance of the apartments is not exactly top notch, some of the flooring doesn't line up correctly and there have been several pesticide sprays on account of termites and or roaches. The carpet and countertops as well as appliances are obviously decades old, but at least they work (mostly). they are replacing the ancient single pane windows with double pane windows, finally. it is amazing to me that they have gone this long with single pane windows in a city that reaches 110 every year.
that being said, unfortunately it is about as good as you can do unless you want to stay in a real dump

Moved in November 2023. Management was kind up until move-in. We've seen lots of roaches in the apartment - I don't feel comfortable touching anything. Every rule on the lease has been broken by multiple tenants. Water has been shut off several times. Dogs run around off leash and owners do not clean up after them. I'm a dog owner and have complained multiple times to no avail. Nobody wants to accidentally step in dog waste. I feel bad for the maintenance team having to clean up after all these dogs. Upstairs neighbor stomps around and bangs things all hours of the day and night despite us talking to him about it. I would highly recommend not moving into this complex.

Water is constantly breaking this last time we were out of hot water started on Tuesday August 27 and got an email stating it won’t be on until sep 4 do not move in here if you want to be constantly without water when the water is shut off they RECOMMEND filling up bathtubs just stay away from these apartments I’ve been here for about 4 years and it’s one of the biggest issues with the apartment

The move was smooth! They helped me with every part and answered all questions. They even got me a welcome gift when I moved in. I am so happy and excited and very grateful to be a resident at Rio Seco apartments with such an amazing office team!
