Rented from them for 3 1/2 years. When we did our first walk through, the property agent (Dana) tried to tell us that we needed to fix the blinds and remove garbage from previous tennants. He told us we could go buy them from Home Depot. The floor in front of the bathroom was missing and they refused to replace it, causing the carpet to fray. We sent in letters trying to get screens for the house, there were none when we moved in, and are still none. The dishwasher melted the door and he said it was safe to use instead of replacing it. Our septic backed up because of a tree root, they didn't send anyone out to clean the house. We sent in our 30 day notice. Now they're trying to claim extra rent because we left the keys on site instead of driving them over 40 miles away and physically handing them over. They also never even called us to come do a walk through. This company does not take care of their renters or properties. I would NOT recommend renting from them.

The worst rental company you could possibly go for. When we moved in, there were broken blinds and other little things that they promised us they would fix but never did. Their gaslight apartments are OVERRUN with roaches. When they spray for the issue they give you less than 24 hrs notice to uproot your entire dwelling and get it prepped. We spent until 1 am (even though I had to be up at 6 am for work) getting our apartment ready just for them to never show up. My partner waited outside of our unit and no one ever showed up to spray; he just saw them walk along the path and never once walk up the stairs to our unit. We checked with our neighbors across the l way and they were also never visited.
When we call, Maria just makes it your problem, offers no help, and just says “well what do you want me to do about it,” with obviously NO CARE that this is where we live. They do not care to help or get anything fixed. The water has been bad nearly our entire time living there. Not to mention, they tried to steal money from us by lying and saying we owned them more for our new lease when they didn’t even process the math right. Luckily we were able to get it straightened out rather having to pay their requested 80$ more for the rent when they had already raised it 10%. They’ve also towed one of cars (that was parked in a valid spot) and we had to go and deal with the towing company, whom they also screwed over. Just don’t do it. Avoid them at ALL COSTS.

River City is horrible to rent from. While I loved my apartment, I hated how difficult it was to get them to have anything fixed. The tile in the kitchen was so old it would flake out and two chunks of tile around the sink were loose. So many times I cleaned the counters and thought I had an onset of black mold. The gate lock would constantly stop working, so either it would have to be shook until it opened, or you would have to go around and get in through the back.
When I moved I was charged for two broken windows. Only one window had broken in the 3 years I lived there (which happened while I was out of town, and from someone outside).
Oh I almost forgot how one bedroom window almost couldn’t open! It was painted so many times I moved rooms just so I could open my window.
Oddly enough I do sometimes miss the apartment, but then I remember River City….no. One of the managers is so insanely rude, I did my best to leave my rent in the overnight drop box just so I wouldn’t have to see her.
Please don’t rent from them, unless there’s no other options!

Rented from them for 2.5 years. Never really had any issues. They fixed all issues the rental had during our time, broken AC, broken heater, broken steps in backyard, etc pretty quick when we called them in. They gave me an extension on rent was I was late before.

Security deposit was a bit high, but majority was refunded and think we were only charged about $250 on move out and got the rest back within the 21 days.

This is the worst excuse for a property management company!
The main person by the name of Dana Carlson is a thief and a pathological liar!!
He is no better than a used car salesmen!!
If you see a rental home ran by this company I suggest you go the opposite way!!
This guy Dana will steal your money and piss in your ears with lies!!!
I was promised new flooring in my newly rented home as the rate of rent went up b/c of the new flooring and five months in still no flooring !! But I been paying for the floor that I don't have!!!
This guy is a joke!!!
I moved in to a house that had a full house of the previous tenets belongings and was promised by Dana that he would do a full move in clean. Which has never been done five months and still waiting. The yard is full of trash as a result of failed promises by Dana.
I continue to spend my money to do as much as I can to clean up the previous tenants trash!!

My septic lines clogged a month after move in and a plumber was called out and Dana refused to pay the bill as he said that's my duty.
Last I checked my duty was to occupy the home not pay for repairs!!!
I am out raged and this guy Dana needs to be audited and responsible for all the money he has taken and not reported but pocketed!!!!
He is a fraud and needs to be eradicated!!!

Please don’t try to apply for an apt here. They will charge you 3xs the rent for a deposit for what they call a “pandemic fee” that sounds illegal. They use deceptive advertising, making you think you’re paying a certain amount and then throw in that “pandemic fee”. You would think with the pandemic going on they’d want to make it more affordable. Especially for their rat and roach infested property they were trying to charge for. I’m glad all they got out of me was $25 for the application fee.

Incredibly unprofessional. RC Equities seems more like they're in the business of grifting than property management. They neglected to mention until after my application was in that the security deposit increased nearly 200%. Do not trust what this company says. They have more red flags than independence day in Morocco

This is the worst river city property management i ever dealt with back in 2008 Dana Carlson the property manager is a thief and pathological liar is will be nice to you when you meet up with him to look at the place when you start living here in a couple of months he will be hella noisy asking you who is living with you i been harassed by him calling my phone told me my husband had to go he doesn't like blacks at all being racist he told me i will be put out i had to look for another place to live.

Go up
