Ahhh Kathy lol i waited a whole year to leave this review. I have MANY issues with this business. One of the major problems is if your on any kind of assistance she will be highly discrimatory, she will be little you report you and lie she told my housing that she fears for her life that I live there. I lived in her home for 7 years while there the septic blew twice and she never fixed it black water all over told me to clean it with my own towels. The end of my lease like two weeks prior in the middle of packing 🙃 she refused to look at it I called serv-pro they came out said it was inhabiable to live in so I reached out to my insurance company she lied to them told them I moved 45 days prior. Due to a u haul in my driveway. (Insurance fraud) BTW. Prevention of me and my kids getting a hotel. She charged me for the dispose of the sewer stuff.That was her responsibility charged me for 92 tons of trash when 85%was previous owners. Or contaminated. On top of all the deep cleaning I did she still charged me four hundred and fifty dollars for cleaning pictures in reference of the work I did. My family has been a tenant of RCM LLC for a year and a half. When we first applied for our house JD the son of Kathy handled all our paperwork and kept us updated.
The house is older but in great shape! I have had a couple things I needed repaired (small leak) and when I called Kathy about it that day she had her maintenance crew call me right away. The next day they were at the house repairing.
When I wanted my house sprayed for peace of mind with warmer weather approaching, Kathy sent the guy they use for spraying that same week. Kathy and her husband brought a key to me once when I accidentally locked myself out and have always been extremely helpful.
Respect is a two way street. And I appreciate that I have great landlords. Her whole family at RCM is great to do business with.

I’ve rented from River City Management for the last 5 years. They have been wonderful to work with. They only raise the rent a small amount each year. They are responsive and kind whenever something needs repaired. I would absolutely recommend!

I have been a tenant of RCM and Kathy for over 2 years, and just resigned a lease for my third year. I can't say enough about Kathy and her family. Any issue that has arose over my time living here has been met with compassion and kindness from especially Kathy, but her wonderful family as well. They have been willing to work with me through any issue from either side, and they go above and beyond to make their tenants happy.
I had a whole list of requests upon resigning my lease, and Kathy assured me she would do anything she could to make those happen, when she had no obligation to do so.
Her maintenance teams are incredible, and extremely attentive, fixing any issue I have had literally within a day or two.

I HIGHLY recommend renting a property through RCM!

RCM is a great company to rent from. Property was well cared for, quick turnaround time for maintenance issues, and the office staff was always kind and professional. Contractors were always top notch, as well!! Doing my final move out and clean today, and I am more than just a little sad to be leaving!

We have lived in a rental of Kathey's (owner of RCM, a small local prop management co ran from their home then) for 13 years now.
The house is older (1957) I believe, but has good bones...

We treat the rental as if it were our own (meaning we take good care of it).
Over these years of living here, Kathey has become more than just a lanlord..She is like family!
She truly cares about here tenants.
Some examples...
When we first moved in, The detached garge roof leaked.. She had a new roof put on immediately
Easter Sunday my gas range stopped working around year 2..She found somone to replace it Easter morning so I could host my family dinner.
Ours is one of her only rentals that still has a washer and dryer..They both stopped working last year a few months apart..She took the time to get us a matching, hi-compactly set with in a few days.
Our orginal deck outback was older/wobbly..She had it fully replaced.. (side note on that..it's only a couple feet off the ground..so she COULD have just put in stairs and left us with no deck..
All of our exterior screen and slider doors were upgraded a coulpe years ago..
Our dishwasher has been replaced with a new one as well in the last few years..among a myrid of other things..
A couple days ago, our fridge stopped getting cold ..I called her today, and ..you guessed it...She is replacing it (after realizing a fix to its issue was not worth the cost to fix)
I should say as well..ALL of these appliances are good quality..not cheapo "rental" or used.
We have a massive lot..(.62 of an acre) We, as tennats take care of the yard (happliy)
We keep a clean home and pay our rent on time..
Durring a time where 99% of lanlords GAUGED rents..Kathy did NOT ..Instead, she worked with the property owners and helped them come to a (necessary) raise in rents that was still fair..
I see some of these poor reviews on here and can only imagine that the people behind them were probably not that great of tenants..
RCM has grown into a much larger, but still "small biz" company..I remember when she got her office space ♡
We have grown so much together over the years.. We have been friends on Facebook even for several years now..(most ppl cannot say they would have their landlord see their personal lives like that lol)
Kathy IS strict...and she does do a yearly walk through...(that i still ocd clean for a few days before for lol)...but honestly we stay with her as our landlord partially because of this! We KNOW that of we ever have an issue it will be corrected under our lease agreement.
We truly look forward to seeing her every August to resign..And I usually still drag her around the house saying..."LOOK how clean these corners are!!" Lol

We don't really want to purchase a home...and really with housing costs currently wouldn't even have the means to lol..
BUT..If we ever did..I would stay in touch with her..and encourage every person that is a GOOD tenant (you know who ya are lol) to be a tenant in one of her properties..
She rarely has openings though...so there's that...

Kathleen is a difficult person to talk to. Being put down by the property management company is not how a business should be ran, but that's what we are dealing with. She is the owner, so she has no one to check her attitude nor fire her. This is be your issue if you rent from her and have a complaint. My complaint concerned a rude comment that said we were lazy for not fixing an appliance light and for the maintenance guy to be 1 hour and 15 minutes late for our appointment. This is bad management from RCM and specifically Kathleen. I would look for other properties if you come across one that is management by this entity.

My family rented from River City Management for over 5 years. Kathy and JD were wonderful to us! We had to break our lease after buying our first house recently. They worked with us to fill the vacancy as quickly as possible. The things we couldn't take care of before leaving: lawn care and carpets, they charged reasonable prices for. They always responded to our needs. They worked with us on the one occasion I couldn't pay rent on time due to a family emergency. Honestly, anybody complaining about these guys don't know how good they have it! Thank you River City Management for being there for us over the years! We loved our rental, neighbors and working with you!
