I’ve had a fantastic experience living at River Oaks! From the moment I moved in, whether it’s the smooth application process or great community, everything has exceeded my expectations.The fitness center, beautiful pool and relaxing common areas are well maintained. The management team here is outstanding—friendly, professional, and always responsive to any questions or maintenance requests. It’s clear that they truly care about the residents and the community.
The location is unbeatable! Being in the military and having Travis AFB just 20 mins away and major stores near home adds so much convenience to my everyday life. I highly recommend River Oaks to anyone looking for a high-quality living experience in a well-managed, well-located community. If you're looking for a place that feels like home, this is it!

I've been living here for Almost two years now and just renewed our lease!
Brenda has been working with us since we signed our lease and she's great!
I love the floorplans and the maintenance staff is super friendly quick in responding!
The pool & Gym facilities are great as well.
Only thing is that sometimes is hard to find parking spots.
But besides that, I love my apartment and living here <3

I am a new resident here and I toured other apartments within the Vacaville and Suisun area. River Oaks Apartments exceeded all of my requirements for the apartment I was looking for. The leasing manager, Brenda, was very helpful and reached out to me prior to my tour to find the perfect apartment that fit my needs. I toured two apartments on the complex but chose the one with more natural sunlight for my plants.

The apartment staff as a whole is amazing from the others in the office to the maintenance workers. The others in the office are very approachable and helpful with any questions and the application process. The maintenance workers are always keeping the property clean for the residents.

I am very happy to be living here!

I worked with Brenda from the office, I had just moved from overseas to the area and she helped me get in and get situated with no hassle at all. Her and the other members of the staff have been very helpful and accommodating over the last month and a half since I moved in. I would highly recommend the is location if not for the amenities and location definitely the staff service.

I am extremely impressed and satisfied with my experience at River Oaks Apartments. This is truly a great place to live! From Even before Day 1 the ROA staff has been nothing but exemplary. While I was overseas Diana continually assisted me with my application/leasing process so that I can immediately move-in upon my arrival. I could not be any happier with the time and effort she took to ensure I had a place to live.

Since I've lived here my experience has been above average. The landscape and grounds are outstanding and the amenities provided are priceless. From the handful of routine maintenance requests I submitted to Vanessa, all were completed in less than 24 hours. She ensured my requests were entered into the system even when I didn't have access to my account. Both Armando and Luis have even responded to minor issues that I've had on the same day.

Being a military member, I am required to travel frequently and I have lived in quite a few apartments all over the country. I don't think I have lived in a community where I feel this comfortable. I visit the office almost every day and enjoy the warm greetings from the staff. You will not be disappointed with your living experience at River Oaks. I will recommended this place to all my friends!

We have been living at the River Oaks now for a little over 3 years. Our stayed here has been great the property is always well maintained and clean, the staff in the front office it’s always friendly, knowledgeable, and very professional. The maintenance team is freaking awesome and always quick to respond to our needs. We will recommend this place to anyone who desires a comfortable lifestyle!!!

I have lived here for a few years. The grounds are kept clean and well maintained. The staff will take care of any maintenance issues very fast. The lady's in the off are always welcoming. Very dog friendly. As long as they keep the dog treats full.
