are so many negative posts, but I had a great move in experience. Vanessa in the office was awesome and the owner is the nicest guy ever. He put in some better steps for the deck and a handrail. Great people

We rented a 4 bedroom house from River’s Edge Realty from July 2018- July 2020.

I would recommend that anyone even thinking about renting from them find literally anywhere else to rent from. They prey on people who won't stick up for themselves. They have no idea how to keep their finances straight. Their inability to clearly communicate will leave you frustrated. They blame everyone else and take no responsibility for things that are in their control. Their lack of knowledge in basic tenant laws will have you wondering how they are still in business.

The first red flag was nobody would come walk the house with us to note damages before moving in, they told us to fill out the paperwork ourselves. We thought that was strange but did as they asked.

Once we were in the house we noticed that when we used our oven the top floor of the house would smell of gas. We informed Rufino and he seemed unconcerned. We ended up having to cook on our BBQ for months before they agreed to replace the oven. He blamed the homeowner for why it was taking so long. After failing to show up on THREE separate scheduled appointments they finally made it out on the fourth scheduled time.

THEN the furnace stopped working. We contacted him IMMEDIATELY, it was october and getting very cold at night. The maintenance worker came out in a timely fashion however we were told that they wouldn’t approve a small delivery fee for a part to the motor we needed to fix it. We were told that we could have heat in two day but because they wouldn't approve the charge we would have to go a week. After we wrote a letter we had heat again after 3 cold nights.

In January the furnace was having issues again. Rufino said that “the right thing to do is pay for the service call”- $180. The tech was very clear with us, the reason it want working was due to where the homeowners placed the filters. Rufunio still insisted the right thing to do was to just pay it seeing as the homeowner is a single mom.

We ended up giving them notice, stating that we will not be renewing our lease. After that we had maintenance workers showing up unannounced, climbing over our roof to access the balcony, telling us that they were there to work but us having absolutely no clue they would be there. Rufino asked for access again, when we came home they had started construction while we were still living in the space. We came back to a hole in the ceiling, drywall and its dust everywhere (they did attempt to clean it with our car washing brush instead of bringing their own broom). The garage wall had been completely ripped down as well with drywall left. We messaged him saying that we found it to be completely unprofessional to start construction when we hadn't had our final walk through. He said he didn't know it was happening ( he seemed to think that makes it okay).

After we moved out we started getting messages asking what everyone paid in deposits. We ofcourse told him and questioned why they didn't know. When we got the check in the mail they wrote the check for almost $2000 less than what we were owed. We once again had to prove that we paid them money that they swore they had the whole time. I called him 4 times to get a full voicemail and for him to message me saying that he doesn't want to take my call because he knows I am upset. 20 minutes after that text the office called us stating that our money was in an “old bank account” that they don’t use anymore.

Complete and total nightmare!

One of the shadiest rental companies I've ever had the displeasure of renting from. First off, when we first moved in there was no inspection from the staff for damages that the previous tenant had caused, and we were tasked with recording any damage ourselves. Super strange. I believe they do this to try to pin damages on weak willed people at every chance they get to try to take from your deposit. Second, the previous tenant before us had a pool and a garden in the backyard and completely destroyed it. They tasked us with fixing the lawn and even wanted us to pay for grass seed along with watering it to make it grow which we could not afford. They continually harrassed us about this issue even though it wasn't our fault and shouldn't have been our problem. You were at fault for allowing the previous tenant to destroy the backyard and turn it into a dust bowl. Third, I firmly believe they are running some kind of deposit racket where they try to con people out of their ridiculously huge damage deposit. My fiance and I were given multiple (seemingly lies) reasons for why our lease wasn't being renewed by them and I firmly believe if my fiance didn't confront and threaten them with a lawyer that they would have walked all over us and taken what they pleased. DO. NOT. RENT. FROM. THESE. PEOPLE. To the poor people who have been taken advantage of and hosed by these people I'm truly sorry. They royally f****d us over and forced us into a situation that we had to dig ourselves out of for shady, petty, and still unknown reasons to me. I should have believed these reviews along with what my friends had told me about them before we decided to rent from them. Oh yeah and have something broken in your house like a damaged window? Fill out a work order and they'll never fix it for you. 🙂

I messaged them about viewing 3 places they had for rent. They did immediately message back and said to call for more information. I called and the girl on the phone sounded like she had no idea what she was doing. They require $500 with their applications which is extremely odd.
The girl said to send copies of my husband's and I driver licenses over email. I thought this was odd also considering we hadn't even met anymore nor seen any places. She said she would then forward the tenants contact information and I could set up times to see it with them. I would assume it's breaking some law to give out tenant information. If they make the tenants do it all then what the hell are they doing? I did send our licenses in and no response back or acknowledgement of receiving them. It's now been a week with no contact but thankfully we found a home through porchlight property management and I highly recommend them.

This company has many red flags and from reading the reviews I'm glad I didn't rent from them.

Worst management EVER they tried to keep my whole security deposit because I didn't sweep when I moved out, they charged me for closing down the office to do my walk through and for the gas to get to come do my walk through. Yet I have pictures of the rat poop all over, the crumbs in the cabinet's we're disgusting, stains in the carpet ect... Rafino always wants to have someone come in to repair my door, sink, and windows when I wasn't home. They put notices on my door every other day yet I never violated our contract in any way. DO NOT RENT from them. They are fraudsters.

Jill pretended to be a real estate agent when she is not one and cashed my 600 deposit and made it seem like I was going to get the place when I didn’t. Which I am very glad I didn’t. When asked to return it there was an issue about it. Rufino then brought us onto his property all the way out in Everson and told us he was going to build a place for us to live? Ended up being a total waste of time and we found an amazing place in Bellingham for good price. I would not trust these people.

Where to begin, we signed our lease they didnt have the keys because they didnt know where they were. A few days later we get the keys and walk into horror. The house is disgusting, not cleaned not even an attempt to be clean. Dog hair everywhere, one room smelled like dog urine. Fly doodoo everywhere, just imagine a house that hasnt been cleaned in 5 years and thats what I walked into. The amount of time and cleaner it took to get that house back to a basic level of living was infuriating. They have the nerve to ask us for more money because they didnt charge us enough so I told them we would post the video we took of the filthy house and they said they had no idea it was dirty so they didnt charge us the extra 500. A few weeks later my husbands car has issues from the rat infestation, it took 3 grand to repair his car because the rats chewed threw a bunch of wires. The rat problem got fixed, however the leaking sink in our bathroom has not. We asked them to fix it they sent a repair guy, he was 2 hours late and I had to go to work and my husband was not home the company owner Rufino told me I needed to let the man in and do the work while we arent home. I told him I was not comfortable with a stranger in my home with my dog while no one is home. He said the sink would never get fixed because he paid the guy and he is not paying him again, he tried to bully me into letting a stranger in my house I repeatedly said no.
Last month they rented a barn to a woman, there is no bathroom in the barn and im pretty sure she dumps her human waste in the field and im concerned about our well water now and the rats are back and one tried to bite my dog. I am very concerned for my family s health at this point in time because we reported the rats again and they have not sent anyone. This company is very negligent and do not care about tenants or health issues. Cannot wait to move.

This place is ruthless, the owner of the management company Rufino will Rob you for your deposit money. They take advantage of people who are most ineed of help, like low income family's or people who have green card and expecialy if they don't. The best advice I can give is DO NOT DO BUSINESS WITH THESE PEOPLE. For those of you who believe that you have no choice, just make sure to document EVERYTHING! Take as much pictures as you can before you move in and after you move out! Try to only contact them through email just to make sure you have everything in writing.
