Cindy with new building management team, has been an absolute lifesaver! We recently moved from one apartment to another in the same building, and she made the whole process so much easier. Cindy was incredibly helpful, ensuring that all of our questions were answered and resolving any issues that came up quickly. She’s approachable, professional, and truly cares about the tenants.

Do not move into these apartments! I would tell that to anyone asking, the maintenance crew is a 1 man show, they could care less how you feel about anything that happens, including your apartment flooding, due to someone else’s toilet. The property sucks and the management of the property is even worse. Unless you want a property manager you are never able to reach. Oh and while you are sleeping at night, they will call tow companies to come get your car giving you a nice little fee of $180 to pay when you wake up. Of course it won’t be a real reason for doing so but they will come up with one. On top of that multiple people have been shot in these apartments and they just cover it all up like it never happened. I could go on and on and on and on. But if you allow these people to deceive you and act like they want what’s best for you, that’ll be your fault because I’m warning you before, they don’t care about nothing but you paying more money. If you need any more of a reason not to move into anything with the word riverside on it, please contact me. I’ll be glad to let you know.

Cindy at Riverside Dr apts has been ABSOLUTELY AMAZING!! The last management company was horrendous, they were not responsive. Cindy came in and got everything done and done right!! I told her what the building issues were and in 48 hrs all of my concerns were addressed and the biggest issue was fixed in less than a week. I can’t say enough great things about Cindy and the management company! I’m so glad that they have taken over! It’s been two weeks and the building has drastically changed for the better!! 10/10 definitely recommend!!

-roaches run around like they pay rent
-SUPER tight and/or no parking (river traffic also takes over during the summer)
-mice
-black mold (according to the lease is the tenants responsibility to remove)
-no maintenance
-no cleaning staff
-pay for laundry ($2 per wash, $1.75 per dry)
-non secure entries to building (code boxes broken)
-thin walls/ceiling (can hear walking, talking of neighbors)
-awful management

Been here way too long. Do not recommend

-dirt construction workers swept in a corner of the hallway- been there for months
-bathroom ceiling fell in and they never came back to repaint (repair was August 2023, pic from February 2024)

Moved in here a month before the pandemic started.. the new property manager, Ira, really stepped it up recently. I had work orders that sat ignored for years. As soon as Ira came on scene:
Doors that haven't locked in years (home invasions used to be common here) are finally locked!
Cameras on the exterior of the building are coming, so we can finally see who's stealing parts off our cars.
Trip hazards, building code violations, fire hazards are all finally being addressed! Hoping to stay and see the improvements being made. Great location. Finally, some great management.

Been living here a few years - the size of the apartment, the location and the free parking are its draws. Unfortunately there are so many downsides to this building.

1) Maintenance is abysmal. I feel like the actual maintenance workers want to do a good job, they're very nice, but the building is falling apart. We've had repeated leaks and water damage that doesn't get repaired. The building is set up so that any plumbing repairs require the entire building's water to be shut off, usually for 5-6 hours. The key pads to get into the building break repeatedly. Just found out my apartment has been leaking down into the basement for what must be a decade, based on the water damage down there. Once it took me three weeks to get a light bulb for an archaic lamp. To their credit, once someone came he actually replaced the light fixture entirely with something better, but the wait was ridiculous. Our toilet flusher keeps breaking because the first one rusted through after 50 (?) years and the second one was the cheapest plastic imaginable.

2) The management company changed three times in a single year, if that tells you anything. I can't even figure out which phone number I'm supposed to call because they've been switched out so much.

3) When we went to get parking spots when I first moved in, we were told each apartment only gets ONE spot, no matter how many bedrooms it has.

4) Pest control is provided on an erratic schedule that must be figured out like a cypher, and if you aren't prepared for them to come they might enter and spray poison all over your pets, so you have to refer back to the """schedule""" every few months so you can leave a note on the door.

5) All the apartments are different floor plans for some reason, so no blanket statements can be made - but my kitchen is abysmally small and didn't even come with a microwave.

Location is really great. But that's about it.

Lived here for a few years. The apartments were a decent price for the size (we rented both a one and later a two bedroom, they were fine except for the teeny tiny kitchens) and the location is great. However we moved out because the noise was unbearable. The walls are paper thin and you could literally hear a whispered conversation someone would be having the floor above you. The management company changed so many times, it was awful not having any sort of consistent contact. Based on the experience of my friend who still lives here, it hasn’t gotten better.

Initially had an okay experience - company wasn't great at responding to calls but I understand that they're busy. But I applied for a unit available in October, fully got through the application process when they called and informed me that the tenant would be moving out early and now I'd have to move in in September. I said this wasn't an option and was told I'd get a call back ASAP with a new unit option and nothing. It's now been 2 weeks and I've tried contacting them multiple times. Don't really think it's fair that the application fee I paid for was for a unit available in October and I lost out because of something out of my control.
