Pile snow in front of people’s house. Do they know how how much work for a person just using a shovel to get the snow out off drive way. It took me more than one hour to clean my driveway last night. The next morning I need to spend another hour to clean up the pile pushed from the road. My kids fell to go to school on time.

These guys called me half a year after I moved out requesting I pay them money. First time I was contacted about this and Kelli Gardner was the rudest and most unprofessional person I have ever talked to. Not sure how she has a job here but judging by the other reviews she fits right in. Do yourself a favor and do not rent anything from this company.

Had a pleasant time with Rockwood property, I was living at Windsor crossing 3 years ago. The team up at Windsor was AMAZING!! Due to my financial issues I had to leave and down size. This company worked with me more than they should have, and I'm extremely grateful for that. I would definitely love to move back to Windsor crossing and call it "Home" all over again. This isn't a bad management company people just need to watch bank accounts and when in doubt reach out before it's too late.

First, I signed up for autopay and was charged a late fee. I called them left a message, and the late fees were removed. Then I was told to pay manually, since the auto pay was not working.

I paid that day and was double charged. When I saw the double charge I called again and was told there was a $25 dollar fee to refund me. I told them that is not acceptable and was transferred to Amanda, who the operator assured me was there. Amanda didn't bother to pick the phone up or call me back after I left a message. This is the reason you have such horrible reviews.

I want to leave a good review for this management company but unfortunately that's not possible. I have been living at their Cheney property for a year and while parts of the property are very nice, the heating and AC has been broken more than it works. It has currently been out since March. I have just been informed that "WA law does not require compensation for AC". Okay then what am I paying for? It is not right to have a tenant paying for a service they don't receive? Not only that but the heat was faulty at a time when it was still extremely cold. Now temps are now in the high 80s-90s and we have no AC. Additionally there is no time estimate really for when it will be fixed. Last week we got told the part had come in but could not be installed because he was "on vacation". Then we were told it should be fixed this week, and yet when I go ask they have no idea when it will be done and I also get told there will be no compensations. Our entire building is miserably hot and I have a ESA in my apartment. It is too hot to even be in the apartment and opening the window/fans make no difference. When I try to call I get sent to voicemail. The treatment of this management company of this issue is horrible. I have reached out to the management to try and get this resolved.

Love my River District HOA! <3<3<3 .The staff is excellent and easy to communicate with. They are very fair with the 30 day grace period for dues when we get busy after the new year. They take great care in protecting our interests. My favorite part of my HOA is the family friendly neighborhood events held at the parks nearby. Bringing in food trucks and vendors, bouncy castles and outdoor movie nights at the park each month in the summer create a real feeling of community. This makes it easy to get to know your neighbors who may be 5 blocks away you wouldn't normally have the opportunity to get to meet. Thank you to Rockwood Property Management for really going above and beyond providing these amenities to the already beautifully maintained neighborhood.

July 2019 Back to hating this place!!! Went to go pay my HOA dues online and the minimum fee is $1.95 if I use a checking account up $9 fee for using a credit card. What year is this that it is better for a company for the customer to pay with a check. So dumb. So far my experience is being nickeled and dimed.

June 2019 Was contacted by Rockwood today about the late fee that was partly my fault and they waved the fee without question. Thank you

Posted in May 2019 Horrible!! Seems they took over management of one of my properties and never received a bill for the new HOA dues which I have kept current on. Was charged $14.22 late fee without any idea HOA was due and not being auto deducted.

Having to sue them for fraud atm for falsifying picture dates so they can try to fine us, when we called them they said they don't care if the picture is true the hoa has final say. All this over a trailer that was in front of our house for 3 days we have recorded the phone call and have an attorney and plan to sue fraud and possibly blackmail
