I don't give 5 stars at all. I believe most companies can always grow. I wholeheartedly believe that the team at the Amelia definitely have earned not only a 5 star rating, but my loyalty as a customer/person. This team is stellar and amazing at every facet. Don't miss out on meeting them in you're ever in the market for an apartment for you or your loved ones. Kudos

update 3wks later(will continue to update until I believe its been resolved satisfactory in accordance to laws): It is becoming apparent they are using retailaitory practices since posting this that was after I presented and addressed them on their predatory business practices, excessive fees it has now become clear it falls under the consumer protection act.

Fyi if you have issues with a company, do NOTE you have legal recourse with the Attorney Generals office and file a complaint for FREE, the AG is a state wide entity designed to protect you and I the tenant, tax paying consumer and hold business accountable for breaking laws and abusing tax paying consumers. If there is enough complaints of legitimate fact based evidence, not "feelings", AG will declare them in the wrong or right. I document and keep a copy of everything that shows chronological order of complaint/case. Ive worked for the Sheriff's Dept, Probation and Civil court Ive also worked at the Dept of Health.... evidence is key to having all those departments take time to listen to you over corporate influence and money. Rudeen has failed to listen to me and other tenants based on the reviews Ive read. I was fine with the one star no comment, but having my USPS mail tampered with and them ignoring me for weeks. Its more than a coincidence considering what has to be presented to the USPS inorder to do that without residents knowledge or notice.

If you care about your safety and wellbeing, don’t move here or anywhere ran by this property management. Which is a shame because the staff at Amelia apartments are great, but are unfortunately led by owners who don’t care.

Where to begin, we have had our fridge break 5 times. Spoiling $500 worth of groceries. We were only compensated for $200. Our dishwasher break once. A failure to put salt on the sidewalks and plow the parking lot. And the worst things of all, is we had our shower glass door shatter completely out of nowhere. A huge safety hazard had any one of us been in our bathroom! Our shower door was of course replaced, (even though we were left to clean it up), but our safety concerns weren’t really addressed by both the owner and manager. We felt we deserved more in this situation.

The fact is, these apartments are a classic case of too much too fast. We have only lived here since July, and the maintenance team has joked that our apartment is cursed. This is unacceptable. We pay too much money for ‘brand new luxury apartments,’ that are falling apart for no real reason. So save yourself the headache and don’t live anywhere ran by rudeen property management.

*update. Neither our washer and dryer are working properly now. We have never had this many problems living somewhere for 9 months. Oh and the increased the rent, and these apartments are in the middle of two construction sites.

My fiancé and I resided in the Barrington apartments in Cheney for 4 years. The residents were nice, however Rudeen has a hard time keeping staffing and does not seem to value their renters (as vocalized by the very manager at the time). We moved out in early July terminating out lease and came to an agreement with the manager, who stated we would only be billed prorated rent thru 7/11/23. We would also not be billed for the carpets or painting as the unit was well past due for remodeling. We were told by the manager to expect a portion of our $750 deposit returned.

Fast forward 20 days and we receive an invoice from Rudeen for $3,000.00. Just little over the expected return of deposit. We made multiple phone calls and sent multiple emails over the course of the next month no response at all. Finally, after leaving a voicemail threatening legal action, we received a callback from Kelly, who after moths of back and fourth I can say might be the only pleasant person working at Rudeen.

We were informed that our manager had quit and Rudeen compiled the finalized invoice of $3,000.00 in his absence. We have fought tooth and nail endlessly back and fourth to reduce these charges, and while we partially succeeded, we're still losing roughly $800.00 from what we were told to expect and being forced to pay for damages we were strictly told not to repair as we weren't liable.

This has been one of the biggest headaches I've had working with a property management company (and I work with many of them for a living). I'd recommend potential renters to steer clear, and try to rent private if able.

This is an extremely unprofessional and underhanded company. They will rob you on your deposit and cleaning fees. They take days to return phone calls and can never seem to be reached. Rude and unpleasant to deal with. Avoid renting from these people at all costs

No compassion.
Managers are insincere and frequently RUDE.

Rent elsewhere. STAY AWAY FROM RUDEEN.
