I recently moved out of Sandpiper Apartments, and unfortunately, I cannot recommend this complex to prospective renters. My experience was riddled with several issues that detracted significantly from my quality of living.

One of my primary concerns was the constant water shut-offs. These were both inconvenient and disruptive, affecting my daily routine without much notice or communication from management.

The advertised gated community is misleading. The security gate has been non-functional for months, compromising our safety and security. To make matters worse, my car was broken into, and several personal belongings were stolen—a terrifying experience that was poorly handled by management.

For the rent charged, I found the apartments to be outdated and not reflective of the price. Coupled with persistent mice problems, it was impossible to feel comfortable in my own home.

Lastly, the management team at Sandpiper Apartments was unresponsive and unhelpful Requests and complaints took unreasonable amounts of time to be addressed, if ever.

For these reasons, I would urge anyone considering Sandpiper Apartments to look elsewhere. The issues I faced significantly overshadowed any potential positives, making it an unsuitable place to call home.

The lack of keeping a consistent property manager and maintenance person is an issue. Work orders take forever to get finished.
Front gate always breaks down.
Hours for exercise room need to be extended.
Neighbors are friendly and it's super quiet here. Pool is kept clean.

Rent is going up $100-$200. It's insane and causing so much stress for good tenants who have lived here for years. The gate is broken all the time. Maintenace orders take awhile due to having only a part time maintenace person. Property manager is also part time. THIS IS NOT A $0 security deposit place. Either you pay $39 with rent or $1500 at once (regardless of how long you have lived here). Apartments in the area have way more to offer for the price they are charging here. They installed electric car charging stations for the public to use to make more money and then raised the rent and utilities. Also, the base rent online is not correct, it's much more than that. Utilities are an additional $60 to $80, regardless if you have 1 person or 4 people in your apartment. Your good tenants who have been here forever are now leaving and now you have new tenants who throw huge parties, leave trash everywhere and leave their laundry in the dryers and washers all weekend. Unfortunately, this property has only advanced for the owner and property management in the last year by raising cost but nothing that actually benefits the residents who already lived here with no problems.
Edit:
The base rent went up $110, plus ins. Fee $18, plus $30 increase for utilities.. that is over $100. Now if you never paid a deposit you have an additional $39 each month or pay $1500 after you have lived here for years but you don't think it was increased $100-$200? It's just not fair to tenants to raise it that much.

I am beyond sick and tired of my downstairs neighbor. I have asked to be moved to a downstairs apartment due to how the neighbors below me are always banging on the ceiling every time my son who is Autistic apparently makes too much noise; to no prevail. I could go into more detail but there’s no point. I signed another year lease because I thought the neighbors downstairs would move but they haven’t. Now they blast their music and nothing is being done to resolve the issue. I have a video that you can hear their music blasting but it won’t post. Ik if my floor is vibrating from how loud the music is other people can hear them!

I am thrilled to share my positive experience living in this wonderful apartment community. Mokihana stands out as the best property manager I have ever had the pleasure of knowing. Her professionalism, responsiveness, and dedication truly make a difference in the overall living experience. Additionally, Alicia, the maintenance manager, is not only super nice but also highly capable, ensuring that any maintenance issues are promptly and efficiently addressed.

Having moved here in May 2023, I have witnessed the incredible commitment of the Sandpiper team over the past 7 months. Their hard work is evident in the significant upgrades made to various facilities within the community. The team's continuous and careful maintenance efforts contribute to a high standard of living that is both comforting and reliable.

Living in this community has been a true delight. The atmosphere is peaceful, the surroundings are clean, and the sense of warmth and community is palpable. The fact that it's pet-friendly adds another layer of joy to my living experience.

The amenities provided here are top-notch, with highlights including free electricity, a centralized hot water system, a spotless laundry room, and a sophisticated fitness center. The variety of community activities offered further fosters a sense of belonging and engagement among residents.

In conclusion, I am thoroughly enjoying my time here at Sandpiper. The positive changes and the dedication of the team have created a living environment that goes beyond expectations. I wholeheartedly recommend this community to anyone seeking a comfortable and enriching place to call home.

Thanks for fixing the light bulb outside twixt Apts. 42 & 43, and in only one day...I put in the work order in the mid-afternoon, so I thought it would 2-3 days to get it onto the maintenance schedule, so it actually was done within 24 hours! Again, thanks.
