Run! They are horrible. They retained all of our rents. Billed us for repairs be never authorized. Never provided us lease or property condition reports. They charged us for work our vendors already completed. Please reach to me if you want to know more. Worse property management company. Also never paid on time.

We just began working with Sensible Property Management in March and they have rented out our property in about a month. We’re new to this and John was great about explaining the process, what we need to do to get the property ready (and what we don’t need to do), and was friendly and professional. Sensible home management is being held together by complete incompetence and lies. They rented us a home that had over a dozen housing code violations and when they did not fix things in a timely manner we got the city involved. They subsequently retaliated against us on multiple occasions.
If you are a property owner, they are a liability. We hired a lawyer to break our lease and they were subsequently fired as our property managers.
If you are renters, they will lie and will not fix things in a reasonable time frame. There are three people handling 80 properties.
The unprofessionalism we experienced ranged from Kathryn’s mother dropping off notices, or doing inspections (she is not employed by them) to how emails were handled was baffling. Kathryn and her boyfriend who does the maintenance also reek of cigarettes, I initially thought it was our home that smelled so bad. Save yourself the nightmare

While other companies were stressing there fees and services that would be free or cost upon request, he offered solutions to some of the issues I was having at the time.
