Avoid Simply Home at all costs! Their unfortunate customer service skills are dreadful to deal with. We rented from Simply Home for over six years and ended up needing to break our lease, which meant we paid rent until they were able to re-rent the property, this process took them six months to do so. This is their policy, so it came to no surprise to us that this would be part of the process, however their inability to re-rent the property in a timely manner was evident. We watched houses in our neighborhood being listed for less while having more square footage, a fireplace, updated kitchen, etc. These houses rented swiftly. I also tracked other listings on their website being rented quickly, while ours stayed with little to no contacts, people backing out of the application process due to ridiculous pet fees, and an overall lack of movement on the home. We were diligent in communicating with them as the house would have applicants going through the application process with a holding fee to ensure they were following through on their end. Our inquiries were met with multiple ignored e-mails in a row from Allison, usually spanning over a week before we received a reply if any at all. On the occasion that she did respond to us, her customer service skills were downright awful and undesirable to deal with. This is a common theme I see in the poor reviews of this company and I want to verify that this was our experience too. In regards to trying to find another avenue to communicate with anyone in the company because Allison was not replying, we were told to “not overdo communication and give space in the process.” I find this baffling on behalf of proper customer service expectations, as I have worked in the industry and understand the value of treating paying customers with respect and care. Their lack of service towards us as we were shoveling out nearly 3,000 dollars a month, paying utilities, and random Maintenace fees charged at their leisure-including a lawn maintenance fee in December, was abysmal, and my goal is to ensure nobody else gets such treatment as a paying customer. I am entirely uninterested in any justifications made in reply to this review by Simply Home and would just like to warn anyone before considering working with this company.

AVOID AT ALL COSTS!!!

Simply Home Realty is honestly the worst renting experience I've had in the Service. I've rented in over 10 states over 12 years. This has not changed in April 2025.

We believe that they withheld over $500 from us for ordinary use of the premises, which is protected in the RCW. They could not provide receipts for fixes, claiming they only have invoices, and have never provided receipts for items purchased under "materials" or for the sink cover that we were billed $75 for. They could not prove that they paid out the $500 rather than keeping it as a punitive fee.

The average wait time for a response was about two weeks per email. It took them weeks to reply to any email between Jan and Feb even though we replied within hours. On 12 March they admitted that images did not provide sufficient evidence of damage. When we replied to get resolution on this and other things we were ignored. They replied to us 11 April to offer some funds back after this review was posted. It took them more than three months here and even still are not acknowledging that most of the $500 was billed against what we believe to be ordinary use.

The maintenance clerk was in charge of our disagreement over the payout and had never seen the invoice. He was very bad at communicating but I've been told he is being taught about this sort of stuff and in training. Regardless, the manager knew this and did not establish any controls to make sure he could handle the load they gave him. This is a planning / talent management problem on management.

This company only sends invoices in the mail and absolutely refuses to acknowledge that this is a poor system in 2025. We requested a digital invoice immediately after being notified of the withholding and were told (even recently in April 2025) that they only send physical copies.

We could not decipher the invoice because it was incoherent. Even the management team displayed some issues understanding the invoice. Generally it was impossible to read. There are six areas listed (BDRM 1 & 2, Kitchen, Garage, LVRM 1 & 2) and only five listed under QTY? We were not billed for the total time the vendor spent in the premises and were billed by room for issues.

We do not want any more contact.

Property Manager and Simply Home Realty, LLC. We've been with the company since 2012 (if I remember correctly).

Our property managers have changed over time and they all provided excellent service like Charlene! From the very beginning, their professionalism and dedication have been outstanding. The team consistently demonstrates timeliness in addressing all our concerns, whether it's maintenance requests, lease renewals, or general inquiries. Communication has always been clear, prompt, and proactive, making the entire process smooth and stress-free.

What truly sets them apart is their effort in finding reliable renters. They go above and beyond to ensure the property is marketed effectively, and they carefully vet prospective tenants to maintain a high standard. It was a breeze working with Grace. Someone that actually picks up the phone and calls back as soon as she finds your missed call. She was always available to answer any questions, was patient and ready to show different properties when one dint work for us. We ended up getting a property on post but if we decided to stay in WA and wanted to get a house off post she would be the first to call. A great personality to work with. I would not recommend Simply Home’s services to anyone. I have been a loyal tenant who took great pride in caring for my home and making nearly every single payment on time. The worst part of living in our rental was dealing with the simply home team. We spent over six years in our house, and over the course we were met with an incredibly high turnover rate from their staff. Every yearly inspection which included someone coming into our home and doing a walk through to check on maintenance needs, etc., was given by a new employee that we did not know. Above that, nearly every employee we met with complained about working conditions, constant unwanted overtime due to staffing issues, and seemed underwhelmed with their work. We have even received recommendations from an employee to seek rental services elsewhere, as simply home is not out for the people who rent from them and will raise our rent and charge fees at any opportunity given. It felt undesirable to be funding a company that has such a lack of repour with their employees and I will never work with this company again and hope they seek resources to improve the quality of life for those working for them. I am entirely uninterested in any justifications or excuses made in reply to this review by Simply Home and would just like to warn anyone before considering working with this company.

We didn’t decide to go with a Simply Home Realty house, but our experience was so good that we may yet, in the future. Grace was wonderful and extremely responsive, making us feel attended to but not pressured. It was great customer service. Allison did an amazing job in our walkthrough, where her knowledge and care was on full display.
