I have been renting from Southside for many years and Jay and his team are always very nice and helpful. I enjoy visiting with them in the office. I will always recommended them to any friends or family in need of housing. I personally find that most of these reviews hard to believe.

Brooke showed us a couple of apartments in the Menomonie area. She was very respectful, charasmatic, and kind. She was able to answer our questions and concerns in a professional, positve, and helpful way. Brooke was kind to the tenants who's apartments she showed us and was overall super awesome!!! 😀

Had litteral holes in the walls that was said to get fixed to never being done. Later in the year that wall crumbled due to a thunderstorm. Took plenty of pictures prior to moving in, I sent them pictures when it crumbled to get it fixed, was told it was on the list, and it never got done. Never got my security deposit back and did not have the means to take them to court otherwise I would have. Prey on college kids! Do not rent!

I WISH I could give them NO Stars!!!
They represent SLUM landlords who take GREAT advantage of college kids!!!!
They gave her a filthy DUMP to move into, Promished to fix ALL kinds of things, never did and now they are holding her deposit AND Trying to charge her MORE for damages that were there BEFORE she moved in.
I don't think so... off to court we go!!!
Luckily, we took 100's of pictures before she moved in and before she left!!!
They should be ashamed of themselves!!

Broooke is a hot mess and unfortunately is the manager there. lol
Stay away from her mental aggressive and abusive behavior as an employer.
She is so disrespectful and takes her lack of productivity and ability to not handle anything her job has doing and takes it out on new comers …. She is so rude yall!

I would not recommend any kind of services through her.

I had to add on considering the owner of this property just now called me and threatened me with his lawyer for leaving an honest review of how horribly I was treated by these girls who can’t handle the day to day job duties and instead disrespect to those around them.

Pretty sad to see so many people who have been victimized by this company tho … 🥲

Rented from them recently. Fine in a pinch especially compared to American Edge but don't expect your security deposit back. New carpet in the bedroom, because we had a cat they charged us to clean the carpet. Only problem is that in 2 years the cat was never allowed in the bedroom on top of being a well trained animal - so we know for a fact they are making it up to charge us. I would not recommend on top of other communication issues.

I had such an awful experience with Southside. We (the people I am sharing a house with and I) had found this nice house. We applied and then we were accepted. We were told that we were the only ones that were approved for the house. We brought our security deposit in and scheduled a time to sign the lease; however, a few days later we received an email saying that the current tenants were renewing their lease. They were going to renew their lease after we had already put a payment down on this house. We were never told that that was even a possibility. I think the worst part was that the email just said that the tenants were renewing their lease and the house was no longer available. She did not apologize. She did not explain. She did not say "if you have any questions please contact me". She did not even bother to call us with this big information.
We found another house with a different realtor and were going with them but now Southside is being so awful. The people that paid with money orders made out to Southside are having to figure out how to get their money back because the realtor, Sabrina, said that it wasn't her problem/responsibility to figure out how to get us our money back. I am never going to look at any of their properties again. This has been a terrible experience.

I've been at South Side for a little over 2 years now and I have not had any problems. Before I moved in, I was a bit worried because of the reviews; however, I came to understand that most people who reviewed them are/were young college students who probably never had a place before.

The thing is, is that people usually only rate places when there is a bad experience, but rarely do people review places when they had a good experience. Ratings are based on individual experience and do you really think people are telling the whole story? They point out what South Side did, but didn't explain the things they did that may have caused that reaction from South Side.

Yes, some things around my house could be "updated", but if they update it then of course it would be worth more, in turn rent would be increased.

If you don't complain about every little thing, don't be a noisy and disruptive neighbor, pay rent on time (or at least give them heads up if you will be late), be a good tenant, ASK before you do something, you will be just fine. I wanted to get rid of some ugly wallpaper and replace it, I asked them, and they said no, so I didn't.

They have worked with me on multiple occasions and if they do something that I didn't like, I would talk to them about it, in a respectful way. No one is perfect.

As for plowing, notices, maintenance etc... They give plenty of notice! If you don't move your car before the time and they have to plow around you, that is not only an inconvenience for you, but your neighbors, since they can't do a comprehensive job, and depending on how many people didn't move and the size of the lot, they may have to come back and finish plowing which cost the company more money.

The bottom line is, this is a great company to rent from if you are a great tenant yourself. No "landlord" will be "great" unless you are a "great" tenant!
