I live at a property in church hill and just wanted to say that my repairs have always happened within 24 hours! I just called today because my kitchen faucet buttons were stuck & also needed toilet bowl lid replaced and the maintenance team is already here (called a less than 3 hours ago). My building is in a great spot & for majority of utilities included (except electric, which has always been reasonable), I absolutely love this place and want to stay as long as I can!

Please be advised this company sells dreams! I didn’t even know they existed. I signed on with one company who helped Sterling Management become my landlord unbeknownst to me first of all. When I went to get my keys and parking pass i find out I had been passed on to Sterling Mgmt.. Bug infested neighbors, non-working appliances from day 1, and a rental office who only works for the people inside the office. Lies lies lies. If you don’t fix it yourself it may cost you $75 just for them to show up. Worst company I ever dealt with. ZERO star rating but, there wasn’t a button for that. Please be aware!

Long-term resident. The location of their properties is the only benefit. They have pest issues that are downplayed. Seriously they tried to tell me that roaches are water bugs, as if the internet and basic knowledge are not accessible. Plumbing issues that are ignored for months if not years. Their emergency maintenance policy allows them to indiscriminately find fault in the renter and thereby charge you up to $400 dollars for repairs. Sparks pop out of sockets when plugging in appliances. Additionally, they are very relaxed with their pet policy so you will listen to dogs playing and barking while inside your apartment at all times. The leasing office is generally poor in communication if not outright rude. The water was randomly cut off one time, and they informed a resident— who complained because they were showering when it occurred— that they were at fault for showering during the middle of the day. That is no exaggeration. Do not spend your hard-earned money on a place that will treat you like the trash that frequently surrounds their property.

Honestly one of the worst properties I’ve stayed at. The walls are paper thin, neighbors and tenants are older and want noise to very minimal, which is expected but I’m not talking about being courteous noise levels. They want no sound, so don’t expect to be allowed to enjoy music, conversations, tv, etc. some of the neighbors are very nice but you have to see for yourself. the water never runs warm or stays warm so showers are cold. Also a pink color and smell or sewage lingers when showering. The layout is pretty and room size is ok but an old building for the price. They love to pile on fees, whenever they can to get a quick buck and are not very accommodating for tenants. Do yourself the favor and just find another propriety.

Current resident at one of their Apartment properties. People are nice and courteous. However, nothing gets done. We've had a strange sewage smell coming out of our bathroom pipes since we moved in (5 months now). The smell pervades our nostrils for about 8 hours a day and fills up the whole apartment. It smells like a combination of methane, bleach, and rotting animal carcasses. Although they've inspected it plenty of times, property management refused to bring in a plumber until recently. Plumber walked in without a mask, swapped out a pipe, and left after 5 minutes saying it was fixed. It is not fixed. The maintenance guys and receptionist for Sterling are great, but they can only do so much.

I would give them no stars if I could. I have been living at my location for 5 years. The owner decided to sell the property to this company, and it has been headaches ever since. They will LOSE your rent! I have been twice to my bank, and twice I had to pay for them to pull up the money orders to prove that they were indeed cashed. Today is the 3rd time! They are claiming that rent was not paid when I have the receipts. Either someone is stealing rent money. Or someone in that office clearly is crediting other peoples account with other peoples money. I dont understand it. This is the worst ever. I can't wait to leave this sorry company.

GREAT! Very understanding and cooperative management company. They have the most beautiful properties and they take care of them. As long as it's during business hours, you can call and immediately speak to either Tracy or Gege. They are sweethearts. The owner even came by when I had my plumbing worked on (VERY old building) and he personally made sure that it was to be fixed properly. 5 out of 5.
