We had the absolute worst experience renting from Shannon, from the beginning her and her assistant Lori were rude. Unless you want constant emails, strangers entering your home without permission while your young children are home with a babysitter and not getting your deposit back in full or on time, do not use them.

Edited to add pictures of the email asking you not to enter the home and offering just a few days after. Nothing having to do with our dogs at the window.

And also to add the “damages” that you claimed we had made that were already there when we moved into the home one year ago August 2023

Sterling Real Estate owned by Shannon Ferry-Moser and managed by Lori Henderson has to be one of the absolute worst Property Management Teams that we have experienced. Sterling previously served as the property managers for our home in Mansfield, TX when I managed a factory in Mexico, so we chose to work with them after we no longer had a residence in the DFW area and had (2) children attending UTA. They seemed to be very tenant-friendly, as I incurred numerous expenses for our tenants while working out of the country, even in a home that was only 6 years old. They did not even withhold any deposit funds for a tenant that failed to water our yard, requiring us to re-sod the entire front yard upon our return to the home.
In the fall of 2017, we rented and moved into an updated home in a mature neighborhood of Arlington and have remained there for nearly 6 years (paying over $150,000 in rent), as our 2 youngest children earned their bachelor’s degrees. We only remained because of the proximity to UTA and not wanting the burden of moving again with hopes that things would get better; however, they never did. We had constant issues that went unresolved and/or were slow to be repaired. We battled plumbing issues throughout the duration of our stay with constant backups of our dishwasher (virtually inoperable to drain), flooding when the washer was discharging water at the end of the cycle (annually), human feces backing up from the upper bathroom into the master bathroom vanity, no yard to begin with and no means of watering it, except by moving manual sprinklers around the yard, with the constant threat of charge-backs, (2) inoperable garage door openers that we replaced, I personally replaced all upper level ceiling fans, all window blinds that were old and outdated with the cordless ones to prevent strangulation of our grandchildren, a backyard with a failing retaining wall and constant soil erosion onto the back patio making it useless. We had repeated issues with the entire HVAC system and incurred electricity bills in excess of $700 per month, while the committee (Elise Bright, Home Owner and owner of Bright Realty) determined how to band-aid repair everything until complete system failure. The list is endless and we’re glad to have moved on. Unfortunately, after my wife and I spent 6 hours steam cleaning the hardwood & tile floors and had the carpeting professionally cleaned (receipt provided), we were charged $250 for cleaning. They also threw in an additional $300 for a garage window that was damaged by a tree that we had repeatedly asked to have removed. Today, they told us trimming 60’ tall trees that completely surround the home on all sides was the tenants responsibility. I guess our over $150k in rental payments didn’t mean much to them or the incredible utility bills we paid waiting for a proper HVAC system to finally be replace (both heating and cooling systems). This is clearly total incompetence, but what can you say! I guess that’s why we have Google to say, “Buyer Beware.”
