We had been trying to rent out our property for months and partnered with multiple agents in the past with very little success. Absolutely horrible—if you’re a property owner or a tenant— RUN. This place is now going under the name as Bay Property Management. I’ve never had such a terrible experience with a property management service.

On move in day, we weren’t able to get into the house with the movers because they were closed and didn’t provide us with the door code or really any information prior to move-in. The landlord had to step in and when we let them know about our issues with moving in, they completely avoided any responsibility and essentially blamed us

Additionally, every time we had a maintenance request (which was only a few times) they would attempt to push it off and not complete it. Fortunately, the actual landlord was amazing and when we reached out to him about this, he wasn’t even aware we were having an issue but immediately approved the request. There were times he completed the maintenance on his own, with a third party vendor that wasn’t even through the property management because they were trying to overcharge him for services. This places M.O. is just not to do any work, and in the end, it resulted in all of that falling on our landlord, who was always willing to take care of any issues we had but at the end of the day, he was basically managing the property himself.

Finally, when there was a last minute issue when we moved out and the way that management staff (Melissa Lucero) chose to handle the situation was by verbally abusing me on the phone and threatening to take our over $2k security deposit. Luckily, the actual property owners were amazing and we were able to troubleshoot the situation without Bay Property Management and get 100% of our deposit back.

Needless to say, our landlords did not continue utilizing this company after the end of our lease. I cannot stress enough how awful this business is.

Unprofessional and Unreliable Property Manager

If I could give zero stars, I would. My experience with Stephanie Smith as a property manager has been nothing but frustrating. She is completely unprofessional, unresponsive, and unreliable when it comes to handling even the most basic responsibilities.

Most recently, I submitted a maintenance request for a broken dishwasher—an essential appliance in our home, especially for sanitizing bottles. Stephanie ignored the request for an entire week and only responded after I had to escalate the issue to emergency maintenance. Instead of addressing the problem in a timely manner, she simply neglected it until forced to act.

To make matters worse, when I followed up, she made excuses instead of taking accountability and then had the audacity to hang up on me. A property manager should be professional, communicative, and responsible—Stephanie is none of those things.

If you end up dealing with Stephanie Smith, prepare for delays, excuses, and complete disregard for tenant concerns. I will be formally requesting a different property manager because I refuse to continue dealing with someone who so clearly does not take their job seriously.

They have deleted my review multiple times so here we go again. They allowed my family to move in with no hot water. Going on day 6 with no hot water. My move in was so horrible and they blamed everything to be cosmetic.

Christine McGee was super helpful in finding us tenants for a house. We were able to find tenants at reasonable rate without having to make any substantial additional remodelling. Coordinated with handymen and repair agencies to fix urgent issues promptly. Would recommend!

Used stone oak tree to manage my property outside of austin. Would not use them again. Poor communication. Managers never stayed. At the end of my last lease agreement and therefore the conclusion of my contract with stone oak, they refused to complete the final walkthrough with the tenant (who they found and still signed) unless I paid them an additional $500. This was not in our contract. Getting them to return rent and security deposit to me at the end of our contract was like pulling teeth.
