Summer trace is in good hands right now, in my tenure here over the past years always had simple issues that took months to to fix. Since the leasing manager Ashley took up residence and need a maintenance issue fix it's being done n hours. I was making unnecessary payments for stuff I didn't need she helped me to clear it up. Gave me a lot of great suggestions in upgrading my living and lifestyle here at summer trace. Great customer service and product knowledge goes a far way for me. Right now instead of counting down my days for this lease to expire my house is almost a home. Out of my last 3 visits to Ashley in the leasing office my experience here has only been on a positive incline. The interested in summer trace when you call ask for her that's best advice I can give. She well definitely hook you up.

This property has done a complete 360! It used to stay dirty, and took them forever to do my work orders. HOWEVER the new maintenance supervisor, Mason, is phenomenal. He has completely cleaned up the property since he's been here and all my work orders are completed right away. I will definitely be renewing my lease here!

I am always impressed with the amount of care the staff shows the residents. The community is always clean and well kept, and reminds me of a park with all of the mature trees. When I turn into the property I immediately feel like I am home.

Huge marijuana problem. Smells all the way into the parking lot. It comes through my vent from the neighbors and infects the air that I breathe in my own living space. If they want to run this place like skid row and pretend they have no control of their tenants illegal behavior, then drugs are going to be the least of your problems.

I lived here for 2 years without issues, then with changing apartments I was charged over $250 more per month then advertised and apartment management said we discussed this. NO we didn’t discuss me paying so much more because I would have declined!!! So watch out for the BAIT AND SWITCH here folks because the lease I signed was NOT the lease I got!!! But the maintenance guy is great, any issues he takes care of asap. These people are liars and swindlers! Record conversations and copy your leases! They cannot be trusted!

The ghetto of Gulf Shores. People pile junk on their patios, they run daycares out of their apartments (breaking lease agreement rules) with screaming kids all day and night, 10 people in 1 apartment is the norm and they move in and out in the middle of the night, drug deals in the parking lots. You literally have to pay to use any and all amenities. You pay through the nose for this dump. Don’t even consider….not worth it.

Can almost never contact anybody at the office by phone as there’s hardly ever an answer, just voicemail. The office door often says OPEN midday, yet the door is locked and the lights are out. Quite often the office clerk / property manager leaves for lunch break at noon and puts a “will return at 1pm” but she doesn’t return for sometimes until well after 2pm. Numerous and repeated complaints about trashy neighbors blaring music, partying and yelling half the night go unaddressed, but they’re sure to leave a threatening note at their door first thing if their rent is late.

Don’t move here unless you want to pay premium prices to live in a complex that resembles Section 8 Welfare Housing due to Balfour Beatty property management allowing Summer Trace to quickly decend into a ghetto.
