It is quite literally the worst apartment I’ve ever lived in and I’ve been living in apartments since the late 00s.

There was a large scale cricket infestation in my apartment. I mean to the point where I was killing them daily and I was on the third floor. They did nothing about it and tried to gaslight me into thinking it was normal. Crickets were louder inside my unit than they were outside. What’s fascinating is I now live in a much nicer/newer place (that’s $350 less mind you) again on the third floor and I have not seen a cricket anywhere besides the main entrance of the first floor here. I had one pest person come and confirm there were nests that somehow had gotten into the walls but the complex management never cared. Additionally that same building had rat and roach problems based on what I saw in the apartment group chat.

I personally had about 4 different management companies on the few years I lived there and I she. To say whoever has been running it for all of 2024 is the worst management company I’ve personally encountered in any place I’ve lived. Completely unconcerned about any issues, rude, and unhelpful. The maintenance staff is incredibly nice though and super helpful but hard for them to really fix any issues when management is behaving like they do.

You pay monthly for trash pickup that’s inconsistent and they also try to pick and choose who they enforce trash pickup rules on. They told me they’d fine me for not using the can but then people would have bags of trash out all weekend and there would be no issue. The health department shut down the pool multiple times, interesting. The gates NEVER work. Additionally the key card for the gates and the key pad stopped working spring 2021 and they just never replaced it or attempted to get them fixed. It’s just makeup on a log in that complex. They update every single apartment upon leaving but it’s shitty work and underneath some OK aesthetics. They also charge people absurd amounts for damages even though they gut the units no matter what. I watched them do this multiple times to people. And they will do whole paint jobs on hits and not open any doors or windows and because eveything is so cheaply made that paint smell will seep into neighboring units which I am sure is some kind of safety risk. Truly I need to be clear I’ve never reviewed an apartment before in my life and hope I never have to again but it was imperative that I try and save anyone I can from this place and honestly from this management company as a whole.

I think it’s clear from other reviews that this place is awful. There are much cheaper and MUCH BETTER options in Austin. Do not waste your time here. Genuinely hate that I ever renewed my lease here and would say if your options are here or anywhere else please choose somewhere else. You are better off in an extended stay hotel or leaving the city than you are staying in this complex.

Resident Journal Review
Overall- 5stars Service from the staff here. Rules are inform by the email to keep the resident experience and environment safe and healthy. The maintenance service is beyond standard! 1.50$ washing and drying service. Gorgeous night view in the area. Email notification for USPS Package arrive in front office.

Con: AC Machine sounds loud in night. (But which doesn't?)

My experience:
4/1/20- Move in in the E building, amazing area with an amazing staff! Please come and experience it yourself! You'll know what I meant, and you won't regret!
4/8/20- First time using the maintenance service, RESPOND IN 20MINS! Request is completed.
4/17/20- Pool opened, it's beautiful with a upscale BBQ Area as well.
4/27/20~ Google Fiber coming soon!!!
4/29/20- The faucet of the shower system is damage due to the rusted structure.
4/30/20 MORNING! FIXED!- Jonathan the maintenance came
7/20/20- Carport installed 30$ per month for a space.

I have lived here for several years now, and Redstone Residential is easily the worst management company to own this place so far. For the past year, I have had to deal with never ending construction that has resulted in overflowing trash outside both (and my only two) windows. Attached show the "picked up trash" a few hours after being completed. The management is no help and will not give information on when projects will be completed. The property manager seems insulted when you ask her to do her job. Since Redstone took over, not one bill has been correct, but they will not send statements for me to review. This complex has been infested with rats, the pool has been shut down by the health department, and communication is next to impossible. I give it one star for the location.

UPDATE: The previous owners of the property were fantastic. And we literally have had a rat infestation.

(9/13) DON’T MOVE HERE. This is the worst apartment I’ve ever lived in and I’m currently trying to break my lease amicably.

Positives:
-the only good thing about this is the maintenance guys are really nice

Negatives:
-health department has been to the complex twice in my 3 months here, unknown reason atm
-apartment smelled moldy upon move in. And it is very apparent they paint over everything, maybe even mold.
-my apartment wasn’t thoroughly cleaned before I moved in. Piles of dust on baseboards, ceiling fans, etc. There was a bathroom wall of the previous tenants’ hair.. his hair was also stuck onto baseboards, which was then painted over, so when I tried to clean off his painted on hair, it’d scratch the LAYERS of paint
-tub is starting to crack and peel 3 months into moving here, again from too many layers of paint.
-cockroaches. We also get charged $10/month for pest control that I’ve never seen done, or it’s definitely not working.
-gates are always broken
-we get charged $75/month as an ā€œamenity feeā€ but there are tons of non-residents that come and use the pool for free because the gates are always broken.
-floors and ceiling are paper thin so upstair neighbor’s footsteps sound like STOMPING and shake my whole apartment, waking me up when he wakes up in the very early morning. I don’t think this is due to the neighbor, but due to the paper thin ceilings and floors.
-no natural light in the apartment as previously mentioned by other tenants’ reviews
-Nai in the leasing office is nice, but it seems as though management does not care and are well aware of the issues of these old buildings

*will update with apartment number and pictures when I move out, hopefully soon.

Update: emailed property manager that responded to this review the following day. He did not have anything to say about most points I made, except that the building is from the 80s with the 80s insulation and that pest control is upon request. Also scheduled a mandatory bi-annual ā€œmaintenance inspectionā€ and a few hours later, he seemed eager to come to my door to notify me of $100 fine + $50 fine notice fee added to my account for unwarranted animal, which is the cat I am cat sitting this week. The leasing office/property manager is starting to feel vindictive, and like the shady business practices other reviewers have mentioned.

Update 2: property manager Marcos now seems quick to throw surprise fees and make leaving a bad review and living here a real hell. Gate is still not fixed (9/26)

I am renting an apartment here via Airbnb. I went to Summit's front desk and was told the sticker for parking wasn't necessary and I would only have to register my car online (which I had done). They failed to tell me that if you don't get a sticker, you have to register again every 24 hours. After my car was towed, costing me hundreds, no one was even at their front desk.

This place strikes me as an old complex that was polished up cheaply to exploit the new Austin money by tech bro/investor types. The grounds folks were gruff when they did maintenance during our stay (no heads up from them nor my host). They used the cheapest air filter possible. Also, the junk Whirlpool appliances were broken in the kitchen.

Not a great place, but the pool and grill area was nice. The Summit front desk told me I had to provide my own gas, but this wasn't the case as there was already gas there. Who buys a $40 cannister of propane for a one time use when they're traveling? Total disappointment, especially from the Airbnb host. Be cautious, these folks don't know what they're doing.

This company become more and more greedy. Charge for regular uncovered parking in monthly fees that's something...I would understand if this place been at least in great condition with good upgrades in apartments...

I greatly enjoyed my time living at Summit at Hyde Park! Of the three apartment complexes I've stayed at in Austin, this was my favorite. Great place if you're looking for something conveniently located close to the triangle and many cafes etc. Very nice newly refurbished apartment. Everything worked fabulously and when I encountered an issue, it was promptly fixed (door had to be adjusted during the freeze). The leasing staff Lana and Maria were always kind and very helpful, so were the maintenance men! Five stars.
