Summit Realty properties are affordable and I was located conveniently a short walking distance to campus. I was able to live by myself without dealing with roommates for about the same price as sharing a large house. If I ever put in a work order, they will respond with a self fix resolution or send someone out. If I locked myself out of my apartment on accident they will come by with a key for a small fee. They do their annual inspections typically when you aren't home but other than that they leave you alone, which is nice. I have no complaints from my 3 year stay at the College Hill apartments and I got most of my deposit back. Would recommend giving this company a chance!

I'll keep it short and sweet. DO NOT RENT FROM SUMMIT REALTY! Summit Realty would rather take the cheapest option than look out for their tenants well-being . Work requests take far too long and many times the staff will no call no show when you're expecting them. The staff is definitely the biggest problem when it comes to Summit Realty; They don't care, they don't do their jobs, and they refuse to accommodate for the needs of the tenants. Lastly, the rent is far too high for their properties.

After being in constant communication as to when my roommate and I would be able to move with the understanding all of the repairs would be made and the carpets be shampooed (a service we had paid 80$ for).
Upon move-in, it was very obvious that property managers did not even vacuum the floors, the shower nor the dishwasher were working, there was a hole in the wall, and neither of the bedroom windows shut completely. As well as obvious patchwork and touch up painting that needed to be done.
These issues would have not been that huge of a deal, except for the fact that Summit Realty did not even give me a courtesy call before I drove 6.5 hours with my roommates parents to get us moved in to our new place. That was upsetting.
What is the most bothersome however, is if my roommates dad (who works in construction) was not there with us they probably would have probably tried to slide it past us.

I live next door to one of their rental units. I have called several times to complain about noise coming from their house. It is round the clock music and "hammering." The first time I called, the lady who answered was very polite, and told me she would look into it. Things were good for about a week or two, then went right back to sounding like a construction site. I have left a handful of voicemails since then asking them to please call me back to resolve this, but have still not heard back from them. The neighborhood is not on college hill, and is therefore extremely quiet. Summit Realty renting a 2 bedroom property to 5 undergraduate male students was a huge mistake. I am leaving this review because, as landlords, they have a responsibility to ensure their tenants aren't creating noise or problems for their neighbors. If they don't want to return my calls that is one thing, but to not do anything at all is another.

I sincerely wish I could give zero stars. I've been willing to stick through a lot of the BS this company has put my roommates and I through. I've also had a lot of horrible house experiences in my life, but this here rates number 1. This company will happily prey on college students, claiming affordable house rentals but oh boy you'll be in for a treat when you actually move in. So, 5 other friends of mine and I rented from this company having thought that everything was great, they walked us through the place told us how everything worked well and what not. But of course during our first month we have to deal with a leak from the upstairs bathroom, that is dripping water into the downstairs bathroom. Naturally we call summit and inform them of the small leak. They wait nearly a month till they come fix it, the small leak now becoming a water bubble that encompasses the entire bathroom ceiling. Immediately after this, the house gets a mouse infestation, that they tell us to try and deal with. We catch a few, but I'm a college student not an exterminator so I got to welcome my new mice roommates for the following month before they get their handy man to deal with it. Oh but it doesn't end here, me and all the roomates leave for winter break, and cone back to an oh so lovely flood from pipes that had bursted disabling both the sink and the washing machine, naturally they don't come fix that till about a month later as well. Then spring comes, along with an army of ants that infested the house, but of course that had it's benefits, each crumb left on the floor was mysteriously gone in just a few moments, in its place a lovely hoard of ants. We told them about this problem as well but they NEVER came to help. And as it came time to move out, to finally be free of this dump, the down stairs door breaks. How was it broken you might ask? Well the lock became stuck because the door was improperly placed, as in it was fitted at an angle. Made sure to tell them about that a month before moving out, but alas it was never fixed. Now I was willing to forgive all of this being the naive college student I am, but when it came to me and friends getting the deposit back, they decided they'd take half of it claiming the place was not cleaned properly. Over 600 in cleaning fees actually, and another 100+ in mowing the lawn? Funny thing is we deep cleaned the whole place, going as far as to wipe every door knob. We also made sure to mow and weed whack the lawn. Yet still summit found one last way to flip us the bird.

I have enjoyed living with summit so far. There are some downsides to old apartments, but overall I've felt respected and work orders are promptly filled for our issues.
