While the grounds of the community are well-maintained and reflect the care taken in keeping the neighborhood beautiful, the management's approach leaves much to be desired. Unfortunately, when residents raise concerns or seek clarification, the response from the manager, Fannie, is often less than professional. Rather than addressing questions with patience or understanding, she tends to react defensively and, at times, aggressively. This creates an uncomfortable and unwelcoming atmosphere for those who are simply trying to ensure their voices are heard and their concerns are addressed. It is our hope that the management team can improve in fostering a more respectful and communicative environment for all residents.

The actions of Capin Group and its contracted security company have become increasingly intrusive and troubling. The security personnel employed by the HOA have engaged in persistent and unwarranted harassment, including the placement of stickers on vehicles despite their parking being in accordance with community standards. These tactics appear to be systematically employed to create an atmosphere of intimidation, seemingly aimed at pressuring residents to vacate the neighborhood. Furthermore, the behavior reflects a lack of professionalism and accountability. When requested to provide supporting documentation or feedback, she has been unable or unwilling to produce any verifiable information. Such conduct is unacceptable and warrants immediate review and corrective action.

I have been a property manager and asset manager in multifamily for many years. Not only do they not follow their own outlined rules, but they pick and choose who the rules apply to. They treat renters like second class citizens. I have heard feedback from homeowners who mirror this same sentiment. Fannie is very passive aggressive and speaks to you like you are uneducated and beneath her. Just look at how she responds to her tenants on these reviews…… Exploiting their issues, blasting them, instead of being kind calling and resolving said issues. If you are looking to purchase or rent a home: seek so elsewhere!

Trust the reviews. Worse decision I ever made in my life. Yes the Fees are almost $700 don’t take our word for it just gon on out at look at what you get for it. I had a vehicle stolen twice there. I was told the cameras didn’t work so they got away. Yes everything is via email. No one will actually speak with you and give you a real answer. The pool has never been open in over 2 years. The elevators in each building are out of compliance you can literally see it on the permit in the elevators. People get stuck, they break down constantly. Even though there are 2. The other never works. Seems like they move anyone in. I just had a package stolen off doormat. They are making me jump through hoops just to tell me they don’t have access to a camera DIRECTLY outside my door. Someone was murdered earlier this year. The security lets anyone in. I have to drive down the street to wash 2 loads. Washer and dryer barely work. You will see people carrying loads up and down the stairs because the ones on their floors don’t work. It’s constantly noisy either your neighbors or outside. There are holes in walls faded paint and dirty in most places. If the HOA keep going up most people will no longer be able to afford to live here unless your renting and like I said seems like they move anyone in. Which is why everything else is a mess. This is just the negligence of staff. I haven’t even gotten to the tenants. I’m just gone stop here. I promise if things get better here I will return with another genuine update. But all these people aren’t lying. If anything i feel like the ones giving 5 stars can’t possibly live there. Again go see for yourself, I guarantee security will let you right on in. Just walk around and see what almost $700 is going to get you in HOA fees. Not including mortgage/rent.

I’m hesitant to post this under my real name because I fear retaliation from the manager, Fannie. She runs the HOA like it’s some sort of authoritarian regime. She harasses me, my guests, and my neighbors regularly. She sends out baseless violations and then avoids providing any supporting documentation when I ask for it. The entire HOA seems indifferent to the residents—especially in the way they communicate with us. The girl at the front desk will tell you no one can help and then never follow up. It’s a complete mess.

(LAKES ON THE GREEN PROPERTY) 0 stars but probably I wouldn’t even give them that….. VERY RACIST IF YOU ARE NOT SPANISH I HONESTLY DO NOT RECOMMEND LIVING HERE, furthermore the security group that is hired to ā€œsecureā€ the property doesn’t do the best job. I’ve noticed depending on who is working at the front (mainly the older Cuban man who drives a whites Volkswagen suv) allowing guest/ubers/ and food delivery’s without notifying residents….. ONTOP of the laziness of the security they will drive around the neighborhood handing out citations for thinks like trash cans being out past 6, guest cars being parked on the side designated area of the property(cars they let in by the way) If you are willing to pay 4-5 thousand a month to live somewhere I’d think about a few different options!

The governor of Florida has just cracked down and implemented new laws against these scammers. The managers and HOA are raising prices and not doing maintenance. It is time to hire lawyers and put these people who launder money in jail!
