***UPDATE***
Since Kody & the new team have taken over management/maintenance, many of these things have been addressed. Kody has listened & either tried or been successful with each thing weâve brought to his attention. It still comes with its issues- noise, weed, dog poop everywhere, but things are looking up for the Gin Mill after all & thatâs thanks to this new group of people!
Iâve been living in apartments my whole adult life, and while I know you rarely strike gold with owners, management staff, or maintenance, I had false hope for this place. I waited 6 months to write this review in an attempt to give them the benefit of the doubt- maybe itâs growing pains, maybe theyâre busy, giving them excuse after excuse (& believe me, them making excuses themselves too), but the problems havenât gone away. Theyâve grown. For starters, the dog park is an absolute joke. One-fourth of it stays wet 100% of the time, since before we moved in. Three-fourths of it is dirt/rocks. Please tell me how that makes sense with dogs. The water NEVER works so donât count on your dogs getting any if theyâre thirsty. The pet waste station is on the outside of the gate- so when your dog poops, go through the gate to get a bag and then go back. Thatâs definitely going to encourage people to pick up after their dogs, great thought! Maybe our dogs could also run into the pole youâve installed in the middle of the park when they are running around playing, was that your goal? To have our dogs dodge things? Itâs not kept up with, and in a community with so many dogs, it is a shame because thatâs a great place for people to bring their dogs & hang out. Letâs talk about the exterior of the place- the broken gates, the âpathâ around the complex that is worthless because they used the same dirt/rock mixture from the dog park and it has completely washed away. So youâre just walking on a tarp, which is aesthetically REALLY pleasing, I might add. What sucks is from the outside looking in, this place is pretty. It has all the makings of a wonderful complex. But itâs what, a year old now, maybe? And itâs already embarrassing. Itâs going downhill faster than any place Iâve ever lived. Management & maintenance donât care enough to make sure itâs taken care of because they know they wonât be here long enough to watch it burn. And man can you see that in everything they do (or donât do, I guess). We have even met with the manager, twice, about some of the issues. While at first I thought it was kind & noble of him, now I see it was to just keep us happy/quiet for as long as he could. To add to the show. Well, Iâm done giving this place the benefit of the doubt. They donât care, so why should I? I want everyone to see it for what it is, so they donât make the same mistake we did. Weâve had a series of maintenance issues, probably between 1-5 open at a time since we moved in 6 months ago. At first, the reason why they said they werenât getting fixed in a timely manner was because of how busy they were and how they only had one guy. Thatâs funny because they werenât close to capacity at the time, they still arenât, and now they have help. Yet our requests stay open, for weeks, sometimes months at a time. Then he calls, says heâs going to come fix them, and never shows up. So we miss work waiting around for this lie time & time again. There are a ton of reviews about the mice problems, which honestly we didnât know anything about because we arenât having that problem. Just a SCORPION one. And all sorts of others over the last 6 months theyâve taken their sweet time to do anything about. I get it, it can be difficult to keep up a complex, but Iâve never, apart from Avilla Lakeridge next door, had so many issues. Our yard, from the start, has flooded HORRIBLY. And we have 2 dogs so you can imagine how much fun that is. Theyâve told us for months they would fix it & guess what, now they are just going to put a bandaid over the problem to hold us off even longer. From the top down, this place is truly terrible. Which I hate. Because we were so excited at move-in.
