Had a fantastic experience with the professional management staff from The Grand recently and wanted to especially call out Diana who went above and beyond in answering all of my questions, follow up questions and numerous “just one more question” questions. The Grand leasing team really works together to ensure that new residents are welcomed into the community and that all of their concerns are addressed prior to the move in date.

This building was great back in the day, but have gone through changes after changes between the teams. The recent supervisor eleazar for maintenance is one of the worst I have ever encountered for any property I have lived at. They take days to either contact you about a request and extra days to complete it. The front desk Ramanda and her team are amazing. But sadly they have to deal with the setbacks caused by Essex and their pathetic maintenance team. Packages get stolen and they also do have a package room but still make the delivery drivers have a hard time delivering packages to every door step. Hope they reconstruct the maintenance team because the current one is dragging the building to the ground.

I give the Grand a solid 3 stars after living there for 2 years because the building is solidly built, but the management simply just does not exist or care about you. IMO it’s too expensive for a “luxury building” where no one is taking care of anything. On the flip side, since management never does anything, you could literally do anything in your apartment and no one would ever be sent to check on you, if that’s what you’re looking for.

Pros
- You rarely hear your neighbors. Building is made of concrete
- Management will never do anything except email you or call you once if someone complains about you. I think you could get away with anything in this building. Don’t bother reporting your pets or paying the pet fee

Cons
- Management sucks
- Pretty sure all the workers know management sucks because right after management moved all their operations online, all the staff in the building quit.
- The maintenance team used to be amazing and would respond to your problems the same day. After everyone quit during the same week, it’s been taking 1 week for anyone to respond to your requests.
- They advertise to have 24/7 front desk staffing, but it is regularly empty for 1-2 hours every day, which means if you have any deliveries they can’t get inside the building.
- The windows are extremely dangerous because they open super wide and don’t have any protective screen/netting. Management knows, and they won’t pay the money to do anything about it except send an email very summer. If you have kids or pets, don’t make any mistakes.
- Even though the building is pretty quiet, the surrounding area can be loud. You can’t really open your windows at night to sleep. This was ok for us though. Somebody in the building on the 7th floor DID GET SHOT in the leg by someone shooting outside while doing donuts at night, but that is an Oakland problem. However, management never sent out any email addressing this even though we all knew it happened.
- When we renewed last year they would not have any sort of discussion about rent negotiations or concessions. This year, after we terminated our lease, they called us trying to have a discussion about how to have us stay. If you want to negotiate your renewal, be sure to end your lease first!
- They will also charge you a minimum of $400 for carpet cleaning + apt cleaning when you move out. It doesn't matter what state you leave your apartment in, so DO NOT BOTHER TO CLEAN IT!

The maintenance team at The Grand is very responsive and does a really nice job. There is an app to get things fixed and they respond to it immediately. The maintenance team is five star!
The Management team is 2 1/2 to 3 stars. Once you move in, they don’t respond to your inquiries in a timely manner. No one picks up the phone and it takes repeated phone calls to get a call returned.

They only offer incentives for new residents, but they mistreat and overcharge their existing residents.

One thing I really like is the amenities are basic, which means you don’t have to pay a lot of extra money for facilities that you do not use. The hot tub is adequate and the exercise room gets the job done.

The building itself is hood, but the management is extremely poor. This is the most irresponsible team I’ve ever encountered. I reported an issue in my unit about a year ago, and it still hasn’t been resolved. The maintenance team is highly unprofessional and unresponsive.

I would like to share my experience about the grand apartment. I have moved out of the grand after 1 year and 4 months and got shocked by about 2300$ of move out charges for changing carpets and cleaning and painting. I have cleaned the apartment spotless and left it in a better condition than it used to be but they managed to find some dirt in the washer !!! Could you believe it They have charged me for changing the carpet but there is no tears or stain on the carpet. I barely lived there due to long hours of work and traveling. Plus I had no pets and no one was allowed with shoes on, but still they charged me for the renovation!!!!! Plus they told me that I can have TV mounts but it is a lie,I have still been charged for painting although I have filled the holes. The management is terrible. There is no phone to call for talking about the unjust charges. I have called the phone that was provided and it goes directly to the voicemail. They have charged me for discoloration inside the cabinet which has already been there and thanks god I have photos, but be fully aware about all the poor management and maintenance prior to signing your lease.

$150 a month for parking and you probably won’t have a spot to come home to. Parking is not enforced. We are being robbed!
