I’ve lived at this apartment complex for about 2 years, and the past year has been an absolute nightmare. Here’s what I’ve experienced:

1. Flooding & Water Damage:
My unit has flooded twice in one year:
• First incident: A leak from a neighboring unit which was empty.. caused water to flood my apartment, covering my floors from the bedroom to the bathroom and living room. Repairs took weeks with loud dehumidifiers and fans running 24/7, which was especially difficult since I work from home.
• Second incident: A drainage failure during heavy rain flooded my apartment again with water and debris. I endured a similar repair process all over again.

2. Mold & Health Issues:
• From the start, I had unexplained respiratory issues and brain fog, which worsened after the flooding incidents. Eventually, I discovered mold inside the walls and my utility closet.
• A third-party inspector confirmed it was black mold.
• The complex’s ā€œsolutionā€ was to spray a mold-killing chemical paint (doesn't work) over the affected areas without turning off my AC, leaving me to breathe in chemical fumes. My sleep has also been disrupted by mold and constant noise (more on that below).

3. Noise Problems:
• Fire alarm panel: A panel in the hallway has been beeping every 2–3 seconds, all day and night, for months. It’s loud enough to hear in every room—even in the shower.
• Upstairs neighbors: Despite multiple complaints, I still deal with neighbors stomping, running, and even intentionally making noise late at night. I can also hear them having very loud, intimate moments(Sex), which is just… uncomfortable.

4. Outdated Units & Maintenance:
The apartments themselves are old and poorly maintained, with many issues likely due to damage and neglect from previous management.

To give credit where it’s due: the current management team has responded to most of my maintenance requests quickly and provided either fixes or temporary solutions. I believe they are trying their best, but it seems they’re overwhelmed with the amount of work needed to restore this complex.

TLDR/Bottom Line:
The combination of repeated flooding, mold, noise, and the age of the complex has made living here miserable. I even told a friend who was considering moving in to look elsewhere. While the rent may seem affordable, it’s not worth the headaches, health issues, and sleepless nights. Spend a little extra and get peace of mind somewhere else.

I’m would give two stars instead of one only because of the quick maintenance response, but I wouldn’t recommend this place to anyone.

I’ve lived in these apartments for several years now, and I feel it’s long overdue to recognize someone who truly deserves the spotlight—Stephannie. From day one, she has consistently provided outstanding service that goes above and beyond what anyone could expect.

Stephannie has helped me with several major tasks over the years, including resurfacing my bathtub and changing the locks on my front door, always handling every job with professionalism and precision. She kept me updated and helped me with everything I needed. I cannot say enough kind things about her. If you’re looking to get an apartment here, please go and see her. You will not be disappointed.

Before I give all the details, I'll give a short version for those who want fast info. The gates often break (people drive right through them), the theater is often closed, and the apartments are infested with roaches.

Now for the long version...

My wife and I moved in after a long drive from Virginia and right off the hop things were wrong. We were told they had not cleaned the apartment and said we could do it ourselves or wait an extra day. We had not arrived early, they just neglected to do it.

Not long after became the year long fight of holding off the roaches. We paid for pest control but they never really sprayed. They were the little German roaches but still very gross.

The gate is always broken. There seems to be no working cameras because people will just break through the gate with no regard for property damage.

The real fun one was the shooting on property near the end of our time there.

The apartment has every ability to be pleasant, but crime and negligence has turned it rough. There are better places close by. Find somewhere nicer.

Now that I’ve moved out, here is my review as a resident for 3 years. This is coming from someone who has worked in the commercial real estate industry- dealing with landlords on a daily basis and this management as a landlord is awful. Let me just start by asking you - are you at your job allowed to leave emails from clients unanswered? I’m certainly not…

I have attached pictures of what I came back to after requesting maintenance fix a clog in my bathroom sink. They destroyed my bathroom counter. They must have let whatever they were using (draino, or who knows) splash all over the counters, and then just left it without a note or anything. To make this mistake is one thing, but then to just leave it like this with no notice… wow. They just expected me to be okay with this. My counters ultimately had to be replaced because whatever it was had permanently damaged them. They then did the same thing when fixing a clog in my shower, and destroyed the paint on the bottom revealing the ugly faded yellow color of an older tub for the rest of my time living there. I had no choice but to live with it because I was not about to subject myself and my cat to the fumes of repainting and resealing. They need to understand people with cats cannot just easily pick up and go stay somewhere else without causing immense stress. For them, these careless mistakes meant nothing. Many of my other more regular maintenance requests took months to fix.

In late 2023, we had a fire inspection. We were told something needed fixing (don’t remember what) and they’d reach out later about it. Well, no one ever did. We finally asked about it after remembering this months later (fire safety should be a landlord responsibility) my emails went answered.

Emails asking about when the gate would be fixed also went unanswered/ignored. The gate closest to Walmart has worked properly for probably less than 8 weeks in the entire 14 months I lived in that unit. It either did not work at all, or was left open. I don’t understand how it is that hard to fix permanently. If it’s not, maybe it needs to be replaced altogether. But they won’t do that. Then again, unless the leasing office is just not bothering to check. It should not be a tenant responsibility to notify you guys every day this happens. You should be checking the property to see what gates are working.

Your neighbors will be obnoxious in multiple ways. They will constantly let their dogs poop wherever. I especially cannot recommend a first floor unit here unless you want dog poop right outside your patio. Even with bags literally feet away. There will be dog poop that sits for days in the hallways. They will also fly through the parking garages with no regards to other people’s safety. How people can turn into the garages to not even look if someone is coming out is beyond me. Like I said, obnoxious behavior. It is embarrassing to have guests over to say the least.

And lastly, the internet. Gigamonster, now Gigstreem, is the only provider you can use unless you want to use something like Verizon. No big providers like AT&T or Google fiber allowed. The customer service is atrocious and your bill for the speed you get is laughable. The apartment complex clearly has a contract with them because even new management admitted they don’t care for them either. Who knows when that contract is up - it clearly held through the sale from Greystar to now. Does it do the job? Sure. But if you want to get a good value, gigstreem is going to be ripping you off.

The quite literal only positive of this place is the location of being in Dunwoody within everything at your fingertips. The actual complex is awful. And again, as someone who works in CRE, I have talked to lots of good and bad landlords. Take this for what you please.

In their only defense, I will say a couple issues happened when they were owned by Greystar. I have no idea if any of the staff remained the same, I would guess no, but oh well. I’m going to mention these anyways for awareness on their track record.
