Excellent Property Manager and Location!
Located in the heart of Carmichael, within walking distance to stores and
Carmichael Park, this apartment complex is excellent in price, value, and
condition. I have to give special thanks to Valerie, the property manager,
who takes care of any issues and is very nice and efficient.
I was extremely pleased with all the amenities and highly
recommend The Hawthorne apartments.

First I want to say the staff at this property is amazing. Valerie the manager is one of the best in the business. We have worked together for many years and I can attest to the fact that she has her residents best interest at heart. If you are looking for a home for yourself or a loved one I would 100% recommend The Hawthorne.

expensive and bad apartments. There is no swimming pool, gym and common lounge with billiards, but the price does not include water and electricity costs. the staff ignores requests for maintenance; in particular, they cannot eliminate their own shortcomings and install a filter in the air conditioner. There are cockroaches and ants in the apartments. They do a poor job of cleaning up trash on the premises and in the laundry room. heavy branches from trees fall on cars; they do not cut off dangerous branches. CCTV cameras do not work. Linen is stolen from the laundry, and bicycles and scooters are also stolen. management does not take any measures to establish order

I think i speak for a few of the residents when i say we have been so pleased with our new manager and all the work she's been doing to help us all.
She really goes out of her way to help, she's very involved and she seems to truly care..
I've been told that the p people who were suffering with Pest Control issues are now seeing a great Improvement and I know she has said she will be doing even more ensuring the problem gets solved 4 good. I'm excited to see the improvements happen in just the short time shes been here and hope she stays with us

Iām going to review this apartment cause Iāve been here almost 6 years now & the last manager we had thatās on maternity leave currently did nothing but pick on me & my family before she went on maternity leave & I can prove this because while she was gone, & after she got me to get rid of my older car because it didnāt look aesthetically pleasing I got a Rent-A-Car & I parked it next to my other car for over three weeks & took a picture of it, sitting there every single day, & she never tagged once for towing. She began to make rules out of spite when I told her I needed things because Iām disabled it under the ADA, care act, she legally has to help me by law making reasonable accommodations due to my disability. She told me that there was a rule in the laundry room after me being here over five years and her being here two months that we could not prop the door open with the garbage can when the windows barely open and I have a high cold heat tolerance that my body does not regulate. On top of this, I have overlapped illnesses. I tell her this and tell her that weāve always been able to prop open the door and thereās no such rule because she tells me that thereās one in the laundry room that the rules are posted so I went and took a picture of the rules and it didnāt say nothing about not being able to prop open the door so she then turned around and made a roll and hung it on there. I just tore the rule down. Iām gonna say why now because the whole time she was here as management your guysās maintenance man Tim has not locked the laundry room, rooms or care to walk the property and lock things up like he was supposed to before security came by which I donāt even think we have that anymore. He is also a part of the riffraff they got removed and evicted from these apartments he would go in his maintenance room with my old neighbor upstairs who I shouldāve sued for nuisance for over four years of breaking their lease in this property complex doing nothing about it when it was their tenant. Not only did that, but she also did it enforce anything to be fixed on the property. They did a walk-through of my apartment to be nosy to nitpick at me for why things were the way they were when these apartments always do walk-throughs to never clean or upgrade anything yet we get an upgrade fee every year so if you move here know that your lease after 12 months will go up at least $60 Annually. You will also have to translate to their tenants because they do not believe in printing out information in different languages so then when it comes to them, evicting said tenants at these tenants came back and said nothing was told to me in my language they would get off. No one Knows how to abide by what they sign in the lease. I see people constantly breaking the lease, like smoking cigarettes around the mailbox and smoking in front of the doors and having their children with the screens on their upstairs windows hanging out, but none of these people got written up, but me and my family always do. While she was on the property, Tim has never locked the Laundry Room door even though heās supposed to every night at 10 PM weāve been able to get up and wash our laundry by seven 8 AM every morning if we needed to while LADASHA Was here because Tim is black so she didnāt force any rules on him, but Iām white so she picked on me and enforced everything on me. I have almost 3° and I just applied for the masters & credential program. I tried to let her know about inclusivity and equity, especially since sheās a black woman. She didnāt care if LADASHA comes back to this property I will be suing The Hawthorne. For incompetence negligence and harassment of me and my family. Ladasha has no business at The Hawthorne Apartments. I love Valerie. I was so happy to see her there that I grabbed her hands and thanked her. I immediately started to tell her what Ladasha did to myself and my family and she told me she knows her personally and sheās so sorry that that was happening because Iām a good tenant and wishes many tenants were like us.

Want to update my review ( below ): since placing my original review they asked me to reach out to them, in the last 2 weeks they have been taking care of the issues and even waved the increase in my lease renewal, so I have to say this shows me that they are making a real effort to have better communication with tenants and to address their concerns !!! And I am pleased to say because of their effort I will be staying and have signed my new lease, and I want to thank them for truly listening to my concerns.š
Original review : First the good points: we now have a manager that is actually getting something done, and we now have good maintenance men that know what theyāre doing, we havenāt had that in awhile, finally have a disability ramp to access the laundry room, that only took 5 yrs of requests, (took a year and 2 burnt out motors to get one for my front door) , I know some people on here have complained about roachs but I have never had an issue with that except once a couple of years ago when a tenant across from me moved out I saw 2 and it was handled immediately, and never had the issue again.
Now: donāt expect to have any real ability to use the picnic/ bbq area, kids play soccer there and if you attempt to use it they continue claiming that is their area, my 3 yr old granddaughter was hit with a flying ball and they just missed hitting my daughter in the head.
Once youāre a tenant if you see them doing apt upgrades donāt expect to get it, they only upgrade when an apt goes empty, and even though you donāt get upgrades you will get an annual rent increase, with my last 5 lease renewals i have had over $600 in rent increases ( and with these increases I am now paying only approximately $200 less than tenants with totally remodeled apts), also expect a Hugh increase in your Smud bill during the hotter months, no central ac , I donāt use the heat in the cold months , so my bill averages from $35 - $45 until the weather gets hot then I average $300 -$350 a month I have a wall unit in the master bedroom and the living room, so these are pretty much the only 2 areas that get cool, once you walk towards the dining area or the hallway, youāll feel the heat, and please if they offer you anything get it in writing, at about 6 months prior to my last lease renewal time I told them I didnāt know if I was going to renew, for that 6 months they told me and another tenant, if we renewed they would give us $250 bonus off 1 months rent , I finally agreed, the following month we saw no bonus, I asked about it, and was told they decided they werenāt going to provide bonuses š¤ I know several old tenants that decided to go month to month, while they looked for a new place I was considering doing this but Iām only assuming they caught on to this because now to go month to month they will charge over an extra $100 above your annual rent increase to go month to month ( ridiculous) , Iām a good tenant, my rent is always paid not only on time but usually early, so looks like Iāll be renewing my lease, to avoid the extra cost, but that also gives me a year to find something new. The real shame about it, is I like the area, and being disabled it is really convenient to shopping and the bus line, but Iām also on a fixed income and their annual rent increases are out of control, and I hate paying almost the same rent as someone with a remodeled apt , they just donāt seem to care about their good tenants, which is why the have lost so many of them.

DO NOT MOVE HERE. This place is INFESTED with COCKROACHES and the property management team say they will try to help, but they have done nothing to help us. We have gotten professionally sprayed MULTIPLE times and have spend hundreds of dollars myself trying to get rid of them. Our couch, microwave, oven, coffee pot EVERYTHING is infested with cockroaches. Besides that it is always trashed with garbage and the kids have no respect for anything outside. Thereās garbage everywhere at all times.

Love the area, itās quiet and clean. I think weāre going to be really happy here at the Hawthorne Apartments. The apartment itself is roomy and has lots of storage space. The leasing manager Ladasha Haley has been a really great and helpful, weāre looking forward to being apart of this community.
