I rarely go out of my way to do this but they took over our apartments a while back and getting any maintenance requests done is a major pain. Submitting a detailed request with all the information plus pictures often times isn't enough for what you need to get done when it should be. Most times you have to continue to email, text, and push for something to get done after putting in the request. They tell you they will follow up, you can wait over a week and then never get a response. Currently I have a maintenance request almost a month old that has left us with cold water two times and I have emailed 2-3 times and sent a text all of which resulted one single response "I'll follow up" and then nothing for the next 6 days. This growing and growing frustration over how unreliable they are is shared by the neighbors as well.

Will Reiland at Helm is the best. Always helpful and efficient. Always answers promptly and never makes you feel as if you were annoying him. Gets the issue solved and follows up with you. Wonderful manager.

Very Unprofessional Board President (Property Manager, Maggie) on site at Tangerine Terrace. She makes HELM look bad. Only focus is on handing out violation but not the upkeep, complains or concerns of those living on property. She yells at the children playing outside and tenants who she comes across. Very Prideful and Nasty lady. Been here for 3 years; still have a broken front gate knob (that I have reported) Torn pool area lounge and seating chairs that were finally thrown out but never replaced. Stucco on exterior building has cracks coming into rooms and still not addressed.

I've lived in my HOA for 15 years and I've been on the Board 3 of those years. We've had so much trouble with property management companies, until Helm came along. Stephanie Schnurr does and AMAZING job managing our property! I don't know what we'd do if she ever left us. She's the best!

If I could give zero stars I would. This company does not care about you. They don't care about your safety and could care even less about your satisfaction. We pay $400 each month and they haven't sent someone to check a faulty sensor on a heavy metal gate that could KILL someone. HELM has been notified of the issue over two months ago and continues to do nothing. It caused damage to my car by failing to stay open, so imagine what it could do to a person. However, they would rather accuse me of improper use than to just send someone to check despite multiple other residents complaining about the broken gate. They will take your money and buy cheap equipment then won't have any accountability for the damage it causes. Save yourself the trouble and probably an injury and choose another management company.

This review is re: The Helm. Poorly managed no security!! The management here has had several residents report safety as a concern here. Peoples lives have been threatened by some of the drug addicts that live here. They will get in your face, spit on you, threaten to kill you. They vandalize your car if they find out what u drive. It’s totally unsafe. Management doesn’t get it cause it’s not happening to them. It will take a murder or someone being hurt badly by one of these crazy addicts here in order to wake management up. A law suit due to negligence on their behalf because several tenants have voiced their concerns yet nothing gets done. If safety is a concern don’t rent here.

Don’t trust this company. Their maintenance worker on our property steals belongings. Make sure you hide your things.
