It’s been hit and miss with the housing guild. At first they tried to charge me $25 to be approved, but I had already moved in. They threatened that I wouldn’t be in compliance with my lease, but the lease going mention anything about a $25 fee. They stood down when I asked to see where it was agreed for me to give them this random fee.

If it’s a cost savings to the housing guild (leaky faucet) then they’ll get someone in ASAP. They put in a new water heater, charged the tenants, but it takes so long to get warm water. Tenants have complained and nothing changes.

If it’s something that will cost them money, like a broken heater then they’ll take their time. The repair men don’t always show up, when they finally do get around to coming.

I'm about 3 months in to renting an apartment in Outer Richmond - I've had an excellent experience renting from The Housing Guild.

Erston helped me with my initial inspection, paperwork etc. He was responsive and knowledgable when I had questions, and there were no surprises during the process. They have an online portal where I can pay rent easily, or file maintenance requests if needed. It all seems very professional and well organized.

Since then Tommy has helped with some maintenance things, and I've been very appreciative of his kind demeanor and his willingness to listen to my needs as a tenant. It feels like above-and-beyond service.

Overall I'm very happy and grateful for the support from The Housing Guild!

Update: It's been a year and a half now. Housing Guild had always been super responsive if I've had problems, and their team of contractors seems to be responsible and competent. Just last week they had a plumber come out to fix a problem under the sink and he redid the hoses down there much nicer than they were before. They still very much deserve this 5-star rating.

I’ve been in an apartment with Housing Guild ~3.5 years now in SF and recently had been thinking about moving for more space. It was an easy decision in the end, mostly due to the relationship with them, to transition to a different unit in the same building just last week!!

This company is the worst property management company that has ignored a pest infestation for a year. I wrote a detailed review and response to their reply full of erroneous information about my tenancy. The pulled their business profile from yelp to hide my negative honest review. They support a building owner who ignores landlord legally required responsibility. They lie and don’t do what they say they will do.
