This place SUCKS. It's stupidly overpriced and poorly designed. The building has like 0 signs so you always have to come down to navigate people in or meet your delivery driver. The game room is terrible for hosting, there's no easy access to the bathroom and no sink/kitchen area which is pretty standard. The gym does have a nice squat rack but the rest of the equipment is always breaking and it's pretty small overall. The rooftop looks nice but it's right by the highway so it's very loud and constantly reeks of dog urine. Parking is like 400-500/month, which is so high that it's mostly unused space. Don't even get me started on the units. There's no microwave so you have to buy your own, which takes up all your counter space. There's no ceiling lights so you have to buy new lamps. The appliances are small and cheap so they constantly break. The residents even suck! Don't get me wrong I've met cool people but there's a lot of inconsiderate people who dump their trash everywhere and I've had things stolen from common areas which you don't expect given how much rent costs.

Great common area spaces and great for hosting. Gym is well equipped. Package service is great - have never lost a package that was delivered. Apartment itself was pretty average. Had an apartment facing the projects and I didn't have an issue with that. My bedroom barely got any light, but my living room got a ton of light. This place has a heater, but it costs a lot to run it and you can't even set the temperature since it's just a knob on the vents. Utilities are not included in the rent - on average it's at least an extra $200 per month per person.

The Landing got new management in the last 2 months of my lease which has caused a lot of disruption in communication, but as I was leaving they seemed to have a better handle on things.

Moving in and out of the landing is a nightmare. They make your movers park at the end of the garage as they can't drive in because for whatever reason they decided to build low pipes. My unit was at the opposite end from the elevator closest to the garage. So my movers had to walk 3 blocks each way just to move. I was also asked to make a reservation for my move but that time was not respected and taken over by someone else who hadn't even scheduled it. They follow first come first service policy even though they require you to reserve the elevators to move in/ out. Because of this, I was late to my move in at my next place causing issues there.

Overall, with any deals on rent makes it a decent place to live given the amenities that are included, but just be cautious of the extra costs.

New management is not better than the old one. Poor communication during the management change. Move out experience is terrible, we asked for paint several times and they never send it to us. Wall paint charge is overpriced too so you won’t get your deposit back. Lots of hidden fees on the utility bill. Avoid this place at all cost. you’ll find better apartments in Potrero hill and Dogpatch within the same rent price range.

Overall has been a nice experience. Major flaw is the utilities. Water/sewage/trash are prorated by floor, and we have been charged anywhere from $80-$175 for WATER ALONE on some months. Average utilities (sans electricity and internet) range from $300-$450 for a 2 bedroom apartment. This seems insane to me, and we have never gotten any adequate response as to how water bills can be so expensive.

We've also been getting charged a "non-compliance fee" of $14.50 every month for renter's insurance, even though we have confirmed directly with them in writing at least 4 times since we moved in, and after multiple requests have still not gotten reimbursed for these fees.

Other sneaky fees they don't explicitly mention up front include a monthly "package delivery fee" and other miscellaneous "amenity" charges, which seem ridiculous, given the cost of rent here.

The common area espresso machine has not worked since we moved in, which feels like false advertising 🙁

Positives: staff has always been very kind (we really miss the old staff that was forced to leave after building ownership changed), generally speaking the tenants all seem nice and friendly, the building always feels safe and clean, and our unit is comfortable, even though we face the projects and have been ~50 feet from 2 drug-related fires from the building behind us.

Do yourself a favor and avoid this place at all costs!

I had a terrible experience with this apartment complex. They didn’t return my deposit after my lease ended, and when I received a large bill at the end of my tenancy, I reached out to ask for clarification only to be met with silence. They couldn’t even tell me what the bill was for, and now, despite multiple attempts to contact them, I can’t get anyone to respond.

It’s clear this building is poorly managed, and bordering on fraud. There are much better options in the Dogpatch and beyond, so save yourself the hassle and steer clear of this place!

We moved in 2 months ago now. Have had a positive experience overall and the few workers we have met have been very nice (sad to hear that William left 😕).

Updating my review since I had a dishwasher issue but the team has promptly responded.

The property is clean and the latest message from management addressed almost all of the current problems that are likely bothering most residents.

Also have to shoutout the package courier who does a great and not easy job! 😊

Do not rent here. We moved in thinking it was going to be a great; fun amenities, nice people, friendly staff etc... It was the opposite.

The amenities cost $ to schedule a time use
The front entrance area smells like dog urine
The upstairs outdoor area smells like dog urine
Tons of front office employee turnover
They don't respond to emails
They will sneak in fees to make extra money - for example they charge for a package delivery (which we did not want). The packages are up front and can be picked up easily without this. But it's part of "living" here.
They allow residents to airbnb their units - so it feels like a hotel
The apt complex is next to a wood carpentry warehouse so fumes and chemical smells fill the air
Moving out was a nightmare - they refuse to provide reason for not refunding our security deposit and charged us additional fees, which when asked for reasoning behind - no response.

I wish I could say it was a positive experience, but I just can't. Be warned
