We absolutely loved living here! While it may be considered an apartment, it was very spacious. We lived in the 3 bed/2 bath and had no connecting walls. The kitchen was spacious and everything was clean when we moved in. Our unit had no fenced in backyard as it was on the trail. It was always quiet and well respected! We could leave our patio furniture outside and never had an issue with that. A sign of a safe spot. We'd often see deer on the trail, which was just a beautiful experience!

The office staff were exceptional! They were ALWAYS kind and helpful! The property always looked good. I even experienced someone from the maintenance team offer to take my bag of trash when I started walking to the dumpster and he happened to be driving by on his golf cart! That just created such a good experience for us! It was a quiet spot. Close to grocery spots and downtown.

Overall, I can't say enough about how great this place was! If I had to state a negative... It would just be the bugs during the summer being on the trail. But that's nature... Not Overlook!! If you're looking for a newer, quiet place to live that has BEAUTIFUL scenery... This is your place!!!

My husband and I rented a 1 bedroom here for a year. We were the first people to rent our unit, so it was brand new. We moved to Flagstaff from Virginia, and we had to rent sight unseen. We were very pleased with our experience living here! The staff was always very friendly, although occasionally difficult to contact. We never had any issues arise luckily. New management took over in the middle of our lease and the transition went fairly smooth. New management was very friendly & we loved popping by the office to visit after a walk. They were significantly more responsive & helpful when we needed it.

The location is wonderful. We loved living by all the walking trails, especially with our dogs. It isn’t far from anything in town, a short walk to Buffalo Park. The dog washing station is an awesome amenity we loved. My only complaint is that when we moved in, we were told there would be assigned parking & there never was the entire time we lived there. It never was a major issue and parking worked itself out, but I do wish we had assigned parking. The rent is also a bit much for the minimal amenities available. But all in all, we loved living here and enjoyed the year we were there!

When my girlfriend and I first moved into this location, it was initially named The Bungalows on Pinecliff, but no longer. The Overlook at Buffalo Park is a lovely place to live if you want to live in Flagstaff, Arizona. The complex has excellent views of Mt. Humphrey and is a concise walk from Buffalo Park! It also is within very close proximity of Flagstaff Basis, so typically, it’s best not to leave between the hours of 3-4 as you most likely will get stuck in the nearby school traffic, though it is excellent if you have children. The nearest store is Fry’s, which usually has a pretty solid selection of grocery items. There also is a reasonably close Safeway. It is very dark on the complex at night since Flagstaff is a Dark Sky City, which is honestly neat. When you're leaving your house at night, on your way to your vehicle, it’s hard not to look up as you can nearly see the entire galaxy during that short walk. However, I digress. There are some issues with the complex itself that I did find. My significant other and I lived in and 1 Bedroom 1, Bathroom unit with two dogs, and we found it relatively small for us. The unit itself is beautiful. The countertops and the pitched ceiling it’s gorgeous. We had an issue with the size of the water tank. If I washed dishes in the morning, and my girlfriend wanted to take a shower that day, there was no way I could take a warm shower, maybe for a minute, but then it would just automatically go to cold.

Noise complaint
When we came to visit the property initially, across the road, there was an area with a lot of beautiful trees. We were told that someone bought this land, and we were also told that there wouldn’t be anything done with this land for a long time. 2 weeks after moving in, work started on this area of land, and every day since then around 6:30 AM till 3:30 PM there is constant construction noise, and it does not let up throughout the day. It does not matter where you live on the property, and you will hear this noise. It’s frankly appalling that a rental agent (Sam) must lie to get residents in the door after boasting about their 20-person waitlist. I would have preferred honesty when it came to future construction work.

3 Day Notice
We received a note on our door on June 27th stating that the online resident portal would not accept payments throughout July. Therefore, we must send a personal check, certified check, or money order to pay the rent. This was three days before the rent was due, which is utterly unacceptable communication. This should have been communicated to use significantly earlier than three days before the 1st.

New management

A new property management company now owns this complex. LPM (Logan Property Management) has not been doing a great job managing this property. We moved out on 08/22, and it was all downhill from there. I tried to communicate with the leasing office about my security deposit, and I still have not received any communication back. I received my security deposit in the mail on 09/06, and guess what? It was the wrong amount! Significantly under what we paid on the lease! I’m working on resolving this situation and will update my review accordingly, but this move-out experience has been abysmal.

UPDATE: Tanner was able to sort out my security deposit issues. All and all, not a terrible complex to live in.

Beautiful homes, and overall happy living here. A warning to potential residents though, they do not tell you that the houses are completely run on electricity, meaning that even if you are one person in a household, & using air conditioning/heat minimally, your electricity bill will be $350+ regardless of the time of year. Mine is averaging $430 which is typical for living here. Would’ve been nice to know that ahead of time to be able to factor into budget. A lot of turnover with neighbors due to this, so be warned!

The Bungalows on Pine Cliff have become a very appealing rental option since Samantha and the Range Water team took over management. The detached and semidetached bungalows give you many of the benefits of single-family homes, such as lots of windows, private yards and either no or only one shared wall. The views of the San Francisco peaks are terrific, and access to FUTS is unparalleled. Very pet friendly environment too.

You make it next to impossible to deliver anything to these units. We go by car, but you have the address hidden or on the outside where you can’t see it. The building map is tiny. Google maps does not show the correct address months and months after this has been built. you need to have the address where people can see it when they pull up by a car and correct Google maps.

Do not rent here. They have a maintenance guy who isc following me around when I walk in the community. He's creepy. He's followed me twice already. He came up by my complex. He yelled real ghetto like at me. A short caucasien guy .

Extremely overpriced, and management is ever changing,and that is never for the better. You wait for days ,or even weeks for anything to be fixed. There's no lighting outside there are nights you literally can't see anything it's .so dark. There's no covered parking ,no reserved parking . We have been here for 3 years ONLY because the shortage of places to live in Flagstaff. Your rent WILL BE INCREASED every time you renew.The units are nice and the location is decent . They have a way to go B4 it's worth what they are asking.
