Great property managers. TMI has managed 24 houses for me for 3+ years now. They keep me honest (i.e. make sure I hold up my end and care for my houses), and also screen and manage tenants well. This is the only company I've found in BHM that is not incented to just make money off landlords and tenants with maintenance fees and lazy management.
I can only assume the people complaining on here are tenants who hadn't paid rent, or perhaps staying in a unit with an owner who wouldn't pay for repairs. TMI doesn't do repairs in all cases - they coordinate them but the owner can choose whomever to do (or not do) the repairs. I do regret if these situations occurred. That said, it seems like 4-5 upset people out of hundreds or even thousands they've had.

Complained about a roach infestation for the better part of 2 years; came up here to discuss the issue in person since they stopped taking my calls and the manager asked if I was "off my meds" then proceeded to call the police and lie about my demeanor, I had to talk my way out of being arrested in the parking lot because I had a problem with criminal negligence and malfeasance

I’ve applied for a home two weeks ago no one has reached out to me. Also when I called the main office that’s on the website they have no information about the home that I applied for. They have no information for who I supposed to reach out to check the status of my application. All of them is elderly women when I first got to the house. They did not have the key in the lock box as I was told to be able to look around the house so I had to wait two days to get the key to be able to look at the house. Also, I had applied for the house on Trulia app with me applying for the house on the Trulia they actually call me personally I’ve been needing to move for the last three weeks and I’ve been waiting on them two weeks now I know I have a good background I know I have a good credit. It shouldnt take 14 days to receive a credit report in a background report I’m not sure what is going on but I do not like this. I feel like this whole thing is a scam.

Worst experience I ever had in my life I applied for a home and I wasn't sure if I would qualify but I knew I would meet the income and background standards. I got a call shortly before lunch and the representative proceeded to let me know that due to derogatory things on my credit I would not be approved at this time. Now I was okay with that because I wasn't sure if my credit was good enough but then she proceeded to read things off of my credit report and ask questions about them. I thought it was very unprofessional and not at all appropriate.I felt like I was standing in front of a crowd of a thousand people naked. My pride and dignity were ripped right from me the moment she started to read my report out loud. Now normally I would assume that if you're going to get a denial notice you would get it by email or letter. I've never had anyone to call me over the phone to deliver a denial notice, review and walk me through the items that are listed my credit report. Not sure if I can but I want to take legal action and at least file a complaint with the Better Business Bureau. The items listed on my credit report were my business of course they can use those items in making their decision whether to approve or deny my application but it wasn't appropriate to have a discussion about the particular items over the phone a loud with me. It was very embarrassing and disappointing. If I could give no stars I surely would...

I've been waiting for about a month now to hear back from them about my deposit. I've called them multiple times and they refuse to call me back. I can never get anyone on the phone there, not to mention the entire time I rented the house, it was like pulling teeth to get them to come out for repairs. They forced me and my roommates to be without A.C. for 2 months. Update: still no call back from this Amy person. This company seems to be run by a bunch of people who don't care about their renters. Update, Amy finally called to tell me that I'm not getting a deposit back because of the already terrible paint job that was their before I moved it. Not to mention they charged me for an "unclean kitchen" when on they day of moving in the kitchen was covered RAT droppings. On top of that, our fridge goes out in the last month of living there and they never come and fix it!!!!! After cleaning it up and living there for as long as the lease made me, I cleaned the kitchen to beyond what it looked like on move in day and they STILL charged me for it. On top of all of this, Amy had the audacity to ask me to delete my review before telling me I wasn't getting my deposit back. This company doesn't care about you if you're just renting and in college, young people stay away.

If I could give 0 stars I would. Do not rent from nor use this Real Estate company, regardless of your situation. They’ll only make it worse. They target low income neighborhoods and jack up the price. They become unresponsive unless rent is behind and they either refuse or poorly do repairs. My family lost everything due to the failure to repair a defective door that they refused to fix causing the home to be broken into twice. They are not friendly nor do they care about you or your family. It’s all about money. Save yourself the trouble, do not rent from TMI.

I’m Reporting TMI To The Real Estate Commission of Alabama. I’ve tried to buy one of their properties listed for days on end, no one will reply back to my emails, nor phone calls. I’ve been prequalified and even submitted an email to their useless so-called realtor Robert Allen Anderson. There is something fishy here with this company and contacting, the Real Estate Commission is way way better than giving them the TMI the 0 they actually deserve!

Better not give them your Security Deposit if your are not sure you're going to get the house or apartment. I gave them my Security Deposit last week but didn't sign a lease or nothing and they said I couldn't get my deposit back. Now I have to go through Small Claims Court to sue and get it back. This is not a good place to rent or buy from been reading reviews and I see they tell all the people who had bad service with this real estate to call them and they will be happy to discuss any issues you have but your best bet is to don't go through this real estate or to take them to court if you have legal problems.
