We moved in a couple of weeks ago. I admit the first day was VERY rough with key, fob and remotes issue. However most everyone was doing their best to resolve all of it quickly. The next morning, Tai in the leasing office was an absolute superstar with fixing every issue. Responsive. Friendly. Professional. Welcoming. Knowledgeable. Pablo and Carlos in maintenance responded quickly to a couple issues, were friendly, helpful and extremely knowledgeable at fixing issues without any disruption to the household. We lived at Torrey Hills previously, and we decided to return after selling our home and while we look for our next home. Beautiful, grounds. Well maintained spaces. Good home layout and lots of space. This complex has everything we were looking to enjoy and a mostly quiet peaceful environment.

Weve been living here for 6mons and we are loving it so far and their maintenance is very good. Peter is always there with a smile and always getting the job done. We do have a clean gym and pool as well.

I will try to leave an unbiased review after living here for two years.

Pros:
-Maintenance is fantastic. If we submit an emergency service request, it gets fixed within 24 hours. Normal service requests get fixed within 2-4 days. Specifically, Peter was great and has responded to numerous requests with a smile. They are very reliable.
-Everything you could want is within 20 minutes like Pacific Beach, Mission Bay, Downtown, Encinitas, etc.
-If you live in one of the street facing apartments, it is very quiet. We currently only have one apartment above us and one to the side, we rarely hear them. We used to have a different apartment facing the courtyard, and the kids were so loud I often had to put headphones in.
- Apartments above garages have vinyl floors, and it is so much better than having carpet. Much less vacuuming is required.
-The pool, gym, and amenities are generally great. I have not had a single issue here. They are currently renovating the leasing office too.

Cons:
-The complex is 20+ years old and is going to have issues of a 24 year old building. There can be plumbing issues, rooms can have mold, and in our case, our old apartment smelled so musty that it forced us to move out of it. We currently have a closet that we cannot use because of the moldy smell.
-There aren't too many community events. I do wish there were more things even like food trucks coming. Dirty Birds used to stop by, but haven't seen them in a while.

Overall, we have found the leasing office and maintenance staff to be extremely helpful and welcoming which has caused me to write this review. The issues we predominantly face have nothing to do with staff, just with the nature of the building which the staff does a good job of alleviating.

But Rafael, an excellent staff member, came and fixed it perfectly.
He did a great job.
I really appreciate his kindness even though it was late in the day.

Expect to lose at least $500 of your deposit upon move-out, according to Steven from the leasing office (read on for a full explanation).

Overall we had a relatively positive experience living here: it's a quiet and safe neighborhood and maintenance is professional & responsive.

The reason I'm writing this review is because of our move-out experience. Keep in mind we were only in the apartment a year. Before moving out, we scrubbed and scrubbed our apartment and left it in tip-top shape (when I mean scrubbed, I really mean it). Not only did we not receive our $700 deposit back, but we owed an additional $100! We were charged for painting, apartment cleaning, and carpet cleaning (with tacked on, ridiculous expenses like bleach removal (there was no bleached carpet) and stain removal (there were no stains...I own a carpet cleaner and cleaned the carpets before moving out)). When I spoke to Steven at the leasing office about these charges, he said that every single apartment gets charged for painting, apartment cleaning, and carpet cleaning without exception unless you provide receipts showing that you paid a professional service to do those things. Let that sink in. No matter how much you scrub and clean and leave the apartment in move-in-ready shape, they will still charge you. So word to the wise, expect $500 deducted from your deposit without question and without fail upon your move-out. Irvine Company is a money making machine who doesn't care about their actual tenants and individual situations; it's easier for them to invoice you & get the next tenant in there! This may be worth it to you if you plan on staying multiple years (after all, they'll only charge you the cleaning fees once, although the prorated painting charge will go up), but I don't think $500 on top of expensive rent is worth it to lease a place for 1 year.

Nothing quite like a huge corporation that owns a large chunk of San Diego real estate passing on its maintenance expenses to its renters 🙂

Beware of Irvine Company Apartments

I am writing this review to warn potential tenants about the deceptive practices of Irvine Company Apartments. When you apply online, and later when you are presented with the lease agreement, you'll notice discrepancies in the lease terms. Irvine Company mostly extends the lease term in the contract, making it difficult for you to vacate the premises later without incurring hefty penalties.

In my case, I reside in Torrey Hills, a rather old complex where the managing company itself has acknowledged issues with noisy plumbing. I can hear every time someone uses the toilet or shower during the night, which is incredibly loud, measuring up to 85
dB. This disrupts our sleep every night. Additionally, the windows are very old and have gaps. Despite being aware of this, the company has made no effort to fix them.

During winter, it gets freezing inside the apartment due to these gaps, forcing us to spend extra on heating. Plumbing issues are also a constant hassle. Furthermore, the company only conducts repairs in the common areas like the pool and gym, neglecting repairs in individual apartments. They closed the pool for a month and extended the closure by another half month. You're not getting the full amenities promised by Irvine Company Apartments.

Therefore, I urge you to approach leasing with Irvine Company Apartments with extreme caution. What they offer you and what you actually get are two entirely different things.

I lived at Torry Hills Apartments for 2.5 years, and my experience had its pros and cons.

Pros:
- Family-Friendly Environment: The community is very family-friendly, making it a great place for those with kids.
- Access to Elementary School: If you have children, the proximity to a good elementary school is a significant advantage.
- Safe Area: Safety was never a concern during my stay.
- Responsive Maintenance: Maintenance requests were handled promptly, thanks to the team including Fernando and Rafael.
Cons:
- High Rent: The cost of living is quite high, approx. $3,500 for a 2-bedroom apartment that's 15-20 years old.
- Thin Walls: Privacy can be an issue as the walls are quite thin, making it easy to hear neighbors.
- Limited Shopping Access: While the highway access is good, there are no large shopping stores like Costco nearby, which can be inconvenient.
- Structural Problems: There were some structural issues, such as mold that was simply painted over instead of properly addressed, unfortunately discovered this too late.
- Sewer Smell: There was a recurring sewer smell from the kitchen sink that required multiple maintenance requests to address, which was never resolved completely.
Deposit Issues: The handling of the security deposit was disappointing. Despite having no pets, not wearing shoes on the carpets, and ensuring the apartment was clean, they found reasons to withhold the $700 deposit and even charged me an additional $67.
