I rented a home from Total Property Management for about two years. Ted did the walk through with me. Super nice professional man who has been in this business for years. That winter our plumbing had major issues and family was staying in town. I called and spoke with so many of the unbelievable helpful professional and kind people that work for Ted. They were in communications with me even on the weekend. Sending out contractors to six the problem immediately. When it was time to love Ted did the walk through. He was very fair and sent my deposit in a timely fashion. My experience with Ted and his staff was amazing and I would highly recommend them to anyone looking to rent property.

Horrible service here. I've rented many apartments before and this one is by far the most unorganized. Ted is who we dealt with and we did not have a good experience with him at all. He is responsible for our rental home in Los Gatos and all he did was made sure we signed the lease. He made promises he couldn't keep. The place was never touched up or re-painted when the old tenants moved out. We have had a few broken things like our shower handle broken and still no response. We can't even get a hold of anyone. We sent emails and left voice mails. Still have not heard back. He told us from the very beginning that they would fix the place up looking new. We've seen the before and after and it looks completely the same. Of course a couple of days of living at this home, made us realized there was way more things wrong. Ted was very unhelpful. He is a typical salesman. He made us feel non-important. Plus, he insulted us when trying to negotiate. I would not recommend Ted for a Realtor nor a property management. He does not care about his clients. Seems like he cares for the money only. Duh. I would not rent again from him or this management.

DIsaster!! Inept, lack of responsibility & accountability. No cadence or Best Practices Executed. The issue starts from the top of Leadership, Ted LaScola, in such careless and lazy mgmt. Format to NOT do their job in having checkpoints, appropriate communication and most of all customer representation. Their interest was focused on the renter's benefits. A given pristine private Italian Villa situated property in the beautiful Mountains suffered in depth damage for lack of checkpoints, oversight, communication and worst of all NO interest to represent the customer when it came to maintaining the minuscule deposit to cover the exuberant repair costs. There are no words to express the pain and anguish for such forwarded trust given to this agency.

P.s. Reading reviews is very important. That was a key failure on my part.

TLDR; in my opinion Ted LaScola is a terrible property manager and does a piss poor job of managing the properties he is paid to manage and maintain.

We rented a property through Total Property Management with Ted LaScola being our property manager and it was a terrible experience. We were at the property for over 3 years and Ted never did any repairs or updates unless required by law (plumbing issues etc).

On move in day Ted puts on a show to act like he is a great guy and he is your best friend, but don't fall for it. Make sure you review everything he writes down and make additional notes because he acts like he has your best interest at heart but we later discovered quite a few pre-existing issues had been omitted in our paperwork.

When it was time to move out Ted never provided any paperwork when we did the final walk through. After the walk through our security deposit was withheld until the last minute along with incorrect deductions and attempts to charge us for normal wear and tear or issues that were there when we moved in (mailed 21 days after the move out day and received 24 days after move out).

The day before we moved out we made sure to have the house professionally cleaned and had agreed with the office manager that we would pay for door repairs and 25% of the painting costs per our lease agreement. However when we got our security deposit there were additional charges taken out for pre-existing problems with the house.

We had to take Ted and TPM to court over these unnecessary charges since Ted was unwilling to budge and thought they were completely justified in charging us. He attempted to gaslight and bully us prior to entering the courtroom and told us we would be unhappy with the judge's decision and acted like he was doing us a favor by offering an additional $300 refund to us. We won our court case for more than double his offer and can now wipe our hands clean of Ted LaScola and TPM.

In my personal opinion if you can avoid dealing with TPM and specifically Ted Lascola you should.

Any landlord wanting to use Ted, please read. We had Ted and his terrible, unprofessional staff manage several high end property of ours. Ted picks the worst tenants for your home, never qualify them. He ignores tenants requests. He uses unlicensed contractors to do jobs at your home. An example, the lousy gardner that he uses, does plumbing, electrical work at the house and he claims, I am saving you money. Ted actually works at Coldwell Banker Los Gatos and his office is in Coldwell Banker. So this is also Coldwell Banker Los Gatos responsibility. The brokerage firm is to blame as well.

Unprofessional, negligent, dishonest. We did the move in walk through on a very beat up rental and were very thorough, the owner Ted LaScola refused to write down many things saying oh, these were no big deal and he "knew" the property. After move out, he didn't even show up for the walk through, they didn't send back deposit for a month and then deducted things that were there before we moved in without talking to us, including partially dead lawn when they provided the gardener and we called them 7 times to request them to fix sprinklers that were broken when we moved in (which they still haven't done so I am sure the new tenants will be charged for this as well). In three words, dishonest, lazy, fraudulent. If you have a choice, avoid these guys at all costs for any transaction be it a rental, purchase or sale. BTW: House had rats and cockroaches and we had to hire our own exterminator company since after you moved in, TPM will never return your call, and I would make a point of trusting nothing they promise to do about maintenance.

READ THE REVIEWS. The reviews about this “company” (if you can call it that) were 100% our experience. They were nice friendly and responsive up until after we payed the application fee. They didn’t respond for two days after numerous texts and emails. $80 lesson learned…google property managers first!!!

Just called them to get information and the jerk (sounded like a lawyer) starts interrogating me as if we were in negotiations over basic information as to amount of rent. No thank you.
