Apartment was quite nice (2B2B, Durham), although management was non-existent during my stay for any problems I faced, such as ants, full garbage disposal, etc., but no significant issues.

tl;dr, expect to get your deposit eaten when you move out, and the price will skyrocket after the first year (from ~3350/month after discount to ~4050 for us; a disgusting increase). Prices are from 2023. Also, any fee they charge you above your deposit is a scam.

Main complaint was when I tried to move out. Two issues:
1. My roommate and I wanted to move into another unit in the same building, but they would not let us get the listed price with the sign-on discount, but only offered us to pay full price, since we were existing tenants. We tried to negotiate multiple times, and they led us on, only to give the original full price offer at the end of all of it. Waste of time, and doesn't make sense -- they lure you in with the cheaper price the first year, and then make it really difficult to stay or move into another cheaper unit (cheaper because of their discounts which vary on the website). Sign of stinginess and unwillingness to help existing tenants.
2. They took our entire deposit for "cleaning purposes" with no real reason. My roommate and I spent dozens of hours cleaning to be spotless, nearly the exact same as when we arrived, with photographic evidence, speckle filling, magic eraser-ing spots even spots that were there when we arrived -- leaving it in like-new condition as we received it. A few days after we left, got a report saying full cleaning fees that sum up to far more than our deposit.

Since moving out last October, they've been pestering us and sending emails regarding paying the "overcharge" when in fact they really owe us money for an unjustified charge of cleaning fee. They added "discounts" to our fee over time, from something like 30% all the way to 80% as of a few days ago. It's been nearly a year.

Luckily our down payment is $600, so not extremely severe, but overall a very stingy group that has nice apartments, but does the bare minimum to get you in the door.

Update on 9/13/24
- Heard back from the Township team saying that the cleaning fee I will be adjusted correctly and will get some extra discount as a kind gesture.

Update on 9/12/24
- NO RESPONSE from the leasing team to any of my voicemails and emails that have been sent a couple of weeks ago
- I was charged a higher cleaning fee compared to what I was told so reached out to the past residence team, but there HASN'T BEEN ANY RESPONSE for over 3 business days and no one picks up the phone.

Township's resident relations team or leasing team should improve the communication with their residents. I've been struggling with reaching out to them over a phone recently. They say I can reach out to them at 650-364-3757 or 650-383-1818, but it always goes to a voice mail and no one picks up the phone. I've left voicemails but I don't know if they have been received. Also, an email reply is really slow. As a lot of people already mentioned, none of the team members is on-site so making a phone call or sending an email is the only way to reach out to them.

The only person who's been really responsive is Desiree (Thanks Desiree!) who I think works on Saturday only. During the weekdays, it seems to be almost impossible to talk with them or ask questions.

It has been very frustrating, and I don't know why the team is not responding. I heard that the team is short-staffed as they need to manage multiple properties, not just Township, but residents shouldn't be affected by it as we pay a high rent for the services. I think residents deserve better communication.

Moved in recently and am pleasantly surprised by the quaintness of the street. While In-n-Out can get busy, the street is quiet and has quick access to the freeway in the morning, too. Our apartment is updated, gets good lighting, and is very spacious. Oh! And it is very close to a peaceful waterfront walk on the bay. Recommend to those who are looking for a quieter apartment but close to the fun of RWC.
