I have been living in this apartment, Edmonds for over seven years, and it has been a great experience. The spacious and well-maintained parking area, along with the beautifully landscaped grounds, truly reflects the effort and dedication put into keeping this community in top shape.

The maintenance team is exceptional—they respond quickly to both big and small repair requests, and I really appreciate their attention to detail, including follow-ups to ensure everything is resolved. The management team is also wonderful, always friendly and proactive in addressing even the smallest inquiries.

The location is another major plus. It’s less than a minute from Highway 99 and offers easy access to I-5, yet the tall trees surrounding the community create a peaceful and quiet atmosphere. A short five-minute walk takes you to Lake Ballinger, a perfect spot for a relaxing stroll.

On top of that, the quiet and friendly neighbors make living here even more enjoyable. Overall, this is a fantastic place to live!

T-Square didn’t cash an HOA dues check that I sent in via paper mail using their first statement form for new owners. Called and asked about it and they said “oops must’ve gotten lost in the mail we have no control over that”.

Very easy cop out there. Never had this problem with any other property office, including other checks I mailed out at the same time.

Makes me uneasy to trust them with this bad first impression. Seems like other reviews mention this same exact thing happening to them.

Been waiting 3 months for them to repair water damage that has caused black mold in our bathroom, waiting 1 month for them to fix our dryer, tried to illegal charge $50 a day late fees and they are not returning calls or emails. And just today all tenants recieved a notice of water/sewage shutoff from Everett because the company had not paid the communal utility bill. Only after threatening to file a claim with the Attorney General's office did they respond. DO NOT RENT FROM THIS COMPANY!

We are really struggling with T-Square right now. We have had an overall great experience with them in terms of response and how they manage the property. However, we have had a broken back sliding door going on two years now, and they have yet to fix it. They have had three different contractors come into our home and measure, assess, take pictures, etc. but still it has not been repaired. Now, the door barely slides open and closed - the last company that came out couldn't believe we were dealing with this issue! We have tried texting, emailing, putting a request in through their management ap - but they will not respond to give us an update on when this will be repaired. Now we are about to go through another winter where our back door doesn't full close, lets air in, etc. and we still don't know if/when we are getting a new sliding door!

Absolutely one of the most incompetent companies I have ever dealt with. From the last minute notices of inspections, to the statements that something was sent in the mail, which never was, to the poor communications with misspellings and poor grammar or lack of communication about important matters at all. I assume my HOA simply went with the cheapest management company they could find. We're a small community with a small HOA, it's probably time to just put in the time to join the board and motion to replace T-Square.

T-Square is such an awesome company to work with. They are always reliable, communicate clearly, and always have a great attitude, regardless of the situation! Not enough hands-on deck to support the overall experience, many remote workers and the lack of care you receive for the future owner or the potential future tenant. The company was sold and the New Company is Associa . Many was in the dark during the transfer and not sure how they are running a business with majority of employees are remote and the company is treading down. The Company has a high turnover rate with employees and the upper management is poor in decision making. Highly Recommend finding a different Property Management, they have no loyalty and getting a real person to talk is extremely hard goes straight to voicemail.

SHADY BUSINESS PRACTICE
Have had a terrible experience with this company. I’ve called, emailed and texted the assigned leasing agent Katrina for the past week with zero response, additionally have received no update on background check and application. Now the house is listed off market and we still haven’t received any confirmation if we have or haven’t gotten the place. With 150 applications to the property at 50$ each you would think they could at the very least communicate. Feels like a scam.
