I don’t usually write reviews, whether positive or negative, but this situation warrants an exception.

Unfortunately, the red flags were there from the start. When we called to inquire about a rental property, we were told to “look on Google” for photos instead of being offered a tour. Then, oddly, we were asked what type of car we drove. Not only odd, but rude and unprofessional.

Despite this, we pushed for an appointment, arrived early, and sent both calls and texts to confirm our arrival. Not once did anyone respond, and no one ever showed up.

Renters, buyers, and sellers—proceed with caution. The existing reviews speak for themselves.

They brought me a buyer. Beware of this company.

Multiple documents were sent with errors. When I requested the errors get fixed I was told “to just sign it and we can fix that later” which I never did.

They didn’t follow showing instructions and disturbed a tenant.

They told me the loan was requiring repairs but neglected to tell me 1/3 of the repairs resulting in their buyers paying for for more inspections.

Their email inbox got full 1/2 way through the option period and when I texted the agent I got her husband who told me I could just work with him now.

They sent documents to the appraiser with errors that resulted in a misguided evaluation.

Do not hire this company and if they come to you with a buyer be prepared to operate as both agents to ensure transaction.

Beware of these scammers. I’ve contacted multiple times and left info inquiring about houses and the website doesn’t even look legit and lags. I called Luisa oliveros and she answer with uh hello? Like she was confused and not in any professional manner. I was rudely hung up on in the middle of me talking. DO NO TRUST THEM!!

Very shady business practices going on. I'm a Realtor and leased on of Ultima's properties. They confirmed they'd pay me commission, now 3 months later no one can seem to get the broker's approval for payment. I've emailed, called and texted Paul, the broker & owner, several times. Even the people in his office told me he rarely responds and only works from home. VERY strange to say the least...

I previously hired a realtor from Ultima Real Estate for my mother who was selling her home and who is only a Spanish speaker and I personally needed assistance to take some of the workload off of me in translating, request viewings, signing all contracts, e docs everything to do with buying and selling a home, which we all know is a stressful process.
Not only did she create additional work/stress for me by only reaching out to me but was unprofessional and rude by belittling my mother for not reaching out to her directly. Although she did take and received all the credit for selling the house not much thought and effort was placed since the house was only on the market for one day.
The house was sold on 12/18/2020.
In June I proceeded to hire to list my house for sale. A week later I reached out to her to follow up on any offers. At that point she flat out LIED about the reviews regarding my house said “buyers are concerned regarding the wood on the windows” which I never had. Turned out she was on vacation and the actual reason she was unresponsive.
Once I told her I no longer wanted to proceed with selling because I did not want to burden my kids and myself by booking hotels and being away from the house while there were viewings she presented me with an offer at 11pm later on that evening. 2 weeks later we did close on 7/16/2021.
In October my mother once again is in the market for purchasing a new home I again reach out to her to assist her.
On November 2 the realtors assistant takes us to go see a house in Lewisville since the realtor is vacationing. I put in an offer 15,000 over asking price. A Few minutes later the actual realtor starts reprimanding me via text from CANCUN on how right now is not the time to be putting an offer below listing due to the market Also calls me by a different name.
At that point I decided to cut ties not only for being extremely unprofessional but unresponsive, demeaning to and rude to my mother.
On November 3 I sent her an email stating that I would like to terminate our agreement. Instead of picking up the phone to apologize for texting the incorrect person, calling me by a different name, refusing to answer or respond to my mother who happens to be her actual client she sends me a bill for $500 all the way from Cancun! Email by the way did did contain the right information.

A realtor (Steve) associated with this broker performed a BPO on my property in Houston in which he presented a value significantly under what all other assessments performed on my property were. Inaccurate comparables were used lots of errors in the BPO report. This caused my request for removal of PMI to be denied by the lender. Steve's assessed value came in conveniently 3% under the threshold to remove PMI, even though other assessments performed recently have the value at >$100k more. It tells me that he does not have a good idea of property values in this area and would not use him for a real estate transaction.
