My husband and I lived here for 13 months and overall had a good experience. We lived in a renovated 2 bedroom apartment in the Marq and apartment was clean, we never had issues with bugs or anything. We loved the gym as well. Whenever we had maintenance issue they would have it fixed quickly.
Some downsides:
-Charging for parking is a little ridiculous imo, at least one car per apartment can be free Also our guests had to park outside on the streets. It would be nice if they can make free guest parking available.
-AC and fans. There should be a central AC considering how hot it can get in sac!! There is only one AC unit in the living room and it’s super loud that just throws cold air in one area. And there’s NO fans installed in the rooms or living room, just one in the dining area.

This place got the worst communication! Manger is rude and dismissive! They have a tow truck that goes around and goes cars without a sticker which is understandable but sometimes they pick up cars that have a sticker but they didn’t see it right away! Office staff is unhelpful and NO ONE PICKS UP THE PHONE!! I call multiple times AND email! And I RARELY get answer.
Also, there’s extra unexplained charges to my rent making it go from $1650 to almost $1850. When I explained it to the manager and that I didn’t see this anywhere on the lease, she was very dismissive.
Also, no guest parking. They could make some extra money if they offered tenets the ability to purchase a guest parking pass. So guests have to park on the street and depending on where your unit is, they’ll have to take a bit of a walk. I live near the back of the complex so any guests I have will be walking quite a long distance. Sucks because 1: what if they’re elderly or disabled? And 2: this area is exactly safe.
Anyways, all around awful place. Don’t move here. Save your money!

Worse apartment complex ever. Poor quality, appliances are out dated. Hidden small fees to increase your rent. Do yourself a favor and save your money to rent elsewhere with better quality appliances and better management team.

i have live here for a year now , they have the worst communication and management. i have had an on going issue and its been a year of it and they are yet to give me a response. They are now illegally charging me more than we agreed upon the lease i do not recommend moving in here.

They never answer their phone for customer service. Also a recent accounting error made on their part caused a payment to be returned which incurred a late fee that was not my fault. Whatever. I pay the late fee but now I'm punished for their error by having to pay in cashier's check for 6 months.

Recently. They installed an AI as their immediate customer support and it is ridiculously tough to talk to anyone now. The AI will send you in a loop endlessly until you say the right magic words that'll send you to a person you don't even want to talk to

I recently relocated from the Bay Area and moved down to Sacramento. I viewed many apartments but this was my final decision and I’m so happy with the decision I made. There staff is AMAZING! I worked with Yvette and Cleo. They both did a amazing job showing the property and answering all the questions that I had. I love all the amenities that they have available. They have a pool, basketball court, and gym. You don’t have to worry about lots of people on the gym equipment, it seems to always be empty and you can enjoy all the machines you’d like. Everything is really clean from the amenities to the property. I recommend these apartments to anyone looking!

I moved in out of desperation because my roommate situation fell through last minute at Sac State campus housing. They say they have consistent security but security here is pretty much nonexistent. Homeless people often digging through trash and living right next door in a growing community of tents under the freeway. They charge you $40-50 A MONTH which adds up to an extra $500/year per car, to park in your own apartments, and take advantage of students and residents because there are so many car break ins and homeless people right next door that you have no choice BUT to pay to park in here. Not that it matters anyways since I’ve heard of many car break ins inside the apartments and I’ve heard from neighbors that management does nothing to try and resolve these at all. The gated community aspect means nothing since there’s no reliable security and anyone can come in and out as they please. The building is old and things often break/ don’t work properly. My sink was broken as soon as I moved in and maintenance ā€œfixed itā€ but it broke again a week later. They used the wrong paint in my bathroom sink which started peeing immediately after I moved in. The repairs are just as cheap as you can get. They don’t actually care about their tenants. They only care about the money. Save yourself the money, headache and keep your sanity by not moving here. Rent is way to expensive considering everything that comes with this place. I don’t want to have to move out because of the cost but I’ll be moving as soon as my lease ends because I cannot stand to live here any longer. It’s almost funny to see that they reply to all negative review with the same old dry message of how they’re, always looking to be their best and provide best service and improve their quality of care or whatever and never actually replying addressing the issues because they don’t actually care about solving anything. They say they don’t have the ā€œbudgetā€. This place is a joke.

I’m not one to ever write reviews but I had to say Christian is amazing! He always tries his best to meet our needs as soon as he can and is very knowledgeable. He makes sure residents are satisfied and is a hard worker here at URV. Thank you Christian! URV had a homeless problem but I have seen improvements. There’s security 24/7 now. Thank you URV!
