Urban Dwell and Adam have been a delight to lease with. I am moving into my second year at Clay St and the apartment for this area is fairly priced compared to inflation and the rent market in Richmond. The apartment I lived in was a nice size for me and my pet. Great locations, and good communication.

Maintenance is responsive, and neighbors are kind.

The only good thing about living here is the responsiveness and care of the PM Adam and the Maintenance guy Scott. All other facets of the ownership of these properties is haphazardly handled and not on the side of the tenants whatsoever. Be cautious when leasing here.

The client service I received from Adam has been nothing less than amazing! I haven’t moved into my unit yet but the attention and help that I’ve received from him has pushed me to write a review! He went above and beyond to make sure that we found the right fit for my lifestyle and budget. Also, his responsiveness has been refreshing.I was working with another company and left them due to how I was treated and Adam reeled me in. Every unit I was interested in, he sent videos or pictures and answered every question promptly and in full. Him alone made me choose Urban dwell and the apartment, from what I’ve seen, is beautiful and I can wait to relocate and move!

I am soon to begin my second year in my studio on Clay Street and couldn't be happier. Adam, the property manager, has always been communicative and easy to work with. Additionally, Scott in maintenence is always very responsive, usually responding and fixing needed repairs within 24 hours. I would recommend this property to anyone looking to move down to Shockoe area!

Urban Dwell and Adam are absolutely amazing! I lived at 208 E Leigh St from 2020-2022 and loved my studio. Beautiful refinished wood floors on the 2nd floor, exposed brick, original wood ceilings with beams, and I even had a huge picture window, plus another smaller window. New appliances, granite countertops, and everything was kept up well. Maintenance was always super responsive and professional. Parking was included (nearly unheard of in Richmond!), and I never had any issues in the lot. Prices were very reasonable for market value. The only reason I left was because I got a job out of state - and Urban Dwell was very flexible and made moving out painless. I still miss that apartment!

All in all a good experience. I lived at 1709 Clay. It was a good building with amazing view and great kitchen space. The downside was cave like bedrooms (if you are prone to seasonal depression this is not your spot). The parking spaces were super tiny and you only got one per apartment. It included water and internet, and it was good for the price I guess. The leasing agent Adam was a decent human being and repairs were generally prompt.

The apartment was ok. My issues were with the management company as the only way to communicate with them is by email. Totally impersonal service. You never know who you’re dealing with many times. Not even a John/Jane Doe name. Maintenance is very hard to get. The person who does it is nice but I suppose he’s constraint in what he can do. Pest is a big problem, so is noise pollution and gun shots. I leased for a year and couldn’t wait to end it.

Great experience for the price range!
I work in commercial real estate analytics and have seen the inflation in rent across the city over the past 5 years. I've lived at 1709 E Clay St for a year and half now and not only can I say the rent is very reasonable but also the property management company is responsive and will work with you should you have any issues. Never had any major issues w/maintenance as far as timeliness and professionalism goes (obviously during moving season they're a bit busier but the longest I've waited for anything to be fixed is 2/3 days after submitting requests). I can't speak for their other properties but I can say that there's definitely a sense of community at my building and I have enjoyed getting to know my neighbors and living here.
