I personally had the most difficult time getting back my security deposit after moving out of this place. I eventually had to go to the court, go through the whole process, and get a judgment to get my money back. Check out San Francisco Superior Court website, go to their online services, and query Vanguard Property Management in Case queries to look at the public records and make your own judgments.

Lived there for 1 year, kory was nice initially... . the maintenance was slow, very slow to respond. Even though it was a new building material used was cheap and falling apart. Walking the dog was hassle, there wr needles every where as soon as you step out of the building, homeless people right outside the building. A homeless lady was stealing amazon boxes left outside the door.

When it came time to move out. Kory and Craig wouldn’t respond. My move out walk was not done. When it came time to pay back the deposit kory and Craig did not respond. I got 40% of deposit back after 2.5 months. No explanation of charges was given to me. Will never do business with vanguard properties and I don’t recommend this company to any one.

Whoa! I would definately do your homework before planning on staying at this place. Although it looks amazing, allow me to remind you that looks can be decieving. I stayed at an Airbnb located in that building and let me tell you it is a mess. The electricity in the apartment i stayed in was extremely shotty and would surge throughout the day. It was so bad my daughter couldn't visit me there out of fear of having an epiliptic seziure. Not only that but while i was checking out my host informed me that a few weeks back the whole neighborhood was evacuated because one of the neighbors had a meth lab right in his apartment. Honest to God. A freakin' meth lab right in the middle of the City. You'd think that it would be required to divulge such information to guests, however that little nugget was not mentioned in the ad or in any of the properties brochures. Shady, shady, shady if you ask me.

The other reviewer, Alan, his opinion is probably bias as he works for the property management company. Reguardless, I wouldn't boast the attention to details in a building that didnt even finish the molding on tops of the doorways, cabnets, or cubbards. To me, that screams of trying to make a quick buck.

And that's not all that was told to me either. The management team reportedly enters units illegally (I saw the proof with my own two eyes), often ignores rightful complaints, and jeopardize the safety of their Tennant's regularly. I heard one time they knowingly put their Tennant's health, if not their lives, at risk by leaving biohazardous waste contaminating a common area for the complex for nearly 24 hours.

Also it should be known that the classist folks at Van Guard Property Management tried muting me and removing my review. Each and every statement that i made can be verified. I got the receipts, Diane!

Long story short, if you want to live in a building with lazy, greedy, gossipy, shady, lying landlords, who ignore serious concerns then this sounds like the overprised apartment for you.

Deplorable--in every way. They did nothing but collect rents, while ignoring scores of building complaints. Get a good attorney if Vanguard "manages" your building.
